AGENCY AGREEMENT
Option 1 : Search, Locate & Negotiate
After performing a detailed property brief with you Oasis Skeen
will proceed to use all available means to find your property.
Countless hours of diligent property scouting and access to offmarket
properties, otherwise known as ‘silent sales’ which the
public do not have access too.
Oasis Skeen is a full service agency offering liaison with building
pest and strata companies. We will also happily liaise with your
choice of preferred solicitor/conveyancer or use our own inhouse
Oasis Skeen conveyancing and consequently understand
how important this facet of the property transaction is to your
negotiation and end purchase result.
With access to private and public databases and of course our
industry experience in managing sales agents – you benefit
through thorough investigation and better negotiation… thus
saving you money.
Option 2 : Evaluate & Negotiation Only
If you have already found a property for yourself or are happy
to perform your own search duties, we are happy to conduct
the service of negotiation only. A good negotiator will know that
the task of negotiation begins not after inspection but even at
the first phone call. From this point onwards all energies spent
should be done in the context of saving our clients every dollar
possible.
Please consider that we do this for a living, our emotional
detachment, experience and skill in this area is paramount to
saving you stress and money.
Inclusions in this service:
• Sales and data research
• Negotiation of property
• Retainer fee paid upfront
• Twelve month agency agreement. There is no limit to the
amount of properties that we are prepared to negotiate for
you in this time, and many investors (who will have a narrow
value: cost rationalisation margin) are able to take advantage
of this service that allows them to capture a property at the
price they wanted, and not be worried about paying another
fee if the property is not successful.
The fee for this service is half our standard fee. The retainer fee
paid upfront is part of the total fees paid.
Option 3 : Agency Agreement
We understand that the art of buying property is exactly that
– an art. As such, our standard form agreement takes into
consideration the time that may be required to give you fair
diligence to your negotiation.
Upon paying an upfront retainer, both parties sign a standard
buyer’s agent agreement. A ‘success’ fee is to be paid for
successful negotiation of your property and payable on
exchange of contracts.
We know that as a result of using us you should be paying less
in this final amount.

AUCTION
BIDDING
No Stress On Auction Day!
Sit back and look at things more
objectively rather than being caught
up in the pressure cooker of an
auction.
We have bid on thousands of properties over the
years and have the skills to turn the tide to the
buyers advantage. If you need confidentiality on
auction day or cannot be present for any reason, we
will organise a limited power of attorney through
your solicitor.
This allows us to bid and sign a contract on your
behalf. If you are the successful purchaser at auction
we will make sure all the contracts are checked
thoroughly before an exchange is executed.
A fee of $550 incl GST is payable for attendance
at an auction. If we are successful at purchasing
the property under the fall of the hammer a
further $550 incl GST is payable.

Help with your
Home Loan Finance
Choosing the right home loan from the
many products available can be daunting.
It’s important to understand the alternatives
before making your choice. Our brokers
are available at your convenience and will
be happy to meet at a location that suits
you. Consumers don’t normally pay for a
broker’s service directly. The broker is paid
by the lender. Brokers can place business
with any of the major lenders so they have
an incentive to find you the best most
suitable product. This takes the hassle out
of arranging finance as well as saving you
money by finding the best deal available.

Silent Sales – Pocket Listings.
Some sellers do not want to be in the spotlight. They
would rather not have signage outside their home
or have unqualified buyers or neighbours trudging
through inspections. They might have a high profile
and don’t want the media knowing they are selling
their home.
At Oasis Skeen
at least 30% of
our properties

Sales agents will have listings about to come to market
but have yet to book the ads, do the photography,
write the copy, design the floor plan etc. We access
these properties weeks before you see them online or
in print. Furthermore, agents will have “pocket listings”
whereby sellers are waiting to find and buy a new
home and are “quietly on the market” to the agent’s
database of suitable buyers.
There are many different reasons why
you will not see homes advertised.

Robert has negotiated over 1 Billion dollars in real
estate transactions over his career. His clients
include experienced property investors who are
short of time to locate suitable properties, first
home buyers, professionals, newlyweds, young
families upgrading and older couples who are
downsizing.
Robert is happy to help all buyers from the
experienced, to people who are brand new to
the market. He makes sure that his clients never

Natalie McPherson
Director
As a founder of Oasis Skeen, Natalie brings a wealth
of experience to our team with the maturity of an
industry veteran. With her formal legal qualifications
from Macquarie University, Natalie also rounds out
the Buyer’s Agency experience with her in-house
counsel advice at a contract level giving clients that
extra advantage at Oasis Skeen.
Her transactional experience also lends itself to
a seamless experience, knowing full well that
when the right deal comes along, we need to
expedite matters from all third parties. Natalie is a
centrepiece at the pointy end of the transaction.

Paul Wilcox

Paul has been a fully licensed
real estate agent since 1992
and commenced his career as a buyer’s agent in
2001. Along with Robert they are Sydney’s most
experienced buyer’s agents.

Andy has worked in the
