Zest was founded in 2008, and was born from a desire to provide truly
great customer service for landlords and renters alike in Bath and the
surrounding areas. In 2016 this was extended to provide Sales too.
The concept for Zest emerged largely due to my personal experience of estate
agents. As a prospective buyer and seller, the service I experienced across all
agents I visited was either tired, lazy, arrogant, poor or ineffective – it was
mediocre at best. When I walked into their offices I felt like I was intruding
on their space. I was made to feel like I should be lucky because they were
even willing to talk with me… and they knew best. It seemed their focus was
on what was convenient to them rather than the client.
In short, that’s why I created Zest. It was time to bring the focus solely back
to you. That’s also why everything from our attentive service to the design
of our offices, our industry leading software systems and our website, to our
innovations in marketing, are all designed with you, our client, at heart.
Zest provides a truly personal level of service that we believe you won’t find
anywhere else.

Choosing the best agent
BASIC POINTERS

Whether you’re opting for a let only service or a fully managed package, choosing a letting agent to represent
your property is an important decision. Here are 7 key points to consider when selecting a company to trust
with your property:
01 - LOCAL KNOWLEDGE
National agents may have a strong brand behind
them, but if your agent doesn’t understand the
local area, the population and their quirks, or
the kind of tenants who are looking in your
particular location, it may prove harder for them
to market your property and fi nd a tenant than
it would with a local agent.
02 - RESEARCHING ONLINE
PRESENCE AND REVIEWS
Do they have an up-to-date website which is
easy to use? If you’re struggling to fi nd contact
information online, chances are your potential
tenants will be too. Have a look at their social
media pages, and search for their online reviews,
especially Google reviews and other impartial
sites. Even if there’s something negative (and
let’s be honest, perfection doesn’t exist!) – How
have they responded? It’s important to have an
agent who is tech-savvy in order for them to
reach the maximum number of possible tenants
for your property.
03 - FLEXIBILITY
A good agency will accompany your prospective
tenants on all viewings, make sure any current
occupants are aware of the booking with at
least 24 hours’ notice, and offer viewings at
times to suit tenants. They should also provide
you with feedback from each appointment.
04 - PROVEN MARKETING
A picture says a thousand words, and the images
used to market a property are no exception.
Poor quality photographs indicate poor quality
service, and a stale window display means the
agency isn’t motivated to keep their business
fresh and engaging. A good agency should be
proud of their marketing materials, provide you
with an informative property description, clear
and effective photography, produce attractive
window cards and create targeted email
marketing campaigns to ensure your property is
let quickly.
05 - VALUING PROPERTIES
CORRECTLY
Some agents may over-value properties in order
to entice a landlord to sign up for their services.
Does the agent you’re considering have several
properties which just aren’t letting? Do they
frequently reduce their prices? If so, there’s a
chance they are over-valuing their properties.
Do your research by looking at similar
properties and choose an agent who is willing to
give you a fair and realistic market value.
06 - ENTHUSIASM
If your letting agent is not enthusiastic about
your property, steer clear! The agency you
choose should be able to point out all of the
positive features of your property at viewings,
and be knowledgeable about the area, terms
of the tenancy and any additional information
regarding the property itself.
07 - TOO GOOD TO BE TRUE
It’s the oldest lesson in the book, but ultimately
in life you get what you pay for. Working with an
experienced agency may initially cost more than
less reputable fi rms, but in the long run you’ll
experience fewer void periods, be matched with
more suitable long-term tenants and save plenty
of money overall.

High quality photography of the property
is vital and offers an opportunity to make a
great fi rst impression. This will be the fi rst
your tenant will see of the space and - if done
well - will increase the amount you are able to
charge.
ENERGY ASSESSMENT & LEGAL
COMPLIANCE
If you don’t already have one in place, we will
arrange for an energy assessor to visit you and
to produce an Energy Performance Certifi cate
(“EPC”). It is a legal requirement that all properties
have a valid EPC in order to be marketed for rent.
We’ll also talk you through
all the other compliance
procedures (such a Gas
Safety Checks, Smoke
Alarms, Electrical Checks
etc) to make sure you are
legally permitted to rent
your property,
