When you have decided to proceed with us (and we really hope you do) we will then arrange the following<br />

High quality photography of the property<br />
is vital and offers an opportunity to make a<br />
great fi rst impression. This will be the fi rst<br />
your tenant will see of the space and - if done<br />
well - will increase the amount you are able to<br />
charge.<br />
ENERGY ASSESSMENT & LEGAL<br />
COMPLIANCE<br />
If you don’t already have one in place, we will<br />
arrange for an energy assessor to visit you and<br />
to produce an Energy Performance Certifi cate<br />
(“EPC”). It is a legal requirement that all properties<br />
have a valid EPC in order to be marketed for rent.<br />
We’ll also talk you through<br />
all the other compliance<br />
procedures (such a Gas<br />
Safety Checks, Smoke<br />
Alarms, Electrical Checks<br />
etc) to make sure you are<br />
legally permitted to rent<br />
your property,<br />
Our professional photographer can make all<br />
the difference to the presentation of your<br />
property with top quality, high resolution, wide<br />
angle photographs that showcase the space in<br />

RICS FLOOR PLANS<br />
Our fl oor plans are drawn up by a professional who subscribes to the<br />
Royal Institute of Chartered Surveyors code of practice.<br />
MARKETING<br />
• Your property will be advertised nationwide to thousands of<br />
tenants interested in renting on Rightmove, Zoopla, Prime Location<br />
and other major property portals. Your property will also be<br />
featured on our own website: www.zestlovesproperty.com<br />
• We will produce a full colour brochure with a written description<br />
highlighting the unique selling points of your property.<br />
• Your property will also be featured in our eye-catching fully lit<br />
window displays in our busy, prominent London Road location.<br />
• Our database matches potential tenants to your property and<br />
we ensure every opportunity to share your property with the right<br />
people is followed through by both email and a personal phone call<br />
