Whether you’re opting for a let only service or a fully managed package, choosing a letting agent to represent<br />

your property is an important decision. Here are 7 key points to consider when selecting a company to trust<br />

with your property:<br />

01 - LOCAL KNOWLEDGE<br />

National agents may have a strong brand behind<br />

them, but if your agent doesn’t understand the<br />

local area, the population and their quirks, or<br />

the kind of tenants who are looking in your<br />

particular location, it may prove harder for them<br />

to market your property and fi nd a tenant than<br />

it would with a local agent.<br />

02 - RESEARCHING ONLINE<br />

PRESENCE AND REVIEWS<br />

Do they have an up-to-date website which is<br />

easy to use? If you’re struggling to fi nd contact<br />

information online, chances are your potential<br />

tenants will be too. Have a look at their social<br />

media pages, and search for their online reviews,<br />

especially Google reviews and other impartial<br />

sites. Even if there’s something negative (and<br />

let’s be honest, perfection doesn’t exist!) – How<br />

have they responded? It’s important to have an<br />

agent who is tech-savvy in order for them to<br />

reach the maximum number of possible tenants<br />

for your property.<br />

03 - FLEXIBILITY<br />

A good agency will accompany your prospective<br />

tenants on all viewings, make sure any current<br />

occupants are aware of the booking with at<br />

least 24 hours’ notice, and offer viewings at<br />

times to suit tenants. They should also provide<br />

you with feedback from each appointment.<br />

04 - PROVEN MARKETING<br />

A picture says a thousand words, and the images<br />

used to market a property are no exception.<br />

Poor quality photographs indicate poor quality<br />

service, and a stale window display means the<br />

agency isn’t motivated to keep their business<br />

fresh and engaging. A good agency should be<br />

proud of their marketing materials, provide you<br />

with an informative property description, clear<br />

and effective photography, produce attractive<br />

window cards and create targeted email<br />

marketing campaigns to ensure your property is<br />

let quickly.<br />

05 - VALUING PROPERTIES<br />

CORRECTLY<br />

Some agents may over-value properties in order<br />

to entice a landlord to sign up for their services.<br />

Does the agent you’re considering have several<br />

properties which just aren’t letting? Do they<br />

frequently reduce their prices? If so, there’s a<br />

chance they are over-valuing their properties.<br />

Do your research by looking at similar<br />

properties and choose an agent who is willing to<br />

give you a fair and realistic market value.<br />

06 - ENTHUSIASM<br />

If your letting agent is not enthusiastic about<br />

your property, steer clear! The agency you<br />

choose should be able to point out all of the<br />

positive features of your property at viewings,<br />

and be knowledgeable about the area, terms<br />

of the tenancy and any additional information<br />

regarding the property itself.<br />

07 - TOO GOOD TO BE TRUE<br />

It’s the oldest lesson in the book, but ultimately<br />

in life you get what you pay for. Working with an<br />

experienced agency may initially cost more than<br />

less reputable fi rms, but in the long run you’ll<br />

experience fewer void periods, be matched with<br />

more suitable long-term tenants and save plenty<br />
