returning to <strong>Lakemont</strong>. Each month, thirteen winners throughout the<br />

community will be chosen at random. Yard of the Month winners will<br />

receive a gift card, to show our appreciation for all you do to maintain a<br />

beautiful home and community!<br />

Yards should be mowed, edged and weeded regularly. Typically, this<br />

should be done twice a month in the non-growing seasons, which is<br />

during the months of October through February. In the growing seasons,<br />

March through September, yards should be maintained weekly. This of<br />

course can vary yard to yard, depending on yard health.<br />

To help keep a healthy green yard in the summer, you must provide deep,<br />

regular watering as well. Fertilizing your yard in the summer is another<br />

important step that many overlook while maintaining yards during the<br />

Texas Summer heat. Fertilization should be done at least once a year,<br />

between the months of June and August, preferably six to eight weeks<br />

after the Spring feeding. Sodding over damaged areas as needed, will<br />

also help prevent further damage and keep the yard full and healthy.<br />

Flowerbeds should also be well maintained, weeded and re-mulched<br />

as needed. Shrubs should be trimmed and sheared as needed as well. A<br />

good rule of thumb is to never let your shrubs grow to a height, which<br />

covers the address on your home. Shrubs along fence lines should also<br />

never exceed the height of the fence.<br />

Tree maintenance can be an integral part of maintaining a beautiful and<br />

healthy yard. While driving through the community, we have noticed<br />

that many homeowners are over pruning their trees, which should<br />

be avoided. A common misconception is that you must “strip out” the<br />

canopies of trees, to allow light or wind penetration. No more than thirty<br />

percent of a tree’s foliage should be removed in any given year. Over<br />

pruning can be extremely harmful to the tree and effect its structure.<br />

COMMUNITY DEED RESTRICTIONS<br />

AND REGULATIONS<br />

Yard of the Month Selections Return, Let’s Talk Yard and Tree Maintenance<br />

Welcome back to “Community Deed Restrictions and Regulations.”<br />

Here, we discuss deed restrictions and guidelines for the <strong>Lakemont</strong><br />

community, as well as why they are both essential and beneficial. Deed<br />

restrictions ensure property values in the neighborhood are maintained<br />

and that the community remains a beautiful and harmonious place to<br />

live for all residents.<br />

Each month, we discuss community deed restriction violations that we<br />

find are frequently reoccurring across the community. We discuss them<br />

briefly, as well as provide a better understanding of the purpose of both<br />

deed restrictions and community inspections in an HOA. Our hope is that<br />

this will provide a better gauge of community expectations for all.<br />

Homeowner’s should only prune what is necessary and have a reason<br />

for pruning off each limb. For example, to establish clearance or<br />

proper structural growth. While some species require different pruning<br />

specifications, of course, a general rule of thumb is to thin the interior<br />

growth (sucker-limbs) from the lower third of the canopy. Avoid “topping”<br />

your trees as well. Trees are not shrubs and they should not be sheared<br />

in the same manner as shrubs. Growth in the upper canopy is especially<br />

important when it comes to establishing a strong structure.<br />

Another helpful tree pruning tip, is to begin train pruning at an early age.<br />

Smaller pruning cuts throughout a tree’s life are better than larger cuts<br />

that should have been made years ago. Train pruned limbs to grow away<br />

from structures, over the street, etc. Look to establish a strong leader limb<br />

and selectively remove crossing limbs. Pruning cuts should be made just<br />

outside the branch collar and angle slightly away from the main stem<br />

(trunk). Avoid cutting into the branch collar ridge or leaving a protruding<br />

stub, when pruning limbs becomes necessary.<br />

Limbs that have been removed and trimmed from trees and landscaping<br />

should be properly bundled and disposed of on heavy trash day<br />

(Thursdays). All tied bundles must be less than forty pounds and no<br />

greater than four feet in length with no branch diameter exceeding three<br />

inches. Best Trash asks that you please limit to no more than five to ten<br />

tied bundles at a time.<br />

Over mulching your trees can also be harmful to their health.<br />

Homeowner’s should avoid “volcano mulching” trees in the community.<br />

If no trunk taper is present, strip back mulch or the soil to expose buttress<br />

roots and apply no more than one to two inches of mulch over the root<br />

ball. Excessive mulch or soil on top of the root ball can affect the oxygen<br />

exchange between the roots and soil of the tree and thus stunt the<br />

growth of your tree.<br />

Trees or landscaping that are diseased or dying or have been<br />

removed because of such, should be replaced by the homeowner, in<br />

accordance with your governing documents and ACC guidelines. A<br />

copy of these can be found on Graham Management’s website, www.<br />

grahammanagementhouston.com. You will select “Communities,” and<br />

then find “<strong>Lakemont</strong>.” Each lot, depending on size, is required to have<br />

a certain number of and species of, trees in the yard. So if one is to be<br />

removed for any reason, please ensure to replace the tree with same<br />

species and type of tree that was removed. Any tree stumps should also<br />

be completely removed from the yard, as well as sodded over if needed.<br />

HELPFUL REMINDERS<br />

A friendly reminder to pick up after your pets and that there is a leash ban<br />

in Fort Bend County, which is in effect in the <strong>Lakemont</strong> community. This<br />

will be strictly enforced.<br />

Lake Rules: Lake Rules need to be adhered to for our neighborhood’s<br />

safety and our patrol team will firmly execute them. They are as follows:<br />

NO SWIMMING NO FISHING NO BOATING<br />

A friendly reminder to residents to be courteous of each other while<br />

walking/ biking all lake trails.<br />

<strong>Lakemont</strong> Community Association is a single-family residential home<br />

community. It is against the deed restrictions to run any business or<br />

operate a group home in <strong>Lakemont</strong> CA. If caught, you may be pursued<br />

by the association.<br />

Are your trees beginning to grow around the metal wires that were<br />

initially installed as support for the tree when it was younger? This could<br />

put your tree in danger of dying or potentially having health issues and it<br />

is recommended they be removed as soon as possible.<br />

TIDBITS FROM YOUR RESIDENT LANDSCAPER:<br />

Spring Seasonal Color - March is a great time to plant seasonal color for<br />

those who want to enjoy some fresh new color! There will be a variety of<br />

choices at your local nursery to pick from. Here are a couple of things to<br />

consider prior to the fun planting part! One, check the bed space where<br />

the color will be installed. It’s always a good idea to have four to six inches<br />

of mixed soil as a good medium for the new bedding plants to grow in.<br />

This makes it easier for the tender new root systems to absorb water and<br />

nutrients, giving them a better chance to make you happy!<br />

Equipment Check - Chances are the lawn equipment has not had regular<br />

use thru the winter months. It is a good time to test everything to ensure<br />

it is in proper working order. An important and sometimes overlooked<br />

item is the mower blade. The key to a crisp look lawn is a sharp mower<br />

blade. When the grass is “cut” versus “torn” it makes a big aesthetic<br />

difference and that difference is a sharp blade!<br />

community and the fining policy will be implemented and enforced for<br />

Guest Parking: Parking in the community, on the street, for longer than a<br />

48 hr period is prohibited.<br />

Four Wheelers and ATV’s are not permitted to be used in any of the<br />

common areas of <strong>Lakemont</strong>. If caught, the owner will be issued a warning<br />

and then fines will begin to be issued on an occurrence-basis.<br />

Owners are responsible for all tenants and fees they may accrue to<br />

the property’s account. Any damages caused by such activity in the<br />

community will also be charged to the property’s/owner’s account.<br />

COVID 19 UPDATE<br />

Our thoughts go out to everyone that has been impacted during this<br />

challenging time. We hope that you are all safe and well while taking the<br />

Right now, the highest priority we have is keeping <strong>Lakemont</strong> safe. So,<br />

with the utmost consideration of all of our residents, the parks and pools<br />

will remain closed at this time. We will revisit and re-evaluate the decision<br />

to reopen the parks and pools on June 1, <strong>2021</strong>, following directives<br />

received by the State of Texas and Fort Bend County.<br />

TRASH AND RECYCLING<br />

Service Days: Best Trash provides trash services on Mondays and<br />

Thursdays (Green waste is picked up every service day)<br />

Tree Branch Criteria for Best Trash includes:<br />

• Maximum of 4 ft in length<br />

• Maximum of 3 in in diameter<br />

• Branches must be bundled<br />

• Bundles may not exceed 40 lbs<br />

• Only 10 Bundles per household allowed, each service day<br />

Heavy Trash is picked up on Thursdays only - one item per household a<br />

week permitted.<br />

A friendly reminder that trash cans cannot be stored in view, including<br />

on the sides of the home. Please do not set your trashcans or trash at the<br />

curb until after sundown, the evening before trash pick up day.<br />

ANNUAL DUES<br />

Assessments are due on January 1 st each year. THE LATE FEE FOR<br />

ANNUAL DUES IS $50. An assessment is considered late after February<br />

1 st . All annual assessments received after the due date are subject to the<br />

late fee and 10% interest in the assessment amount owed.<br />

Lake Project: Rehabilitation has ended on Lake 8 and we are putting in<br />

effort to make the surrounding area as beautiful as it used to be. Please<br />

LAKEMONT’S ROOFING GUIDELINES<br />

1. Per ARC Guidelines- Article IX, Section 24:<br />

Roofing materials may include composition shingles, slate, clay or<br />

concrete tile. Composition shingles must have a minimum warranty<br />

period of 25 years. Composition shingle roofs must be comparable in<br />

color to weathered wood shingles and comparable in surface textural<br />

appearance to wood shingles.<br />

If you are having an emergency, please call 911. If you have a nonemergency<br />

related concern that is taking place after the on-site<br />

Residents who will be out of town for extended periods should<br />

notify lakemontwatch@yahoo.com. Be sure to include your property<br />

information. This will ensure that you have help keeping an eye on your<br />

vacant home, thanks to onsite patrol.<br />

<strong>Lakemont</strong> will prosecute all vandals, as it can be costly to the community<br />

for repairs. We can save the community and ultimately you and your<br />

neighbors, the cost of repairs by helping us reduce the occurrences.<br />

We appreciate everyone’s cooperation on this matter. Please report any<br />

vandalism, abuse to animals or other suspicious activity to Ruthie, your<br />

on-site manager, at 832-595-6808, as well as <strong>Lakemont</strong> Patrol.<br />

ON-SITE OFFICE SERVICES<br />

The <strong>Lakemont</strong> community is blessed to have an on- site community<br />

manager, who offers a wide range of services to our homeowner’s,<br />

conveniently inside the neighborhood. Please feel free to visit Ruthie at<br />

the on-site office if you have any questions or concerns regarding:<br />

• Obtaining pool cards. New pool cards can be picked up from the Lake<br />

House. Additional pool cards are $5. Homeowners must be current on<br />

dues to obtain a pool card.<br />

• Deed Restrictions or violation letters you have received.<br />

• Assessments or balances owed to the association.<br />

• Clubhouse reservations.<br />

• Notifying of items that require attention or maintenance.<br />

• And much more.<br />

If you ever have any questions or concerns regarding your community,<br />

Ruthie is always willing to assist you.<br />

CLUBHOUSE AND RESERVATIONS<br />

You can now book clubhouse reservations through the new community<br />

website, www.lakemontcommunity.com. Going forward, clubhouse<br />

reservations will strictly be made online.<br />

To rent the <strong>Lakemont</strong> clubhouse, you must be a current resident of the<br />

community, be up to date on your assessments and should submit the<br />

application with required deposits and fees.<br />

Renting the clubhouse requires a refundable $200 deposit and a nonrefundable<br />

usage fee of $170, only payable by check or money order.<br />

Homeowners are not guaranteed their reservation date until you confirm<br />

the reservation with Ruthie, the on-site manager.<br />

STAYING SAFE<br />

While we enjoy a very safe neighborhood, outsiders may occasionally<br />

come into the area looking for trouble. Please always be cautious and<br />

aware of your surroundings. Never leave home without your cell phone,<br />

in case of an emergency.<br />

If something or someone appears to be out of the ordinary or suspicious<br />

or makes you feel uncomfortable in any way, please call or text a<br />

neighbor, friend or family member. If you see an unfamiliar car patrolling<br />

the streets, do not ignore it. Report any suspicious activity to the nonemergency<br />

number at 832-719-1047. If it is an emergency, please call<br />

911. Our police are here to protect us and keep the community safe, but<br />

they need our help at notifying them when suspicious activity is taking<br />

place in the neighborhood.<br />

Speed Limits: Please be sure to obey all posted speed limit signs within the community. Please be<br />

mindful and alert of children, pets, walkers, joggers, bicyclists who may be in the streets. Obeying<br />

Street Signs: Be sure to come to a complete stop at all stop signs posted within the community.<br />

Look both ways for children, pets or families, before proceeding through the intersection.<br />

LAKEMONT SCHOOLS<br />

The schools for the <strong>Lakemont</strong> community are a part of the Lamar school district. The<br />

Lamar Consolidated School District’s main phone number 832-223-0000. The children in<br />

our neighborhood attend McNeil Elementary, Briscoe Junior High, Wertheimer Junior High<br />

and Foster Senior High. The website for Lamar ISD is www.lcisd.org. The website is easy to<br />

follow and has any information you may need for your children.<br />

MAIL SERVICES AND KEYS<br />

Lost Mail? Sign up for Informed Delivery with USPS.com for free. Once signed up,<br />

homeowners will be able to monitor all incoming mail. Keys to the mailboxes are provided<br />

by the previous homeowner or by the local post office. The on-site office or management<br />

company will not have access or keys to your mailbox.<br />

EXTERIOR HOME IMPROVEMENTS<br />

All exterior modifications or changes are subject to the ACC’s approval and must have an<br />

application submit and approved before any work shall begin. The ACC applications can be<br />

found on www.grahammanagementhouston.com.<br />

TEENAGE JOB SEEKERS<br />

If you are between 12 and 18 and would like to be added to the teenage job seeker’s list,<br />

please fill out the form on our website (www.krenekprinting.com, click submissions and<br />

choose Jobseekers) with your name, birthdate (mo. & yr.), phone number, year you will<br />

graduate and the name of your newsletter/subdivision. Check the list of jobs you want on<br />

your form. Please make sure your email is correct, we send emails in the summer to make<br />

sure all the info is still good and that you want to stay on the list. If we do not hear back from<br />

you after 3 tries, we will remove you from the list until we do. Must have parent(s) permission.<br />

10 TIPS FOR A CLEANER REFRIGERATOR<br />

1. Create a homemade all-purpose cleaner by combining the following in a<br />

gallon of hot water: 1 cup clear ammonia, ½-cup vinegar and ¼-cup baking<br />

soda. Pour into a spray bottle or use from a bowl with a sponge. This norinse<br />

formula is a degreaser that prevents mold and mildew. Wipe down the<br />

entire refrigerator with this solution, including the drawers and shelves.<br />

2. To prevent grease and odor buildup on top of the refrigerator after<br />

you’ve cleaned it, just buff some paste wax into the surface.<br />

3. Use toothpaste to remove tough stains. It contains a gentle abrasive<br />

and has a pleasant odor.<br />

4. To get those dust bunnies out from under the refrigerator, remove the<br />

grill and run a yardstick covered with a pair of pantyhose underneath.<br />

Also check the pan of water under the unit, since it can hold unpleasantsmelling<br />

water.<br />

5. To combat household odors, fill a clean old sock with activated charcoal<br />

from an aquarium store, tie a knot in the top and place it in the back of<br />

the refrigerator. This will last a month or two, depending on the size of<br />

your refrigerator and how heavily you use it.<br />

6. For a faster fix for odors, sprinkle vanilla extract on some cotton balls,<br />

place in a shallow dish and put in the refrigerator. Orange extract also<br />

works.<br />

7. Eliminate lingering odors in your vegetable bins by putting a crumpled<br />

piece of a brown paper grocery bag inside and leaving it for 48 hours. The<br />

paper will absorb the odor.<br />

8. Check for adequate tightness of the insulating seam around the door<br />

by placing a lighted flashlight inside the refrigerator and closing the door.<br />

Turn off the lights in the room (this should be done at night) and see if<br />

any light escapes from the seams. This will help you pinpoint any leaks.<br />

9. If you don’t keep your refrigerator full, fill a large bottle (at least a gallon)<br />

with water and leave it in the refrigerator. It helps keep the refrigerator<br />

cool and running efficiently.<br />

<strong>April</strong> Gardening Tips<br />

Mulch - If possible, buy Bagged Mulch. Bagging helps eliminate a great<br />

many pests that die from various causes while in the bag. When you buy<br />

‘loose’ mulch that is trucked to your home, you are also buying ants,<br />

roaches, termites, etc…” Spend a little more on bagged material and save<br />

lots of future pest problems. Keep your mulch at least 4” - 6” below the top<br />

of your homes exposed foundation edge/side. This will aid in minimizing<br />

pests in your home and allow for quick and accurate termite inspections.<br />

Shrubs, Flowers and ground covers - Trim all shrubs/plants at least 12” -<br />

18” back from your home. Do your best to create a plant free zone that is<br />

18” - 24” wide around your home. The exception is your lawn - it can grow<br />

up next to the slab as long as you keep it 4” - 6” below the top of the slab.<br />

The most conducive to termite infestation are groundcover plantings,<br />

growing high against your homes exterior or (especially) ivy that grows<br />

on your walls.<br />

Trees - Spray your trees at least twice annually. The spring spray<br />

eliminates overwintering pests and fungi while preparing trees to resist<br />

the pest onslaught of summer with residual pesticides. The fall spray also<br />

kills pests from the summer, prevents most fungi from occurring over the<br />

winter and puts your valuable asset off to a healthy winter’s dormancy.<br />

Lawn - Spring is the perfect time to do a fungicide treatment to stop<br />

brown patch in its tracks along with other fungi. If your lawn is thin and<br />

weak in some areas, here are some important fundamentals: a) lawn<br />

aeration” b) fertilization” c) weed control.<br />

Most important is proper watering:<br />

• Water once per week (unless you get a 1/2” rain or more - then do not<br />

water.)<br />

• Water heavily (1” - 2”) for total lawn coverage.<br />

• In severe drought, water every 5th day.<br />

• Water from 5 AM to 7 AM in the morning - NOT AT NIGHT.<br />

• A heavy deep weekly watering makes the turf grow deeper, stronger<br />

and more drought resistant roots.<br />

This observance always falls on <strong>April</strong> 22 nd . On Earth Day, enjoy the tonic<br />

of fresh air, contact with the soil and companionship with nature! Walk<br />

through the woods in search of emerging wildflowers and green moss.<br />

Ever wondered how Earth Day started? This observance arose from an<br />

interest in gathering national support for environmental issues. In 1970,<br />

San Francisco activist John McConnell and Wisconsin Senator Gaylord<br />

Nelson separately asked Americans to join in a grassroots demonstration.<br />

McConnell chose the spring equinox (March 21, 1970) and Nelson chose<br />

<strong>April</strong> 22 nd . Millions of people participated and today Earth Day continues<br />

to be widely celebrated with events on both dates.<br />

The most common practice of celebration is to plant new trees for Earth<br />

Day. Other Earth Day activities and ideas are: Plant wildflowers, Go<br />

native! Plants thrive when they’re natural to your area, bring nature into<br />

the garden with plants that attract butterflies, try an organic vegetable<br />

garden and conserve water.<br />

Caramel Popcorn with<br />

Marshmallow<br />

You could make this on National Caramel Popcorn Day <strong>April</strong> 6th!<br />

INGREDIENTS:<br />

23 large marshmallows<br />

2 cups brown sugar<br />

1/4 cup light corn syrup (such as Karo®)<br />

1 cup butter<br />

1 teaspoon vanilla extract<br />

2 (3.5 ounce) packages microwave popcorn, popped<br />

DIRECTIONS:<br />

Cook and stir the marshmallows, brown sugar, corn syrup, butter<br />

and vanilla extract together in a pot over medium-low heat until the<br />

marshmallows are completely melted, 5 to 7 minutes.<br />

Put the popcorn in a large bowl; pour the marshmallow mixture over the<br />

popcorn and gently stir with a big spoon to coat.<br />

Oatmeal Raisin Toffee Cookies<br />

You could make this on National Oatmeal Cookie Day <strong>April</strong> 30th!<br />

INGREDIENTS:<br />

1 cup butter, softened<br />

1 cup brown sugar<br />

1/2 cup white sugar<br />

2 eggs<br />

1 teaspoon vanilla extract<br />

1 1/2 cups all-purpose flour<br />

1 teaspoon baking soda<br />

1 teaspoon ground cinnamon<br />

3 cups rolled oats<br />

1 cup raisins<br />

1 cup crushed toffee candy<br />

DIRECTIONS:<br />

Preheat oven to 350 degrees F (175 degrees C). Grease cookie sheets.<br />

In a large bowl, cream together the butter, brown sugar and white sugar. Beat in<br />

the eggs, one at a time then stir in the vanilla. Combine the flour, baking soda and<br />

cinnamon, stir into the creamed mixture. Blend in the oatmeal, raisins and toffee<br />

bits. Drop by rounded spoonfuls onto the prepared cookie sheet. Bake for 8 to 10<br />

minutes in the preheated oven. Allow cookies to cool on baking sheet for 5 minutes<br />

before removing to a wire rack to cool completely.<br />
