Our thoughts go out to everyone that has been impacted during this challenging time. We<br />
hope that you have all remained safe and well and are continuing to take the necessary<br />
precautions to stay that way. We still consider it our highest priority to keep our residents<br />

Through much discussion and consideration, we have decided to re-open the pools and<br />
parks this summer. There will be posted guidelines that all residents must adhere to in order<br />
to use these amenities. We hope that all our residents can enjoy these facilities while still<br />
being safe and courteous to those around them. *Please note these amenities will be open<br />

COMMUNITY DEED RESTRICTIONSAND REGULATIONS<br />
THE IMPORTANCE OF POWER-WASHING AND EXTERIOR MAINTENANCE<br />
Welcome back to “Community Deed Restrictions and Regulations.” Deed restrictions<br />
are intended to maintain or increase property values and to ensure the neighborhood is<br />
maintained and remains a beautiful and harmonious place to live for all its residents. In<br />
each newsletter, we talk about community deed restriction violations, which we find are<br />
frequently reoccurring across the community and discuss them briefly. Our hope is that the<br />
monthly deed restriction article will provide residents with a better understanding of the<br />
purpose of both deed restrictions and community inspections in an HOA.<br />
This month, we will be going over general exterior maintenance guidelines that residents<br />
need to be mindful of, especially now that warmer weather is upon us. This article will<br />
cover replacing dead or damaged landscape, as well as the importance of power-washing.<br />
Section 19 of your governing documents states “All lots shall be kept at all times in sanitary,<br />
healthful and attractive condition.” This includes keeping the home and everything on the<br />
lot free of mildew and staining, keeping yards well maintained and replacing landscape<br />

HELPFUL REMINDERS<br />
A friendly reminder to pick up after your pets and that there is a leash ban<br />
in Fort Bend County, which is in effect in the <strong>Lakemont</strong> community. This<br />
will be strictly enforced.<br />
Lake Rules: Lake Rules need to be adhered to for our neighborhood’s<br />
safety and our patrol team will firmly execute them. They are as follows:<br />
NO SWIMMING NO FISHING NO BOATING<br />
A friendly reminder to residents to be courteous of each other while<br />
walking/biking all lake trails.<br />
A friendly reminder that the <strong>Lakemont</strong> Community is a deed-restricted<br />
community and the fining policy will be implemented and enforced for<br />
violations.<br />
Street Parking: Per the deed restrictions, overnight street parking is not<br />
permitted. Please utilize the garage and/or driveway for parking. Also,<br />
commercial vehicles are not permitted to be parked anywhere in the<br />
community overnight.<br />

Four Wheelers and ATV’s are not permitted to be used in any of the<br />
common areas of <strong>Lakemont</strong>. If caught, the owner will be issued a warning<br />
and then fines will begin to be issued on an occurrence-basis.<br />
Owners are responsible for all tenants and fees they may accrue to<br />
the property’s account. Any damages caused by such activity in the<br />
community will also be charged to the property’s/owner’s account.<br />
Four Wheeler and ATV Policy:<br />
First Violation: Warning<br />
Second Violation: $125<br />
Each subsequent violation: $250<br />
<strong>Lakemont</strong> Community Association is a single-family residential home<br />
community. It is against the deed restrictions to run any business or<br />
operate a group home in <strong>Lakemont</strong> CA. If caught, you may be pursued<br />
by the association.<br />
Are your trees beginning to grow around the metal wires that were<br />
initially installed as support for the tree when it was younger? This could<br />
put your tree in danger of dying or potentially having health issues and it<br />
is recommended they be removed as soon as possible.<br />
LANDSCAPING TIDBITS<br />
Integrated Pest Management - This time of year it is quite possible<br />
to have insect problems cropping up. Some common to the area are<br />
Aphids, Scale, Spider Mites, Thrips and Whitefly just to name a few! Most<br />
of us are familiar with the available chemical control. Another option<br />
is IPM or Integrated Pest Management. This refers to biological control<br />
using “beneficial insects.” The most commonly used is the Ladybug. The<br />
Ladybugs larva will feed on the other damaging insects mentioned<br />
earlier and move on when the job is done. You can become more familiar<br />
with their process or order Ladybugs online at www.TipTopBio.com and<br />
practice an environmentally friendly method of insect control!<br />
Words of Watering - They say the earth is comprised of 70% water with<br />
only 2.5% of that being fit for human consumption. The water we use<br />
to irrigate our lawns is part of the 2.5% potable water available to us.<br />
With the heat increasing it may be a great idea to inspect your irrigation<br />
system if you have one. Keeping up with needed repairs, adjustments<br />
and scheduling is vital to water conservation!<br />
Mulch Matters - Does it really matter what type of mulch I use? You bet<br />
ya and here’s why. “Pine Bark Mulch” is a less expensive type however<br />
the drawback is that it contains turpentine that kills helpful microbe’s<br />
essential to plant health. It also “floats out of the beds,” attracts fire ants<br />
and depletes nitrogen from the soil. “Hardwood Mulch” is mostly made<br />
of tree bark from several types of hardwood trees. This contains an acid<br />
that again kills microbes. “Aged Native Hardwood Mulch” is the premium<br />
choice, the keyword being aged. This is made from ground trees and<br />
brush, not bark. The composting process kills the harmful pathogens and<br />
weed seeds, also allowing the helpful microbe’s to multiply. This is the<br />
best choice for your gardens and flower beds.<br />
Be an Artisan - With all the new growth Spring brings this is the chance<br />
to redefine shrub structure. Allow weak areas to fill in and consider how<br />
high and wide you want your plantings to be based on the location or<br />
need within your landscape. Shrubs that are in a more natural state give<br />
a softer appeal, not all hedges have to have right angles all over them!<br />
When trimming also consider a pruning style to leave the base of the<br />
plant wider than the top. This allows for more foliage to make contact<br />
with sunlight, increasing photosynthesis, resulting in more mature &<br />
healthy plants. An incorrect angle of trimming is what causes the plants<br />
to become bare on the bottoms.<br />

However, <strong>Lakemont</strong> HOA is asking our residents to please refrain from<br />
feeding the ducks.<br />
While the intentions are good, artificial feeding conditions can cause<br />
more harm than good. The ducks natural feeding habits help maintain<br />
a balance between the animals and their habitat. They will eat nutritious<br />
foods such as aquatic plants, natural grains and invertebrates. Hand<br />
feeding the ducks can cause them to become dependent on humans.<br />
It may also cause a greater concentration than the confined area<br />
surrounding our community can support.<br />
Allowing the ducks to find their own wild, nutritionally balanced diet is<br />
best - for the health of the birds as well as our community.<br />
TRASH AND RECYCLING<br />
Service Days: Best Trash provides trash services on Mondays and<br />
Thursdays (Green waste is picked up every service day)<br />
Tree Branch Criteria for Best Trash includes:<br />
• Maximum of 4 ft in length<br />
• Maximum of 3 in in diameter<br />
• Branches must be bundled<br />
• Bundles may not exceed 40 lbs<br />
• Only 10 Bundles per household allowed, each service day<br />
Heavy Trash is picked up on Thursdays only - one item per household a week<br />

ANNUAL DUES<br />
Assessments are due on January 1 st each year. THE LATE FEE FOR<br />
ANNUAL DUES IS $50. An assessment is considered late after February<br />
1 st . All annual assessments received after the due date are subject to the<br />

LAKEMONT’S ROOFING GUIDELINES<br />
1. Per ARC Guidelines- Article IX, Section 24:<br />
Roofing materials may include composition shingles, slate, clay or<br />
concrete tile. Composition shingles must have a minimum warranty<br />
period of 25 years. Composition shingle roofs must be comparable in<br />
color to weathered wood shingles and comparable in surface textural<br />
appearance to wood shingles.<br />

periods should notify lakemontwatch@yahoo.com. Be sure to include<br />
your property information. This will ensure that you have help keeping<br />
an eye on your vacant home, thanks to onsite patrol.<br />
<strong>Lakemont</strong> will prosecute all vandals, as it can be costly to the community<br />
for repairs. We can save the community and ultimately you and your<br />
neighbors, the cost of repairs by helping us reduce the occurrences.<br />

CLUBHOUSE RESERVATIONS<br />
You can now book clubhouse reservations through the new community<br />
website, www.lakemontcommunity.com. Going forward, clubhouse<br />
reservations will strictly be made online.<br />
To rent the <strong>Lakemont</strong> clubhouse, you must be a current resident of the<br />
community, be up to date on your assessments and should submit the<br />
application with required deposits and fees.<br />
Renting the clubhouse requires a refundable $200 deposit and a<br />
non-refundable usage fee of $170, payable online when you book.<br />
Homeowners are not guaranteed their reservation date until you receive<br />
confirmation from Sarah, the on-site coordinator.<br />
YOU ARE NOT ALONE (YANA)<br />
You are Not Alone (YANA) is a program run through the Fort Bend<br />
County Sheriff’s Office. It is a telephone reassurance program for senior<br />
or disabled citizens of Fort Bend who live alone. Volunteers make a prescheduled<br />
call or visit to the participant to check on their welfare. For<br />
more information, please visit www.fortbendcountytx.gov or google<br />
search Fort Bend County YANA.<br />
STAYING SAFE<br />
While we enjoy a very safe neighborhood, outsiders may occasionally<br />
come into the area looking for trouble. Please always be cautious and<br />
aware of your surroundings. Never leave home without your cell phone,<br />
in case of an emergency.<br />
If something or someone appears to be out of the ordinary or suspicious<br />
or makes you feel uncomfortable in any way, please call or text a<br />
neighbor, friend or family member. If you see an unfamiliar car patrolling<br />
the streets, do not ignore it.<br />
Report any suspicious activity to the non- emergency number at 832-719-<br />
1047. If it is an emergency, please call 911. Our police are here to protect<br />
us and keep the community safe, but they need our help at notifying<br />
them when suspicious activity is taking place in the neighborhood.<br />
Speed Limits: Please be sure to obey all posted speed limit signs within<br />
the community. Please be mindful and alert of children, pets, walkers,<br />
joggers, bicyclists who may be in the streets.<br />
Obeying Street Signs: Be sure to come to a complete stop at all stop<br />
signs posted within the community. Look both ways for children, pets or<br />
families, before proceeding through the intersection.<br />
LAKEMONT SCHOOLS<br />
The schools for the <strong>Lakemont</strong> community are a part of the Lamar school<br />
district. The Lamar Consolidated School District’s main phone number<br />
832-223-0000.<br />
The children in our neighborhood attend McNeil Elementary, Briscoe<br />
Junior High, Wertheimer Junior High and Foster Senior High. The website<br />

may need for your children.<br />
MAIL SERVICES AND KEYS<br />
Lost Mail? Sign up for Informed Delivery with USPS.com for free. Once signed up, homeowners<br />
will be able to monitor all incoming mail.<br />
Keys to the mailboxes are provided by the previous homeowner or by the local post office.<br />
The on-site office or management company will not have access or keys to your mailbox.<br />
EXTERIOR HOME IMPROVEMENTS<br />
All exterior modifications or changes are subject to the ACC’s approval and must have an<br />
application submit and approved before any work shall begin. The ACC applications can be<br />

TEENAGE JOB SEEKERS<br />
If you are between 12 and 18 and would like to be added to the teenage job seeker’s list,<br />
please fill out the form on our website (www.krenekprinting.com, click submissions and<br />
choose Jobseekers) with your name, birthdate (mo. & yr.), phone number, year you will<br />
graduate and the name of your newsletter/subdivision. Check the list of jobs you want on<br />
your form. Please make sure your email is correct, we send emails in the summer to make<br />
sure all the info is still good and that you want to stay on the list. If we do not hear back from<br />

Fresh Fruit Cobbler <br />
You could make this on National Eat What You Want Day <strong>May</strong> 11th!<br />
INGREDIENTS:<br />
1 cup sliced fresh peaches<br />
3/4 cup peeled, cored and sliced apple<br />
3/4 cup peeled, cored and sliced pear<br />
1/2 cup blueberries<br />
1/2 cup pitted and sliced cherries<br />
1/2 cup pitted and sliced plums<br />
1 egg<br />
3/4 cup white sugar<br />
1/4 cup milk<br />
1 cup all-purpose flour<br />
1 teaspoon baking powder<br />
1/2 teaspoon salt<br />
1/2 teaspoon vanilla extract<br />
2 tablespoons butter, melted<br />
DIRECTIONS:<br />
Preheat oven to 350 degrees F (175 degrees C). Grease a 2 quart baking<br />
dish. Arrange the peaches, apple, pear, blueberries, cherries and plums in<br />
the prepared baking dish. In a medium bowl, beat egg, sugar and milk.<br />
In a separate bowl, sift together flour, baking powder and salt; stir into<br />
the egg mixture. Stir in vanilla and melted butter. Cover the fruit with the<br />
batter mixture.<br />
Bake 30 minutes in the preheated oven. Cobbler should be bubbly and<br />
lightly browned. Serve warm.<br />

8 ounces cooked shrimp, peeled and deveined<br />
1 avocado, peeled, pitted and diced<br />
1/2 bunch fresh cilantro, chopped<br />
1/4 cup orange-flavored carbonated beverage<br />
3/4 cup ketchup<br />
1 (4 ounce) packet saltine crackers<br />
DIRECTIONS:<br />
Chop the shrimp into smaller pieces and transfer to a bowl. Stir<br />
in the avocado and cilantro. In a separate bowl, stir together<br />
the orange soda and ketchup until the foaming stops. Pour<br />
over the shrimp mixture and toss to coat. It should be soupy.<br />
Refrigerate for about 30 minutes to blend the flavors before<br />
serving with saltine crackers.<br />
