COMMUNITY DEED RESTRICTIONSAND REGULATIONS
THE IMPORTANCE OF POWER-WASHING AND EXTERIOR MAINTENANCE
Welcome back to “Community Deed Restrictions and Regulations.” Deed restrictions
are intended to maintain or increase property values and to ensure the neighborhood is
maintained and remains a beautiful and harmonious place to live for all its residents. In
each newsletter, we talk about community deed restriction violations, which we find are
frequently reoccurring across the community and discuss them briefly. Our hope is that the
monthly deed restriction article will provide residents with a better understanding of the
purpose of both deed restrictions and community inspections in an HOA.
This month, we will be going over general exterior maintenance guidelines that residents
need to be mindful of, especially now that warmer weather is upon us. This article will
cover replacing dead or damaged landscape, as well as the importance of power-washing.
Section 19 of your governing documents states “All lots shall be kept at all times in sanitary,
healthful and attractive condition.” This includes keeping the home and everything on the
lot free of mildew and staining, keeping yards well maintained and replacing landscape
as needed. For more information on your governing documents, please visit www.
grahammanagementhouston.com, click on, “Communities,” and select, “Lakemont.”
Power-washing can be an important part of maintaining a beautiful home
and sanitary lot. Routine power-washings will not only ensure you have
a mildew free and gorgeous lot, but will act as a preventative measure
for future repairs and more! Here are 6 reasons why power-washing your
home is so important:
Spring
1. Prevents Damage to Your Home - Power-washing your home,
especially the siding, will help prevent damage and will help reduce how
often repairs will be needed. When moisture and mildew sit on the home
during Winter and then warm up during the Spring and Summer, rotting
and warping can take place, especially when untreated for some time.
2. Prevents Damage to Sidewalks and Driveways - Power-washing
sidewalks and driveways not only aid in curb appeal but extends the life
of your concrete’s coating.
3. A Great Way to Prime Surfaces - If you are planning on resurfacing a
driveway or repainting your home, for example, a fresh power-wash is
the best way to prime that area. Not doing so can cause your new work
to appear uneven, unfinished or make its life expectancy much shorter.
4. Preventative Maintenance Saves Money - An occasional power-wash
is much cheaper than having to re-paint your home or re-surface your
concrete because of permanent damage. Preventative measures not
only keep your home beautiful, but they protect your investment as a
homeowner.
5. Reduces Allergens and Protects Your Family’s Health - Due to seasonal
allergies, Spring is the perfect time to power-wash. According to the
American College of Allergy, Asthma and Immunology (ACAAI), some
of the most common allergic triggers are pollen, mold spores and dust
mites, all of which can be washed away by power-washing your home.
6. Saves Time - Homeowners can save time by power-washing. While
other methods of cleaning your homes exterior can be effective, nothing
is quite as fast or as simple, as power-washing the dirt and mildew away!
Another important reminder for Spring, especially after this year’s
Winter storm, is landscaping replacements. Spring is the perfect time to
plant flowers or replace landscape in your yard. It is the homeowner’s
responsibility to perform these replacements on their lots, as needed.
Any shrubs, trees or landscaping which needs to be replaced due to
disease or damage should be done in a timely fashion and in accordance
to your community governing documents and guidelines.
If you have any further questions or concerns regarding power-washing
or lot maintenance, please feel free to call the Graham Management
office or email graham@grahammanagementhouston.com.
and then fines will begin to be issued on an occurrence-basis.
Owners are responsible for all tenants and fees they may accrue to
the property’s account. Any damages caused by such activity in the
community will also be charged to the property’s/owner’s account.
Four Wheeler and ATV Policy:
First Violation: Warning
Second Violation: $125
Each subsequent violation: $250
Lakemont Community Association is a single-family residential home
community. It is against the deed restrictions to run any business or
operate a group home in Lakemont CA. If caught, you may be pursued
by the association.
Are your trees beginning to grow around the metal wires that were
initially installed as support for the tree when it was younger? This could
put your tree in danger of dying or potentially having health issues and it
is recommended they be removed as soon as possible.
LANDSCAPING TIDBITS
Integrated Pest Management - This time of year it is quite possible
to have insect problems cropping up. Some common to the area are
Aphids, Scale, Spider Mites, Thrips and Whitefly just to name a few! Most
of us are familiar with the available chemical control. Another option
is IPM or Integrated Pest Management. This refers to biological control
using “beneficial insects.” The most commonly used is the Ladybug. The
Ladybugs larva will feed on the other damaging insects mentioned
earlier and move on when the job is done. You can become more familiar
with their process or order Ladybugs online at www.TipTopBio.com and
practice an environmentally friendly method of insect control!
Words of Watering - They say the earth is comprised of 70% water with
only 2.5% of that being fit for human consumption. The water we use
to irrigate our lawns is part of the 2.5% potable water available to us.
With the heat increasing it may be a great idea to inspect your irrigation
system if you have one. Keeping up with needed repairs, adjustments
and scheduling is vital to water conservation!
Mulch Matters - Does it really matter what type of mulch I use? You bet
ya and here’s why. “Pine Bark Mulch” is a less expensive type however
the drawback is that it contains turpentine that kills helpful microbe’s
essential to plant health. It also “floats out of the beds,” attracts fire ants
and depletes nitrogen from the soil. “Hardwood Mulch” is mostly made
of tree bark from several types of hardwood trees. This contains an acid
that again kills microbes. “Aged Native Hardwood Mulch” is the premium
choice, the keyword being aged. This is made from ground trees and
brush, not bark. The composting process kills the harmful pathogens and
weed seeds, also allowing the helpful microbe’s to multiply. This is the
best choice for your gardens and flower beds.
Be an Artisan - With all the new growth Spring brings this is the chance
to redefine shrub structure. Allow weak areas to fill in and consider how
high and wide you want your plantings to be based on the location or
need within your landscape. Shrubs that are in a more natural state give
a softer appeal, not all hedges have to have right angles all over them!
When trimming also consider a pruning style to leave the base of the
plant wider than the top. This allows for more foliage to make contact
with sunlight, increasing photosynthesis, resulting in more mature &
healthy plants. An incorrect angle of trimming is what causes the plants
to become bare on the bottoms.
However, Lakemont HOA is asking our residents to please refrain from
feeding the ducks.
While the intentions are good, artificial feeding conditions can cause
more harm than good. The ducks natural feeding habits help maintain
a balance between the animals and their habitat. They will eat nutritious
foods such as aquatic plants, natural grains and invertebrates. Hand
feeding the ducks can cause them to become dependent on humans.
It may also cause a greater concentration than the confined area
surrounding our community can support.
Allowing the ducks to find their own wild, nutritionally balanced diet is
best - for the health of the birds as well as our community.
STAYING SAFE
While we enjoy a very safe neighborhood, outsiders may occasionally
