Essex Street Market - New York, NY

Hi-Lume was responsible for the 35,000 square foot interior fit-out of this public market on

the Lower East Side, including the sloped custom GFRG ceiling three stories above the market.

Hi-Lume Highlights

Hi-Lume engineered and constructed the 14,000 square foot custom GFRG ceiling, which

features prefabricated, removable panels for a seamless look and practical access to the

sub-structure. Even with the unique ceiling and the myriad end-user needs of the space,

Hi-Lume met the challenge of continually coordinating with the various mechanical trades

to complete the project.

The Regal Crossing Multiplex - New York, NY

Hi-Lume was responsible for the insulation, drywall, and acoustical ceilings in the 120,000

square foot, two-story Regal Cinemas space, adjacent to the Essex Street Market. The project

included interior work for the expansive lobby and 14 luxury theatres.

Hi-Lume installed the custom wood baffle system, a prominent architectural feature found

throughout the Regal Cinemas Multiplex, as well as massive sound-isolated ceiling assemblies

set on spring isolators in each movie theatre.

61 Ninth Avenue - New York, NY

This new, modern 10-story building across from Chelsea Market called for light and heavy

gauge framing and shaft wall construction to accommodate multiple terrace spaces per tenant,

high ceilings throughout, and integrated indoor-outdoor environments instead of typical office

space. The lobby and marquee display custom wood features. The 165,000 square foot project

also incorporated design sensibilities geared to achieving LEED Gold certification.

The core and shell work had to be strategically coordinated with various subcontractors because

of the fast track schedule and tight space limitations of this Class A commercial building.

1 Court Square - Long Island City, NY

Hi-Lume renovated a total of 300,000 square feet of Class A office space over 10 floors for

Centene Insurance Corp., which also called for more than 230,000 square feet of acoustical

ceiling installations. The project featured high-end aluminum door systems and custom side

lights. In addition, Hi-Lume assisted in the renovation of the forty foot high lobby.

Hi-Lume Highlights

The project began at the start of the pandemic and was deemed essential work from the very

beginning. In spite of the unprecedented job-site environment, the Hi-Lume team immediately

incorporated new health and safety protocols and worked to finish the fast-track project on time.

Kings Park High School Media Center - Kings Park, NY

A variety of custom ceiling features, including radius soffits and curved aluminum panels

highlight this two-story, 15,000 square foot project for the Kings Park Central School District.

Hi-Lume Highlights

The intersecting radius soffits were fully created on site from architectural renderings. Plywood

was used to create each shape and then drywall completed the framing. In addition, each soffit

had to accommodate the steel grid for the ceiling tiles.

Avenues: The World School - New York, NY

Hi-Lume was part of the team that converted a Chelsea warehouse, abutting New York City’s

famous High Line Park, into a 10-story private school, complete with classrooms, lunchroom,

parents’ cafe, as well as a brand-new gymnasium and outdoor play space on the roof. The

200,000 square foot project featured heavy gauge framing, Vogl ceilings, acoustical “blades”

in all the classrooms, and radius ‘moss’ walls.

Scaffolding was not allowed on the High Line, so in order to frame and sheetrock the rooftop

gym, Hi-Lume had to work from temporary platforms jutting out on needle beams from the

9th floor windows.

Northwell Health Medical Offices - Huntington, NY

Photos, top and middle: 241 East Main Street was transformed from a one-story to a two-story

structure and all interior spaces were newly created. Total size: 12,000 square feet.

241 East Main Street: To complete the project on time, Hi-Lume incorporated strategic and

efficient workarounds while working alongside other trades. 734 Park Avenue: Hi-Lume installed

a black iron suspension system in the open, peaked roofline to accommodate various trades.

752 Park Avenue: Having use of only a temporary power source was a constant consideration.

The Bristal Assisted Living - Garden City, NY

The ground-up construction for this 500,000 square foot project included interior metal framing

and drywall throughout the six-story structure, as well as a wide variety of decorative acoustical

ceilings and trim.

1 East Main Street - Bay Shore, NY

This mixed-use project is part of the revitalization of Bay Shore’s downtown area, located on

Long Island’s South Shore. The block-long, two-story building underwent a complete renovation,

including 26 luxury apartments, a common work/lounge space, fitness center, yoga studio,

and elevator access.

Hi-Lume Highlights

Steel dunnage platforms had to be built on the rooftop two feet off the ground, and set 18 feet

apart, to accommodate the six-foot-square HVAC units. At street level, a rolling tight schedule

was key to renovating the tenant spaces with minimal interruption as existing tenants, who

were temporarily relocated, returned, and new tenants moved in.

The Frick Madison - New York, NY

To create a temporary home for the Frick Collection, this project called for a 60,000 square foot

renovation over three floors in this famous Marcel Breuer designed building, former home of the

Whitney Museum of American Art and the Met Breuer.

square feet of wood blocking in the walls (center photo), high-end self-supporting specialty art

USTA National Tennis Center - New York, NY

Hi-Lume worked on two fast-track projects as part of the USTA’s multiple-phase, multi-year

facilities replacement and renovation plan.

HVAC (for) Suites Renovation Project: Hi-Lume performed a myriad of carpentry services to

accommodate the installation of HVAC into the 80-plus luxury suites that ring Arthur Ashe

Stadium (inset above). The suites remained in use during the project, which also called

for the removal and replacement of all ceiling tile and grid in each suite.

Hot Water Boiler Plant Renovation and Alteration Program: This project was undertaken

to increase the capacity and efficiency of the boiler plant in light of other renovations.

Carrying out two fast-track projects while the Center remained fully operational meant that

Hi-Lume had to schedule work with a high degree of accuracy and efficiency. The projects

also had to be completed in time for the rapidly approaching U.S. Open.

Marriott Moxy Downtown - New York, NY

This 30-story millennial-centric hotel, located in New York’s Financial District, features 298

rooms and various work/play amenities, including co-working spaces, a basketball court,

fitness room, nightclub, game room, restaurants, bars, and lounges. The building was

outfitted with exterior heavy gauge framing, shaftwall, drywall, and cover coat.

Hi-Lume Highlights

The tight spaces in this pencil building’s small hotel rooms made the crew’s work challenging.

The project also presented Hi-Lume with very difficult sequencing throughout the build process.

Kehilath Jeshurun Synogogue - New York, NY

In addition to the massive renovation of the synagogue, the project called for the renovation and

expansion of the abutting Ramaz School, which included extensive carpentry work by Hi-Lume.

Hi-Lume Highlights

A devastating fire in July 2011 led to a complex, multifaceted renovation and restoration of the

110-year-old synagogue and adjoining school. Hi-Lume staff undertook the assembly, installation,

and finishing work of the intricately detailed GFRG mouldings, columns, and grillwork, as well as

a wide range of other carpentry tasks.

When Albert O.Sutherland founded Hi-Lume Corporation in 1963, he was continuing his family’s proud tradition

in the construction industry. It began with his grandfather, William James Northridge, an accomplished builder

who was a painting contractor for the Brooklyn Bridge. Now, more than 50 years later, the third and fourth

generations of the family are carrying on the tradition of quality, innovation, and integrity.

u 1963 - Hi-Lume Corporation is founded by Albert O. Sutherland.

u 1963-1967 - Hi-Lume occupies 1,500 sq. ft. at 195 New York Avenue, Huntington, NY.

Albert’s wife, Ida, assists in the company business while raising five children.

u 1967-1984 - Hi-Lume’s success precipitates the company’s move to 230 New York Avenue, Huntington, NY,

a 4,500 square foot facility with room for even more growth. See brochures of the time below.

1970 - Albert receives U.S. Patent 892,314 for his luminous suspended acoustical ceiling system.

u 1982 - Jim Sutherland, Albert’s eldest son, assumes the reins of the day-to-day operations.

u 1987 - Hi-Lume, along with its sister companies, moves to 20 Railroad Street in Huntington Station, NY,

a 25,000 square foot facility.

u 2012 - James Sutherland, Jr., who has been working at Hi-Lume since he was a teenager, assumes

responsibility for New York City field operations.

u 2013 - Hi-Lume Corporation celebrates its 50th Anniversary.

u 2015 - Hi-Lume Corporation moves to a 75,000 square foot facility in the Hauppauge Industrial Park, NY.

u 2018 - Hi-Lume acquires a state-of-the-art milling machine that can create unique corners and shapes,

allowing for maximum architectural customization while saving creation and installation time.
