MARLA JACKSON<br />
NEW VICE PRESIDENT, PROPERTY MANAGEMENT<br />
Marla has been a leader in residential property<br />
management since September 1998, most recently<br />
serving as a Regional Director with FirstService<br />
Residential since 2015. She has held several<br />
senior leadership positions throughout her career,<br />
including Vice President of Property Management at<br />
another Chicago-based management company.<br />
Marla has an impressive depth of professional<br />
experience serving in highly visible and complex<br />
communities throughout the region. In fact, her first<br />
role in residential property management was the<br />
redevelopment of affordable housing in the Cabrini-<br />
Green community.<br />
“I’ve put in a lot of time out in the field,” she says. “I<br />
base my leadership on my knowledge of the day-in,<br />
day-out work of property management.” Operations<br />
and operational efficiency are areas of particular<br />
expertise to Ms. Jackson.<br />
In her new role, Marla will be overseeing and<br />
supporting a dynamic team of Regional Directors<br />
and their on-site teams. She says, “Every associate<br />
is different, and my job is to equip each associate<br />
to be successful and meet their individual career<br />
goals.”<br />
Outside of work, she loves playing golf and admits to<br />
being “super competitive”. She is a soccer mom to a<br />
son in his last year of high school.<br />
Passionate about giving back to the community,<br />
Marla is actively mentoring a Chicago Public Schools<br />
(CPS) high school freshman. “As a former CPS<br />
student, I believe young people need to be mentored<br />
by others who look like them.”<br />
Marla has served as a sitting member of the<br />
Illinois Department of Financial and Professional<br />
Regulation Licensing and Disciplinary Board since<br />
2017. She also holds Bachelor of Science degree<br />
and a master’s degree from the University of Illinois,<br />
Urbana Champaign with a focus on Urban Planning.<br />
Along with these other accomplishments, she serves<br />
on the MCD Media State of the Industry committee,<br />
and is serving her second term as Vice Chair of the<br />
Illinois Department of Financial and Professional<br />
Regulation (IDFPR).<br />

There are a great deal of things that we do<br />
not know. For example, did you know that<br />
trees can communicate? Trees talk. Their<br />
roots are connected through an underground<br />
network of fungi, nicknamed the “Wood Wide<br />
Web,” that allows them to share resources<br />
with each other. This, in turn, allows them<br />
to “talk” by transmitting nutrients to one<br />
another through fungi.<br />
We might not know a lot of random facts,<br />
but we as Associates should know all the<br />
wonderful benefits offered by FirstService<br />
Residential.<br />

You Covered”. In addition to the information<br />
you will be receiving during our Annual<br />

This month, we highlight three common questions we receive to help even more associates.<br />
1. My account is inactive. Help!<br />
Many associates report that that their IDs are deactivated after receiving the message above.<br />
Deactivation occurs if the Associate hasn’t completed the “Sign-In” process for two weeks.<br />
Closing the browser doesn’t sign the accounts out. Everyone should sign out of Connect regularly<br />
(daily or weekly at the longest). You can sign out by clicking your profile bubble at the top right<br />
of the Connect Page and then clicking sign-out. It is important to sign out when access to<br />
properties changes.<br />
2. How do I know if the communication went out?<br />
Communication History will provide a lot of great information. From the Property Dashboard,<br />
hover over Tools and click Communication History. (PLEASE NOTE: Communication History<br />
(Legacy) is where the communications sent before the 6/28 upgrade are found.) Exporting the<br />
Communication Recipient Data Report will provide you a list of all the residents to whom the<br />
communication was sent and whether they opened it.<br />

3. How do I remove categories for work orders that don’t apply to my property?<br />
Navigate to the Property Dashboard, click “Edit” next to the entity number for the property. Then click on<br />

Flu season is beginning, and flu shots are already in stock at doctor's offices, pharmacies and<br />
care centers. Our insurance carrier, Aetna, offers covers the cost of flu immunizations. A flu<br />
vaccine will lessen the chance that you catch the illness and helps strengthen your immune<br />
system. The sooner you get yours, the sooner your protection begins!<br />

We are excited to begin management of<br />
Chatham Park Village Cooperative, a 535-<br />
unit cooperative that sits on 26 acres in the<br />
Chatham Park neighborhood of Chicago.<br />
This South Shore community was built in<br />
1940 and offers residents an urban aesthetic<br />
with classic, red brick low-rise apartment<br />
buildings. It is one of the largest communities<br />
managed by FirstService Residential.<br />
The Property Manager is Freda McKay.<br />

1516 STATE PARKWAY CONDO ASSOCIATION<br />
CHICAGO, IL<br />
GARAGE POST-TENSION REPAIRS<br />
FirstService Project Management was engaged by the Board of Directors for the 1516 State Parkway Condo Association to<br />
oversee the required inspections and post-tension tendon repairs for the 1516 Parking Garage. FSPM coordinated with the<br />
approved engineer and oversaw invasive inspections of the 2 nd floor of the garage, as well as further non-invasive inspections to<br />
the 3 rd and 4 th floor levels. It was determined that post tension tendon repairs were identified on the 2 nd floor, as well as a host of<br />
concrete repairs. FSPM’s critical pre-construction phase of this project consists of:<br />
• FSPM reviews inspection report and repair specifications and drawings provided by awarded engineering firm<br />
• Pre-Construction Bidding Phase which includes developing and RFP to include base bid scope, requested alternates, and any<br />
ancillary scope required to complete the project as a turn-key solution.<br />
• Exhibit B to include:<br />
o Bid Comparison analysis to show all submitted bids with all construction costs broken out for all required scopes of work<br />

FSPM General Conditions and Fees for the Construction Management Phase (see Construction Phase services included<br />
below Acceptance page)<br />
Updated Pre-Construction schedule to include project durations and phasing for the length of the Construction Phase.<br />
Construction Management Phase Services Include:<br />
• Daily Coordination and Comprehensive On-Site Construction<br />
Management of the project to ensure that the work is being<br />
executed per the plans and specifications while supporting the<br />
project’s established schedule and final cost. Scope of work<br />
performed included:<br />

Tendon splice & repair<br />
Install PT sheathing<br />
Install waterproofing membrane and striping<br />
• Daily emailed progress reports to inform 1516SPCA of the<br />
project’s progression, any issues that may require a team<br />
discussion, as well as a weekly overall schedule update.<br />
• Schedule progress meetings<br />
• Coordination and management of all City building inspections.<br />
• Comprehensive project accounting and billing of the project<br />
• Safety Management: Safety inspections of the job site are<br />
performed daily by our onsite superintendents and periodically<br />
through safety professionals provided by Hygieneering, Inc.<br />
(G3’s affiliated company which is a full-service safety and<br />
environmental engineering firm).<br />
• Establish and execute the final punch list to deliver the project<br />
in a professional and time efficient manner.<br />
• Project submittal, clerical support, and delivery of the close<br />
out package to include as built drawings, applicable<br />
equipment manuals, and warranties.<br />
Through value engineering, FSPM was able to<br />
return over $144,000 in unused allowances to the<br />
Association.<br />

All reports were accurate and timely. Our project<br />
management team was very good. This is the first<br />
project that I’ve been involved with. Overall, I would<br />
use FSPM team again on a project of this size.<br />
