Ex-Daily Express
building to be
redeveloped
THE City of London Corporation has
approved plans for a new 21-storey
office-led development and rejuvenation
of a listed former newspaper headquarters
at 120 Fleet Street.
The City Corporation’s Planning and
Transportation Committee supported the
plans by CO-RE, which include detaching
the Grade II-listed Daily Express building
from River Court.
The latter will be replaced with the new
tower which will offer in excess of 61,000
sqm of high-quality office floorspace.
The art deco Daily Express building will
be transformed into a publicly accessible
cultural destination with social and
educational outreach. It will become home
to a free publicly accessible roof garden.
Planners say the development will
enrich the local area with increased
pedestrian permeability and public realm
enhancements including pavement
widening, tree planting and a new eastwest
route connecting Shoe Lane with
Bride Street.
The scheme also represents an uplift in
ground-floor retail floorspace in the Fleet
Street Principal Shopping Centre, with an
increase in active frontage.
The development also encourages
active travel via a ‘Cycle House’ that will
offer 85 short stay and 149 long stay cycle
parks, maintenance stations, a café and
retail options as well as a concierge service
dedicated to cyclists, including cargo bike
delivery.
Chair of the City of London Corporation’s
Planning and Transportation Committee,
Alastair Moss, said: “Fleet Street is
renowned as the former home of London’s
newspaper industry and this development
takes care to rejuvenate the old Daily
Express building to the next chapter of its
rich history.
“Importantly, it will also allow for a new,
high-quality office to be constructed in this
key strategic part of the City.
“Developments like this, coupled with
the undeniable return of the buzz of City
workers, continue to give us unwavering
confidence that the Square Mile’s recovery
will go from strength-to-strength, as Fleet
Street re-invents itself as a key part of
the City.”
Plans for hotel with ‘sky forests’
AN old office block is set to become a
luxury hotel with a rooftop cocktail bar and
“sky forests”, writes Hannah Neary, Local
Democracy Reporter.
A developer wants to transform a 1950s
office block in the City of London into a
300-room hotel. Ploberger Hotel Group
plans to revamp Boundary House, Jewry
Street (EC3N 2EX) to create space for a hotel,
restaurant, bar, coffee shop and work space.
The site is a short walk from Aldgate and
London Fenchurch Street stations.
A planning report describes the development
as: “An opportunity to re-imagine this
area as part of the new 24/7 City and reposition
the currently ill-defined neighbourhood
as a vibrant urban quarter.” Designed by
Images by Bjarke Ingels Group
architects David Bonnett Associates, the new
hotel would feature an outdoor bar on the
14th floor surrounded by trees.
The report describes it as “a striking green
crown on the skyline” that will reduce local
air and noise pollution. It adds: “To soften
and green a hard inner-city environment
currently severely lacking in landscaping, the
rooftops will be “urban sky forests” planted
with new trees.”
Ploberger Hotel Group was previously
given planning permission to redevelop Bow
Street Magistrates’ Court and Police Station
into a 100-room hotel with restaurants and
bars.
The City’s Planning Committee will
consider this application in due course.

Spring at Somerset House
Somerset House isn’t too far away from
the procession route this year, making the
Spring restaurant the perfect spot for the
ethically minded diner. Head chef Skye
Gyngell has been pushing forward Spring’s
environmentally-friendly policies since
2016, creating brilliant seasonal menus
from all locally sourced and organic
produce. Her last ‘Scratch Menu’ raised
awareness on food waste and she is now
pushing ahead with a plan to make the
restaurant entirely plastic free by the end
of 2019; not a small feat for those in the
hospitality industry. And beyond all of their
sustainability efforts, the space within the
new wing of Somerset House is visually
stunning and the changing menu is given
a whole heap of thought and care. It’s fine
dining done ethically, and a supreme pick
for the Lord Mayor’s Show.
