BRADFORD COLONY 1 & 2 BRADFORD COLONY SECTION 3
(BC1&2) NEWS FROM THE BOARD
HAPPY NEW YEAR to all! The Board wishes our residents a happy and
healthy new year!
DEED RESTRICTIONS
If you do not have a copy of our deed restrictions, please register your
home in TownSq and you will be able to download a complete copy
from the “Documents” tab.
We really enjoy seeing a lot of the homes in our community decorated
for the holidays. However, one of the restrictions is that you will
have to take down these decorations in January. Christmas lights,
decorations, etc… should not be left at the street view side of your
homes after January. We are not strict as far as setting an exact date
you must remove them, but after January, they should have been
removed, if not, you may receive violation letter. We know each of s
really want to be good neighbors and good community partners, so
please adhere to the restrictions set in our by-laws.
ASSESSMENT
As a reminder, annual assessment is due on January 1 st of every year
and late fees + interest will be added to your balance if payment is
not posted to your account by 1/31/2022. The payment will have to
be received by PMG’s processing center and posted to your account
on or before 1/31/2022 to avoid late fees and interest, not the postmark
date you mail it or date you make an electronic payment since
it take time for processing. So please mail you payment early to allow
time for processing. Taking the payment physically to PMG DOES NOT
expedite the process because PMG does not process the payments in
their office that day, they simply mail it for you.
The assessment is due even if you do not receive an invoice in mail.
The invoice will be mailed sometime in early December. Not getting
the bill in mail does not mean you don’t have to pay. Board thanks all
those homeowners who have always paid timely and correct amount.
In the past some small payment differences were written-off s if they
are only a few days late but we will stop doing this as it is unfair to
others who pay on time and pay correct dues amount. So please be
aware that if you do not allow time for payment processing, a late fee +
interest will be applied to your account every month until it is paid off.
If you are new to our community, you may not know that our annual
assessment DOES NOT include fees for using the community pool. If
you are interested in using the community pool, you may register with
the management company that manages the pool and pay the extra
fee to use the facility. The open house/registration is usually held in
April or May every year. The management company information can
be found in the “Contact List” on the page of this newsletter.
MONTHLY MEETING
Our monthly meeting is always scheduled on 2 nd Tuesday at 7 PM. The
meetings are still expected to be a conference call instead of face-toface
meeting. Meeting information can always be found in our TownSq
app. If you have not registered for an account in TownSq, it is easy and
it can be downloaded as an app to your phone simply using your email
and property account number assigned by PMG (it can also be found
on your assessment bill) or you can contact PMG to obtain it. The next
meetings will be held on 1/11/2022, 2/8/2022 and 3/8/2022.
GARAGE SALES
At present, there are no plans to have a neighborhood wide garage
sale for BCS3 this year. But the Bylaws allow for individual residents
to have up to four garage sales per year.
If you are interested in having your own garage sale, please contact
any Board member to let them know you are planning to do this.
Thank you for your cooperation as to this issue.
CONTACT THE BOARD
As is the case with everything in our small neighborhood, every
resident should feel free to contact any Board member as to any issue
or question that you have about BCS3. Contact information for all the
Board members is located inside of this publication.
CHARLESTOWN COLONY
(CHC) NOTES FROM THE BOARD
Happy New Year and MLK Day!
LET’S KICK OFF THE NEW YEAR WITH AN
AMAZING LOOKING NEIGHBORHOOD!
As many may have noticed, the management company has been
completing forced improvements in our subdivision. This is expensive
for the homeowner. Be advised, our deed restrictions are being fully
enforced. If the homeowner fails to maintain their property, the
management company will do it on your behalf and it will cost a lot
more than had it been completed on the homeowner’s own volition.
The Park has a no parking zone along the street along Charlestown
Colony Drive. This is to protect our loved ones. If cars continue to
park along Charlestown Colony Drive in the “no parking zone,” Harris
County Sheriff’s Office now could ticket or tow the vehicle at the
owner’s expense.
The deadline for HOA dues is quickly approaching, please do not
forget to avoid paying late penalties.
COMMUNICATIONS
Charlestown Colony is under new management. If you receive a
deed violation letter, please work quickly to resolve any home repair
issues. The new management company will be enforcing our deed
restrictions to the fullest extent allowed on a consistent basis. For
questions, comments and concerns regarding the community, please
reach out to our community manager.
Due to the lack of advertising within the colonies, Charlestown Colony had to
reduce the amount of articles published in the newsletter. Please see the back
of the Krenek Magazine for upcoming events.
ANNUAL HOA DUES
Thank you to all who have paid your HOA dues! If HOA dues have not been paid
yet, expect a certified letter with penalties. In order to avoid additional costs
and fees, there are several options to make HOA payments. As of February
1 st , unpaid annual dues are considered delinquent and subject to late fees
and penalties. Our management company has new policies and procedures
in place to collect on past due HOA assessments. If these have not been paid
yet, please make every effort to pay or make a payment arrangement. The
Board worked diligently to maintain our HOA dues although the neighborhood
incurred additional expenses caused by the Artic Blast. There are several
payment options available.
CHARLESTOWN COLONY PARK:
PLEASE CONTACT THE BOARD OR
INFRAMARK IF YOU HAVE ANY INFORMATION.
Our community park is enjoyed by many of the residents and their family
members! Especially, now as we are starting to turn the COVID 19 corner. It
has bounced back since the days of Hurricane Harvey! Let’s keep it looking
amazing! There have been reports of trash and debris in the park where the
trashcans were overflowing which is an eye sore for the residents living around
the park. Please remember to pick up after ourselves. If you are using the park’s
trash can as a personal trash bin, please stop it and use your own trash cans.
PARKED CARS ON STREETS CLOSE STOP
SIGNS, COMMERCIAL VEHICLES & TRAILERS
• We are still seeing cars parked on the street close to
stop signs which becomes very dangerous for drivers to
maneuver around oncoming traffic. Please park cars safely
on the streets to avoid accidents. We love our residents and
do not want to see anyone injured.
• There are several community parking areas around the
park and patio homes in the front of our subdivision. Please
do not park there longer necessary. Please be cognizant of
our neighbors. If you haven’t seen tow signs already, these
will be posted soon. Cars parked in Charlestown Colony
community parking spots longer than necessary will be
towed at the owner’s expense.
• It is a violation of our deed restrictions to park commercial
vehicles, trailers, etc. in public view for an excessive amount
of time. The number of hours these vehicles can be parked
on the street is limited. Please refer to our deed restrictions.
Harris County will be conducting a traffic study in our area to
determine where street tow signs will be posted.
OUR FURRY FAMILY MEMBERS
There have been several complaints about dogs not being
on a leash when being walked and pet owners not picking up
after their animal does their “business.” Please be mindful and
respectful of our neighbors and common areas such as the park
and pick up after your pets. There continues to be a noticeable
number of lost and found pets posted on the Nextdoor Ap.
Please secure the furry family members by replacing broken
fencing or other measures of security for our loving pets.
HOME RENOVATION PROJECTS:
It has been over 4 years since Harvey devastated Houston
and for those who are still working on repairs, please
be conscious of our deed restrictions. The Architectural
Review form is required to complete exterior projects such
as replacing fences, exterior painting and pretty much any other
exterior project attached to the home that can be viewed from the
street. The Architectural form can be obtained from Inframark. We
have all endured a lot due to the blast and Hurricane Harvey and have
probably filled out enough forms over the last few arctic months to
last a lifetime. However, this form is just another step in the renovation
process and keeping the project on track. Our deed restrictions have
these forms in place to maintain the appearance of Charlestown
Colony. If exterior projects are completed without consent, the
homeowner could be subject to make changes such as re-painting
the house all over again which is costly and time consuming. Most of
the Architectural Review forms can be processed within 10 business
days, but it could take up to 30 days. If it is urgent, please indicate that
on the form and include a phone number. Inframark may be able to
offer a verbal, “yes” to get the project started while the form is being
processed. https://inframarkims.com/wp-content/uploads/2021/03/
NEW YEAR’S
We here at the Association would like to wish all of you and your
family a Happy and Safe New Year.
WINTER IS HERE -
REMEMBER THE FREEZE FROM LAST YEAR
I know we don’t often have to worry about freezing temps here but
it can sneak up on us. Protect your pets, plants and pipes. Have food
and other supplies handy in case we lose power for a few days.
YARD TIPS
You can help wildlife by leaving as much tidying up as possible until
the end of winter and doing so can make your garden look more
attractive, too. This is the season when it’s easiest to get into your
garden to make changes in preparation for the coming year. Take the
opportunity to look around and decide where to add new wildlife
features, such as a log pile or pond.
Pay special attention to your flowerbeds and hedges - it’s time to
single out the plants that do not contribute very much, swapping
them for species that will attract more animals to your garden.
As winter progresses, birds will become more dependent on the food
you put out. This is when they use feeders most heavily, so hygiene
is important: clean your feeders and tables now by soaking them in
sterilizing fluid and get into the routine of washing them regularly.
Don’t forget to keep seed feeders full and fresh water in birdbaths.
Put out suet cakes - the extra protein helps keep our feathered friends
warm in the winter months.
MUD 102
Stay informed with the MUD District and sign up with www.hcmud102.
org to receive emails.
SECURITY
The officers that patrol our neighborhood are contracted by us and
are here to protect us and our property. They have no concern of your
immigration status, so please call them.
If you see something, say something. Call the sheriff’s department
713-221-6000. Lock your car doors and take your valuables out of
your car.
ARCHITECTURAL AND MODIFICATION REVIEW
Please remember when you are making modification to the exterior
of your home and or your property you must submit an application
for approval before any work begins. This will help you avoid costly
“do-overs” or a Deed Restriction violation. To submit a request, log in
on pmghouston.com website using My Account. On the top left side,
you will click on Services and Amenities and then click Architectural
Review. There you can submit a request.
