SAFE AND CLEAN<br />
The <strong>Copperbrook</strong> HOA Board of Directors hopes you have<br />
a safe Summer and will be working on keeping our newsletter<br />
with the latest information. We also have a website:<br />
copperbrookhoa.com and a facebook account.<br />
A big “THANK YOU” to everyone that has made every effort<br />
in the beautification of your landscaping and homes. We<br />
know it has been a struggle to get some of the plants to<br />
thrive again, but with time some will thrive this season.<br />
Weekly and monthly inspections are done by our hired Inspection<br />
Team “Twins Colors,” so if you see someone taking<br />
photos take the time to say “Hi.”<br />
Here are some housekeeping rules to observe in order to<br />
keep our community safe and beautiful.<br />
DECOR OF THE SEASON:<br />
<strong>Copperbrook</strong> Board has been handing out Beautiful Yard<br />
letters to homeowners during inspections. Be a part of<br />
that trend as our community begins to recover from last<br />
winter. We look forward to placing a beautiful yard sign at<br />
your home and reaching out to you for advice on how to<br />
share your information on keeping our landscaping in tip<br />
top shape.<br />
HERE IS THE SCHEDULE OF AWARDS:<br />
Best Spring Yard: Judged April 15 th or June<br />
Best Summer Yard: Judged July 15 th<br />
Best Halloween Yard: October 31 st<br />
Best Christmas Yard: December 25 th<br />
POOL RULES AND PASSES:<br />
Pool Hours Tuesday-Sunday: 6 AM - 10 PM<br />
Cameras are active and monitored at all times, so please<br />
follow these set rules.<br />
We suggest you do not swim on Fridays before 9am as the<br />
pool inspector will be utilizing chemicals to prepare for the<br />
weekend rush.<br />
If you have not yet signed a waiver for pool access, there<br />
will be a $10-$20 fee to access the pool. Contact Francesca<br />
Garcia at 832-265-8564 for instructions on how to receive<br />
your cards. You may access the waiver at copperbrookhoa.<br />
com. Have a safe and fun summer and please adhere to the<br />
pool rules. No smoking, alcoholic beverages, extra guests,<br />
running, improper behavior or violating any pool rules.<br />
These are printed at the pool. Failure to comply will get<br />
your card deactivated.<br />
PARK SAFETY:<br />
Parents please accompany all children to the park and<br />
make note the park closes at sundown. This area is monitored<br />
by our contract deputies as well as our park/pool<br />
cameras.<br />

VIOLATION LETTERS:<br />
Our community is governed by CC&R’s. All HOA communities have their<br />
own version of what is required to adhere to a cohesive look and maintain<br />
the values of our properties. Governing documents are closely followed<br />
by the HOA Board and Management along with Roach Law Firm.<br />
We ask that you please become familiar with these restrictions and follow<br />
them to avoid violation letters that can escalate to a 209 letter. 209’s<br />
letters are accounts that are referred to the attorney. These letters are<br />
charged back to your account, so please help us to avoid any letter getting<br />
to this point. If you received a letter, the Board is willing to help you<br />
find a solution and hear your concerns. You may attend any meeting via<br />
zoom by invitation through our managing agent.<br />

NEIGHBORHOOD WATCH COMMITTEE:<br />
If safety is a concern of yours, we have the perfect spot for you. We are<br />
currently looking for more volunteers to be a part of the neighborhood<br />
watch committee. Javier Garcia (832-689-9454) is currently working on<br />
putting a plan together to attain “Block Captains” for each street. You get<br />
notified via a group text concerning safety issues or suspicious activity.<br />
Always contact non-emergency 911 when in doubt of suspicious activity<br />
and know that MUD130 provides 3 full time contract deputies and 3-5<br />
part time deputies for our district. It’s nice to live in a community that is<br />
safe, but we know that living close to HWY6 can cause some challenges<br />
at times. Keep your garage doors closed, cameras in working order and<br />
front door lights on to help curtail crime in our neighborhood.<br />
SURVEILLANCE CAMERAS:<br />
Surveillance cameras are installed at the pool house, both community<br />
entrances and community park. HOA Board Members and Neighborhood<br />
Committee head has access to the cameras 24-hours with notifications<br />
alerts. The Board of Directors makes every effort in keeping this<br />
community safe, but if you see something say something. Together we<br />
can make a difference.<br />
MONTHLY MEETINGS:<br />
2 nd Thursday of every month via Virtual for homeowners at 5 PM. Contact<br />
our managing agent for an invitation. We welcome homeowners to join<br />
in and listen to all the exciting things the <strong>Copperbrook</strong> Board works on<br />
a monthly basis.<br />
WATER METERS:<br />
Mud130 has EyeOnWater access to homeowners, which helps keep track<br />
of your water usage. Visit www.eyeonwater.net and you will need your<br />
zip code, account number and email to sign up. Let us know if you need<br />
help getting this setup.<br />

Glazed Apple<br />
Cream Pie<br />
INGREDIENTS:<br />
1/2 cup white sugar<br />
1/2 cup milk<br />
1/2 cup heavy cream<br />
1/4 cup butter<br />
2 tablespoons cornstarch<br />
2 tablespoons milk<br />
1 teaspoon vanilla extract<br />
2 tart apples - peeled, cored and sliced<br />
1 tablespoon all-purpose flour<br />
1/4 teaspoon ground cinnamon<br />
1 (15 ounce) package pastry for double-crust pie<br />
1/2 cup confectioners’ sugar<br />
1 tablespoon milk<br />
1/4 teaspoon vanilla extract<br />
1 tablespoon butter, softened<br />
DIRECTIONS:<br />
In a medium saucepan over medium heat, combine 1/2 cup sugar, 1/2 cup milk, 1/2 cup cream and 1/4 cup butter. Heat until butter is<br />
melted, stirring occasionally. In a small bowl, whisk together the cornstarch, 2 tablespoons milk and vanilla; stir into saucepan. Cook<br />
until thickened, stirring constantly. Remove from heat, and set aside to cool slightly.<br />
Preheat oven to 400 degrees F (200 degrees C). In a medium bowl, combine the apples, flour and cinnamon. Mix well. Line a 9<br />
inch pie pan with pie dough. Pour thickened filling mixture into pastry-lined pie pan. Arrange apple mixture evenly over filling.<br />
Top with second crust, seal and flute the edges. Cut slits in top crust. Bake for 30 to 40 minutes or until crust is golden brown and<br />
apples are tender. Cool for at least 30 minutes.<br />
In small bowl, combine confectioners’ sugar, 1 tablespoon milk, 1/4 teaspoon vanilla and 1 tablespoon softened butter. Blend until<br />
smooth; pour evenly over warm pie. Refrigerate for at least 1 1/2 hours before serving (longer is better). Source: allrecipes.com<br />
Chinese New Year<br />
Chocolate Candy<br />
INGREDIENTS:<br />
2 cups semisweet chocolate chips<br />
2 cups butterscotch chips<br />
2 1/2 cups dry-roasted peanuts<br />
4 cups chow mein noodles<br />
DIRECTIONS:<br />
Butter a 9x13 inch dish. Melt chocolate and butterscotch chips<br />
in the top of a double boiler over simmering water. Remove<br />
from heat and stir in peanuts. Stir in noodles until all is well<br />
coated. Press into prepared dish. Chill until set; cut into<br />

LIGHT JARS<br />
Do you get that let down feeling in <strong>January</strong> once all<br />
the decorations come down? My favorite part of the<br />
holiday season is the lights and my husband teases<br />
that YEAR ROUND I would have the inside of our<br />
house looking like the Griswald’s outdoors if he let<br />
me. (He is probably right, lol.)<br />
So my compromise is that I get Mason jars, mayo or<br />
pickle jars or even some vases and I use the battery<br />
operated string lights to make “normal” decorations.<br />
In one, along with the lights, I have the glass beads<br />
you can get at the dollar store in many colors; in<br />
another I have seashells we got in Galveston. I am<br />
sure you can find something that would match your<br />
own home and style to place in these.<br />
So if you are like me and just need that pick-me-up<br />
of some bright twinkling lights once the decorations<br />
are all down, make one or more of these and have<br />
