Noted local architect Bill Shaffer designed the house utilizing an open floor plan with a focus on<br />

with surround media(den) and speakers in 14 zones controlled by Savant Pro. There is also 1200 bottle<br />

wine cellar with dual a/c for backup that is properly alarmed in the basement. There is also a work bench<br />

BOAT HOUSE


The house’s first floor includes an eat in kitchen with viking stove and two additional thermador ovens.<br />

There is a sub zero refrigerator/freezer and two addional under counter sub zero drawer refrigerators.<br />

There is also a large sub zero refrigerator and separate freezer at the bottom of the stairs in the basement.<br />

There is a sub zero ice maker in the bar with a proper sub zero wine chest holding 135 bottles. There are 3<br />

Melie dishwashers under counter and a zero clearance see through gas fireplace. The den is off the kitchen<br />

on the north side of the house which houses the bar and gas fireplace(convertible back to wood). The bar<br />

and built-in cabinetry have bright cherry wood finish which compliments the Brazilian santos mahogany<br />

floors that cover all 3 floors. The great open room houses a sunken living room that has bluestone floors<br />

that are hot water heated which keeps the room cozy for bright winter days. The upper great room has a<br />

sitting area and an area currently utilized for a pool table but traditionally had a 12 seat dining table. The<br />

library is also off the great room. Continuing west in the great room you come to a full bath and a private<br />

wing for guests or in laws that includes what was originally intended as a large gym/kid’s playroom which<br />

currently houses a proper home office. Also on the first floor is a proper laundry room with plenty of<br />

built-in cabinets for ample storage.<br />

The second floor features the primary bedroom facing south with full windows leading to a mahogany<br />

deck with outdoor furniture. There are two proper his and her closets as well as separate water closets,<br />

one of which has a toto. The shower is quite large with separate heads and glazed glass the full length. The<br />

primary bath floor is heated and the shower has steam. Off the primary bedroom is one of the house


treasures- a proper turret reading room with 180 deg windows. There is an en suite bedroom on the west<br />

side of the house and a jack and jill bedroom set on the north and east side of the 2nd floor. There is also a<br />

second laundry room on this floor. The third floor has teak clad walls as was originally an office space but<br />

not serves as a bedroom.<br />

Landscape designer James Doyle designed the hardscape, layout of the zero edge pool and many, now<br />

mature, perennial beds. More recently Diana Cutler from Sasco Farms has replenished the beds which<br />

offer proper rotation through the season. James specified Pennsylvania slate and stone which have<br />

abundant colorful minerals. The abundant stone hardscape utilizes a dry set appearance. There is full drip<br />

and sprinkler based water system. The property enjoys a beautiful oak ’Tree of Life’ on the embankment<br />

which the family has always embraced as spiritual sanctuary. The trees offer abundant privacy screening<br />

from the river traffic.<br />

In the driveway there are 6 parking spots and the garage holds 3 more. The garage was designed to have<br />

very generous bays and the owner often puts 4 cars in for impending snow storms. The garage was also<br />

built with high ceilings which would accommodate stacking cars for a car enthusiast. The garage is heated<br />

and has year round spigot with hot and cold water, it also hosts the pool equipment so the pool area is<br />

quiet. The house has a battery backup system as well as a generator.<br />
