Who is responsible for helping you break into the industry and<br />
how did it happen? I got myself in. I was living at a community<br />
and quit my job as a costumer and went in to the leasing office<br />
to ask what happened if I was late with rent. After the eviction<br />
process was explained to me and I freaked out they offered me a<br />
job in leasing.<br />
What is the decision process on how you choose your suppliers?<br />
I seek out AAMD members first, and listen to feedback from<br />
current or previous clientele. The decision is always going to be<br />
solidified when the supplier has a true understanding of service<br />
and executes that with interactions with myself and my team.<br />
What is the best career-related decision you ever made? Being<br />
vocal about where I wanted my career path to go. That way those<br />
that could direct and advise me knew I was open to hearing<br />
feedback and criticism that would lend to the shaping of me.<br />
What high school stereotype were you? Drama geek (think Glee).<br />
What movie title best describes your management style?<br />
Labrynth – because it is exciting at every turn, there are a lot of<br />
muppets and I occasionally dress like David Bowie.<br />
If a reality show were made about your life, what would it be<br />
called? This Stuff Only Happens to Garrett<br />
What is the most valuable contribution you bring to your<br />
company? My sense of humor, the ability to build people up<br />
based on their professional strengths, and my investigative<br />
intuition that aids in problem solving.<br />
What month and year will the <strong>Metro</strong> <strong>Denver</strong> vacancy rate drop<br />
below 5%? June 2012 – and then the world will end.<br />
How has the approach to your budget changed in the past 3<br />
years? It feels like it has been a fight to get the money needed in<br />
the places we need it for the past 3 years! I love seeing the strides<br />
the industry is taking to reduce operating costs with sustainability<br />
programs and alternative marketing. We have had to be creative<br />
and strategic with our monies and that has led to some innovative<br />
ideas that are paying off. It has also educated everyone that the<br />
standard advertising is not necessarily what we need to go with<br />
at every property, we need to listen to the personality of the asset<br />
and design plans for promotion based on that.<br />
What is the hardest business decision you’ve ever had to make?<br />
This is a bit too fresh…but coming back to work after having my<br />
baby. Then realizing that I was different, and my priorities were<br />
different and I needed to make a change for myself, rather than<br />
serving the needs of everyone else around me. I am rarely selfish,<br />
but now I have to be with my time, my work, and my future.<br />
What is the fastest growing amenity in the industry today? I<br />
would really like to see a resurgence of concierge type services<br />
that simplify life for our residents. If we can somehow give them<br />
time back in their day!<br />
What is one task/role/responsibility at work that you wish you<br />
didn’t have? My commute! I used to have a home office and now<br />
I actually have to brush my hair before starting the day!<br />
If money were not a factor, where would you retire? Costa Rica – for<br />
awhile and then I would like to have an endless travel fund so that I<br />
could see friends and family all over and bring them to see me.<br />
If entertaining important guests, what would you prepare/serve<br />
for dinner? Ceviche and some killer wine!<br />

Who is responsible for helping you break into the industry<br />
and how did it happen? Upon graduation from Kansas State<br />
University with a degree in accounting I moved to <strong>Denver</strong>,<br />
answered an ad in the <strong>Denver</strong> Post and was hired by JBK<br />
Management Group as their new Controller. That was the start<br />
of my career in Property Management. The B of JBK was Irv Baker<br />
who brought me into the industry where we worked together for<br />
the first ten years.<br />
What is the decision process on how you choose your suppliers?<br />
Depending upon the product or service the most prevalent<br />
factors are quality, price, reputation of the company and<br />
customer service.<br />
What is the best career-related decision you ever made?I left<br />
<strong>Denver</strong> in 1988, I was offered a job with Simpson Property Group<br />
in 1998, and I accepted and moved back. Simpson is a great<br />
organization that puts their employees first.<br />
What high school stereotype were you (jock, band, nerd, etc)?<br />
I was a runner, receiving seven varsity letters over the four years.<br />
What movie title best describes your management style?<br />
A Man for All Seasons<br />
If a reality show were made about your life, what would it be<br />
called? The Constant Gardner. I love to grow beautiful flowers<br />
What is the most valuable contribution you bring to your<br />
company? Experience in many different areas.<br />
What month and year will the <strong>Metro</strong> <strong>Denver</strong> vacancy rate drop<br />
below 5%? There are too many factors that need to fall in place<br />
to predict this; however we are better off in this downturn than<br />
the last downturn occupancy wise, May <strong>2011</strong>.<br />
How has the approach to your budget changed in the past<br />
3 years? We have to look to save every penny possible on<br />
expenses since incomes are not rising.<br />
What is the hardest business decision you’ve ever had to make?<br />
Personally, leaving one company to go to work for another.<br />
What is the fastest growing amenity in the industry today? This<br />
is not an amenity, but necessary, residents want everything that<br />
makes life easier; anything that we can do electronically is always<br />
accepted from electronic rental payments to service requests.<br />
What percentage up or down is your NOI? Currently it is down<br />
but it is heading up. Current projections show it increasing but<br />
will remain negative by year end.<br />
If money were not a factor, where would you retire? Vail and<br />
Captiva Island, FL<br />
If entertaining important guests, what would you prepare/serve<br />
for dinner? I love to cook so it could be a variety of things, but I<br />
cook a great rack of lamb.<br />
