Who is responsible for helping you break into the industry and
how did it happen? I got myself in. I was living at a community
and quit my job as a costumer and went in to the leasing office
to ask what happened if I was late with rent. After the eviction
process was explained to me and I freaked out they offered me a
job in leasing.
What is the decision process on how you choose your suppliers?
I seek out AAMD members first, and listen to feedback from
current or previous clientele. The decision is always going to be
solidified when the supplier has a true understanding of service
and executes that with interactions with myself and my team.
What is the best career-related decision you ever made? Being
vocal about where I wanted my career path to go. That way those
that could direct and advise me knew I was open to hearing
feedback and criticism that would lend to the shaping of me.
What high school stereotype were you? Drama geek (think Glee).
What movie title best describes your management style?
Labrynth – because it is exciting at every turn, there are a lot of
muppets and I occasionally dress like David Bowie.
If a reality show were made about your life, what would it be
called? This Stuff Only Happens to Garrett
What is the most valuable contribution you bring to your
company? My sense of humor, the ability to build people up
based on their professional strengths, and my investigative
intuition that aids in problem solving.
What month and year will the Metro Denver vacancy rate drop
below 5%? June 2012 – and then the world will end.
How has the approach to your budget changed in the past 3
years? It feels like it has been a fight to get the money needed in
the places we need it for the past 3 years! I love seeing the strides
the industry is taking to reduce operating costs with sustainability
programs and alternative marketing. We have had to be creative
and strategic with our monies and that has led to some innovative
ideas that are paying off. It has also educated everyone that the
standard advertising is not necessarily what we need to go with
at every property, we need to listen to the personality of the asset
and design plans for promotion based on that.
What is the hardest business decision you’ve ever had to make?
This is a bit too fresh…but coming back to work after having my
baby. Then realizing that I was different, and my priorities were
different and I needed to make a change for myself, rather than
serving the needs of everyone else around me. I am rarely selfish,
but now I have to be with my time, my work, and my future.
What is the fastest growing amenity in the industry today? I
would really like to see a resurgence of concierge type services
that simplify life for our residents. If we can somehow give them
time back in their day!
What is one task/role/responsibility at work that you wish you
didn’t have? My commute! I used to have a home office and now
I actually have to brush my hair before starting the day!
If money were not a factor, where would you retire? Costa Rica – for
awhile and then I would like to have an endless travel fund so that I
could see friends and family all over and bring them to see me.
If entertaining important guests, what would you prepare/serve
for dinner? Ceviche and some killer wine!

years? Take a more conservative approach to rental income

Cutting staff.

What is your approval rating of President Obama? My Mother
always told me, “If you can’t say anything nice then don’t say
anything at all.”
What is one task/role/responsibility at work that you wish you
didn’t have? Being the bearer of bad (negative) news.
If money were not a factor, where would you retire? Spain

how did it happen? An accountant and property owner I knew in
Norman, OK asked me to run his property management business
because he was to busy and could no longer run his accounting
practice and his property management business.

from Vail to Denver

Who is responsible for helping you break into the industry
and how did it happen? Upon graduation from Kansas State
University with a degree in accounting I moved to Denver,
answered an ad in the Denver Post and was hired by JBK
Management Group as their new Controller. That was the start
of my career in Property Management. The B of JBK was Irv Baker
who brought me into the industry where we worked together for
the first ten years.
What is the decision process on how you choose your suppliers?
Depending upon the product or service the most prevalent
factors are quality, price, reputation of the company and
customer service.
What is the best career-related decision you ever made?I left
Denver in 1988, I was offered a job with Simpson Property Group
in 1998, and I accepted and moved back. Simpson is a great
organization that puts their employees first.
What high school stereotype were you (jock, band, nerd, etc)?
I was a runner, receiving seven varsity letters over the four years.
What movie title best describes your management style?
A Man for All Seasons
If a reality show were made about your life, what would it be
called? The Constant Gardner. I love to grow beautiful flowers
What is the most valuable contribution you bring to your
company? Experience in many different areas.
What month and year will the Metro Denver vacancy rate drop
below 5%? There are too many factors that need to fall in place
to predict this; however we are better off in this downturn than
the last downturn occupancy wise, May 2011.
How has the approach to your budget changed in the past
3 years? We have to look to save every penny possible on
expenses since incomes are not rising.
What is the hardest business decision you’ve ever had to make?
Personally, leaving one company to go to work for another.
What is the fastest growing amenity in the industry today? This
is not an amenity, but necessary, residents want everything that
makes life easier; anything that we can do electronically is always
accepted from electronic rental payments to service requests.
What percentage up or down is your NOI? Currently it is down
but it is heading up. Current projections show it increasing but
will remain negative by year end.
If money were not a factor, where would you retire? Vail and
Captiva Island, FL
If entertaining important guests, what would you prepare/serve
for dinner? I love to cook so it could be a variety of things, but I
cook a great rack of lamb.
