Buyer and seller activity ramp up as house
prices continue to strengthen: Rightmove
The latest research and data released by Rightmove has revealed the biggest December to
January increase in house prices since 2020.
Despite prices typically rising from a quiet December into a busier January, this
month’s increase of 1.3% for the price of property coming onto the market is
the largest for January since 2020, and more than double the 20-year average of
+0.6%.
According to Rightmove’s latest data, the record jump equates to £4,571 and sees
the average price of property entering the market hit £359,748.
Average new seller asking prices are still 0.7% lower than last year, highlighting
that many new sellers are being realistic about their expectations as the market
continues to recover from the impact of volatile mortgage rates.
However, the jump in the number of properties coming to market and the
strength of this month’s price rise also show that new sellers are more confident
about the outlook for the year ahead. Rightmove’s early snapshot of buyer and
seller activity since the start of the year is tentatively promising for those looking
to get their 2024 moving after a hesitant 2023.
Rightmove’s Tim Bannister explains: “After a stop-start market in 2023, the
initial signs suggest a smoother year for movers in 2024. More new sellers are
now entering the market with more confident pricing.
“While the increased level of buyer activity that we’re also seeing may justify
some of this increased pricing confidence from sellers, it’s important that sellers
who are keen to find a buyer don’t get carried away with New Year enthusiasm
when setting their price expectations.
“Elevated mortgage rates and the wider cost-of-living squeeze are still limiting
buyers’ spending power. Accurate and realistic pricing for their local area is the
recipe for success for sellers looking to get moving in 2024, and it’s been proven
that over-optimistic pricing makes a move much less likely.”
Whilst it’s an early snapshot of 2024, both buyer and seller activity have jumped
compared to the same period a year ago, indicating a return of confidence when
compared with the unsettled post-mini-budget period.
The number of potential buyers contacting estate agents about homes for sale in
the first week of 2024 was 5% higher than in the same period last year, with the
growth in activity strongest in London and the North East.
The number of properties coming to market for sale is also 15% higher than
at the start of last year, following a record number of sellers launching on
Rightmove on Boxing Day. The North East and South West have seen the greatest
addition of new choice for the increased number of new buyers.
“While the increased level of buyer activity
that we’re also seeing may justify some of this
increased pricing confidence from sellers, it’s
important that sellers who are keen to find a buyer
don’t get carried away with New Year enthusiasm
when setting their price expectations”
- Tim Bannister - Rightmove
There remains no glut of homes for sale, with the total number of available
properties just 1% above the more normal market levels of 2019. However, it
is vital that those who are keen to sell price competitively, even with this new
buyer activity, as the number of properties coming to market is outpacing the
rise in the number of buyers enquiring.
The most positive early indicator for 2024 is that the number of sales being
agreed is 20% higher at the start of the year than in the same period last year.
This also shows that many sellers are pricing attractively enough to tempt buyers
who were hesitant to commit a year ago when the outlook for mortgage rates
and buyer affordability was much more uncertain.
Since the 27th of December, Rightmove has seen nine of its ten busiest days for
prospective movers beginning the process of getting a Mortgage in Principle, to
see how much they are likely to be able to borrow from a lender, and therefore
the type of home that they may be able to afford.
January is on course to be the busiest month for people getting a Mortgage in
Principle on Rightmove since that service was launched in 2022. Whilst it is
still early days, this is another positive sign of future movers getting their 2024
budgets and plans in place.
The average 5-year fixed mortgage rate is now 4.86%, compared to the peak of
6.11% in July last year. As some best-buy rates edge closer to 4%, and a first
Base Rate cut since 2020 is expected later this year, there is overall a more stable
backdrop for the mortgage market than at this time last year.
Tim Bannister comments: “Rightmove’s whole-of-market data puts us in a
position to see the very earliest signs of activity in the market, and the number of
new listings, buyer enquiries to agents, and sales being agreed are encouraging
early indicators.
“Combined with our more recent Mortgage in Principle data, the numbers
suggest that many are taking action to make their move in 2024, perhaps
including some who paused last year due to the more unsteady mortgage
market.
“A General Election is expected to be held during the second half of 2024, and
traditionally we see a temporary slow-down in activity in the weeks before an
election, as movers wait for the outcome and assess any impact that it may have
on their housing plans.
He concludes: “It will be important to keep a careful eye on this and on the
impact of other economic news this year, but for now the data at the start of
2024 points to building momentum, and reasons for growing market optimism.”
Paul Bayliss, Director at The Square Room Estate Agents on the Fylde
Coast adds: “It’s been a busy January so far, which has followed a busy end
to 2023 for us, even more so than over the summer which is unusual. The key
thing is mortgage rates, and with rates coming down from July and into the start
of 2024, we can see buyers have more confidence.
A major survey of 101 global real estate fund managers with an average of $62.5bn
under management has found that 56% of investors feel optimistic towards the
outlook for UK and European commercial real estate investments over the next
12 to 18 months, according to a new report from global professional services firm
Alvarez & Marsal.
The investors surveyed highlighted the cost of capital and investment returns as the
areas they are most optimistic about. 62% expect the cost of capital to improve and
59% expect investment returns to improve.
In terms of Europe, 75% of investors plan to increase their exposure to the Nordic
markets, while 70% plan to increase their exposure to the UK.
Over the next 12 to 18 months, the survey found that investors are keenest to back
ventures that cater to travel and leisure, work and shopping, with 87% looking
to invest in hotel and leisure, 71% in office buildings and 67% in retail. The care
home and assisted living sector is set to receive the least interest, with only 23%
looking to invest in that sector.
The survey also found that investors are nearly unanimous in their views on
ESG, with 97% saying that ESG forms an important part of their investment
strategy. Energy efficient upgrades, smart building technology and green building
certifications are the key focus areas for ESG-oriented investors.
Kersten Muller, Managing Director at Alvarez & Marsal said: “The growing
consensus that interest rates have peaked suggests that the worst of the uncertainty
may be behind us. While this could pave the way for a rebound in the real estate
sector in 2024, investors should continue to exercise caution when evaluating the
types of properties and markets they deem worthy of their capital.”
“We’ve seen a lot of activity from first-time buyers, now ready to make their
move at the start of the year, and with mortgage rates more settled, we’re
also starting to see upsizers return who are now more confident to take out a
larger mortgage for a bigger home. The market is just getting started, but we’re
optimistic about what 2024 can bring.”
Nathan Emerson CEO of Propertymark comments:“Sellers will no doubt
be happy that their homes have increased in value month on month despite the
challenging economic situation.
“Serious buyers continue to complete on their homes, but what we now hope
is that this increase, combined with lower interest rates could encourage those
homeowners who have been holding back on their next home move due to
previous economic turmoil.
“It is now vital that the UK Government continues working towards reducing
inflation to increase momentum in the market.”
Majority of investors optimistic about UK
A new survey has revealed that 70% of global real estate investors plan to increase their
exposure to the UK in 2024.
I LOVE WHERE I LIVE
7
I love where I live…
Caerwent
With a fascinating history and beautiful setting, Caerwent also has a strong
community, where volunteering runs deep, says postmistress Angelique Gittings,
who enjoys running a business that’s at the hub of local life..
There are coaches to the primary school in Rogiet and to
Caldicot, Chepstow and Monmouth secondary schools.
We are lucky to have two community spaces in the village;
the village hall and the community centre. Between them
they host classes for all ages and interests, from archery to
Zumba, short mat bowls to historic sword fighting. The
community centre also has a newly-refurbished meeting
room, with excellent facilities. Both spaces are available to
hire for parties and sporting events.
Describe the vibe in your favourite local café
or pub…
The Coach and Horses is the only pub left in the village. It is
good for relaxed evenings and meals and also caters for wakes
and wedding parties and celebration afternoon teas.
The Baptist Chapel runs a village café on Friday mornings. It
is incredibly friendly and inclusive and brings young and old
together for a chat and some lovely food.
The Church runs a Community café on Monday mornings,
whose aim is the same, as well as running craft classes.
Further afield is The Marmalade House in Chepstow, which
has a vintage feel with excellent choices of tea and cakes, and
the Cwtch Cabin in Langstone which is very cosy, especially
in winter.
What leisure pursuits do you enjoy locally?
Eating out, walking, and volunteering.
So, where are your favourite places for eating
out?
For a celebration, Panevino in Chepstow. For a more casual
occasion, Ego at The Groes Wen Inn, Penhow; Los Reyes
Tapas & Wine Bar, Caerleon or the Rock and Fountain in
Penhow.
And your favourite walks?
I enjoy walking in Wentwood Forest, with a stop for a
yummy hot chocolate at The Glade Tearooms. I also like
walking in the Wye Valley around Tintern, with a stop at the
Wild Hare for excellent hot chocolate and some immense
sandwiches.
In what ways are you involved in your local
community?
I was a community councillor for two years and currently
serve on the Caerwent Village Hall and Playing Fields
Association committee.
As postmistress I am the collector of ‘things’. I sell tickets
for local events, collect items for tombolas, take in
donations for the food bank and collect subs for the village
newsletter, the Caerwent Meadows Project and the Church
200 club. The Post Office is the hub for anything local
that helps the village. We also recycle batteries and crisp
packets.
We always have a painted window for the living Advent
calendar and the Scarecrow trail and are a place to leave
donations of surplus produce to reduce waste.
What’s been the most exciting recent
development in the area?
Fibre!
Connectivity issues really came to the fore with the
blossoming of remote working in recent years. Half the
village now have it and it is gradually being laid in the other
part.
It will be amazing to have reliable, fast Broadband.
What’s the social life like in Caerwent?
Well, the Coach and Horses is open for food and drink
most days and evenings and the Caerwent Village Hall
and Playing Fields Association run monthly events at the
village hall. This year we have had a quiz night, Macmillan
cake and book fair, the village summer fete, family Friday
socials, car boot sales and coming up in November is our
Christmas shopping night and then two Christmas parties
in December for the over 60’s and the village children.
There is also the Caerwent Meadows Project which has
leased the CADW land around the roman ruins and has
managed this to make an old fashioned meadow. It was
recently awarded a Green Flag Award for environmental
excellence.
Which village events have you most enjoyed
recently?
One was the Caerwent Village Fete and Produce show in
the summer, for which we were blessed with beautiful
weather. As a committee we managed to pull off the right
mix of free and very low cost activities to draw in families
from the village and surrounds and it was a lovely relaxed
day with loads of smiley faces – an incredible team effort
that was appreciated by everyone.
I also enjoyed the Chapel wreath making event for the ladies
of the village, back in December. I am really looking forward
to this one again.
How would you advise someone new into the
area to get to know the locals?
Come to the Post Office! We advertise all the local events
and businesses in the window. Everyone is also very friendly
and chatty in the queue!
You could also go to one of the coffee mornings run by the
church and chapel or to the pub, where again people will
chat and make you welcome.
Tell me one fascinating fact about
Caerwent…
Roman Caerwent, or Venta Silurum, was established in
about 75AD as a settlement for the finally vanquished local
Silures tribe. The town was dissected by the Roman road
from Gloucester to the legionary fortress at Caerleon.
Photos of Caerwent: Sharon Chilcott and courtesy Angelique Gittings.
Photo of Angelique: Jacob Gittings
When I was made redundant from my last job, six years ago,
the opportunity arose to take over the Caerwent Post Office
and shop, with accommodation. I loved how the former
postmistress had transformed the shop and was really excited
to take over and carry on the ethos of the Post Office being
the heart of the community, supporting other local businesses
in the process.
What makes Caerwent unique?
The Roman ruins are spectacular. Caerwent was an important
town in the Roman era and had temples, shops, a forum
and fortified walls surrounding the town. The foundations
of many of the buildings have been excavated and are on
display, looked after by CADW. The walls form a great walk
around the village with spectacular views to Wentwood
Forest and beyond and at night the Severn crossing is visible
in the distance. The nearby forest has excellent trails for
walking, riding and mountain biking.
There is an army training base on the outskirts of the village
on the former munitions factory site. They regularly train
with helicopters and armoured vehicles lumbering into the
village are a regular sight. It can give us some very load
bangs at times but it soon becomes part of the soundscape of
the village and not intrusive at all!
For you, personally, what’s the best thing
about living there?
The community here is incredibly friendly and welcoming,
especially if you have dogs. Sebastien, our Post Office cat
holds his own with them, though and most know to give him
a wide berth when he is on the forecourt!
The community spirit was especially evident during the
pandemic years. Volunteering runs deep in this village, as
can be seen with the Caerwent Meadows project and the
Village Hall and Playing Fields Association, as well as all the
sports clubs. Villagers are very happy to give up their free
time to help, especially for the youngsters, and to make the
environment the best it can be for all of us.
What, if anything, spoils it for you?
Construction lorries using the village as a short cut and
vehicles speeding through the village. It is a perennial
problem that comes up in the community council meetings
on a regular basis but is very difficult to solve.
What sort of people does Caerwent attract? Is
it a good place to bring up a family?
Caerwent has a very mixed demographic with a good spread
of ages. There are lots of parks and green spaces and familyfriendly
facilities. It has a private nursery (Mathern Day
nursery at Caerwent); the Baptist Chapel run Little Fishes, a
baby and toddler group once a week in term time, and there
is a Monmouthshire-run youth club in the community centre.
Villagers are very happy to give up their free time to help, especially for the
youngsters…
Trends 2024
Before we embark on this style journey, we want to
emphasise that we aren’t suggesting a complete overhaul of
your space. Think of this round up as a curated exploration
of trends to draw inspiration for your future projects.
Earthy elegance
For a calming, relaxed, and welcoming interior, earthy or nature-inspired tones are
taking over. Tan, taupe, and light pinks are on the up, along with muddy colours that
have a calmness to them—think earthy colours with less vibrancy and more richness.
Farrow & Ball’s “Jitney” and Dulux’s colour of 2024 ‘Sweet Embrace’ provide tranquil
charm and versatility.
Bouclé is here to stay
Bouclé remains a timeless choice, although evolving with thicker piles and diverse
colour palettes, it’s a classic and always adds a beautiful texture to a room. Discover this
trend by exploring the statement Oliver sofa in Bouclé, available at www.sohohome.
com
Texture trumps gloss
Say goodbye to high-gloss walls! Embrace textured finishes such as Roman clay,
Limewash, or hand-tooled plaster for a more tactile and artisanal feel. Dive into this
earth-inspired approach and explore www.bauwerkcolour.com. Their unique paints
work differently, as they are made with clay, minerals and beautiful natural pigments.
Chrome
Once a staple in bathrooms and kitchens, chrome makes a softer comeback in fluid and
organic shapes. Stainless steel, aluminium, chrome, and nickel are making a return,
reviving the modern appeal of silver. Discover personalised lighting options at www.
fritzfryer.co.uk to add a distinctive touch to your home.
WHO SAYS BUSINESS
& PLEASURE DON’T MIX?
Investing in a luxury holiday lodge at Maesmawr Farm Resort could be more
profitable than you think with domestic tourism and UK staycations set to boom
Have you found a new appreciation for the
natural beauty found closer to home over
lockdown?
You’re not the only one – new research has found
that 83% of tourists would prefer to holiday in the
UK than travel abroad this year, and this trend
is set to continue into next year, bringing a huge
boost to Britain’s hospitality and holiday sector.
With holidaymakers turning to socially distanced
trips that are locally accessible during this volatile
time, now is the time to take advantage of the UK
holiday market which generates over £9.3 billion
every year in revenue – camping, glamping and
lodge holidays have become a great option for
people wishing to escape everyday life whilst
minimising the risk of Covid-19.
Enter Maesmawr Farm Resort. An idyllic hidden
gem set deep within the heart of the Welsh hills,
Maesmawr Farm offers a slice of escapism from
the hustle and bustle of the usual tourist spots;
this resort is the perfect place to restore and
rejuvenate your senses, being nestled within 27
acres of stunning landscaped grounds, boasting
uninterrupted, panoramic views of the rolling hills
and countryside of the mystical Severn Valley.
Maesmawr Farm is part of the Boutique Resorts
collection, founded by Mark Whitehouse in late
2014 with the aim of creating a collection of
boutique luxury resorts that appeal to those who
seek peace and relaxation from their holiday
time. Having worked in the industry since the
1980’s and having owned several Parks in that
time, Mark has accumulated over thirty years
of valuable experience and insight into the
holiday industry.
This industry knowledge shines through
everything the Whitehouse family does, as Mark
has explained in a recent interview: “Our quest for
delivering a high quality experience to our owners
and guests is built on customer service beyond
that of our competitors, with one simple value
kept in mind: to treat people as we would wish to
be treated ourselves. This is paying exponential
dividends, as our levels of repeat visitors grows
year on year and our lodge owners continue
recommending us to others.
We’ve seen a strong rise in demand for luxury
lodge ownership and holidays in recent years,
and industry experts are predicting the demand to
continue to rise to a sustained level around 40%
higher than it was previously, due to the current
situation introducing new customers to our
marketplace.
It certainly seems that UK domestic tourism is
gearing up for a sustained period of long term
growth, which is presenting strong opportunities
for anyone wishing to enjoy a second home in a
secure environment that effectively pays them to
own it.”
With this focus on exceptional quality, Maesmawr
Farm Resort offers stunning 2- and 3-bedroom
holiday lodges for sale and holiday rental, and
all of the holiday homes have been created in a
collaborative effort between some of the best
designers in the business. With outside spaces just
waiting to be explored and discovered, each lodge
available offers luxury furnishings, quirky interior
designs and large private decks that overlook the
beautiful countryside views.
Not to be confused with conventional Holiday
Parks, Maesmawr Farm offers long-term property
ownership that can be enjoyed for generations,
just like a cottage would be but with the additional
benefits, security and support of being on a wellmanaged,
private leisure development – and the
on-site team can assist with all manner of things
to make visits even more enjoyable for owners
and guests alike with a Concierge-style service.
Offering an incredible investment opportunity, the
lodges here benefit from a fully managed letting
package that covers all aspects of what is required
end to end – from marketing to maintenance.
Buy-to-let owners don’t have to lift a finger and
can simply sit back and benefit from net returns
HOME IMPROVEMENTS 27
10 Home Improvements to Increase Your Property Value
Are you considering selling your home and looking for ways to boost its market
value? Investing in strategic home improvements can significantly increase
your property’s worth and attract potential buyers. Utilising our nearly 40
years’ knowledge of home improvement, we’ve compiled a list of ten effective home
upgrades, focusing on adding value to your property. Read on to discover how these
enhancements can make your home more appealing to prospective buyers.
1. Energy-Efficient Windows and Doors
Investing in energy-efficient windows and doors not only enhances the aesthetic
appeal of your home but also reduces energy bills. Opt for high-quality products like
those offered by Glevum Windows, designed to meet UK standards, and improve
insulation.
2. Modern Kitchen Upgrades
The kitchen is often the heart of a home. Updating appliances, adding a fresh coat
of paint, or installing new cabinets and countertops can significantly increase your
home’s value. Consider energy-efficient appliances to appeal to eco-conscious buyers.
10. Insulation Improvements
Proper insulation is vital in a climate as variable as we have in the UK. Ensure your home
is well-insulated, including the roof, walls, and floors. Buyers are increasingly conscious
of energy efficiency, and a well-insulated home can significantly increase its desirability
and value by improving its energy rating.
By focusing on these strategic home improvements, you can enhance your property’s
value and make it more appealing to potential buyers. Whether it’s energy-efficient
windows or a conservatory from Glevum, a stylish kitchen upgrade, or a well-maintained
garden, these investments can pay off substantially when it’s time to sell your home. Start
If you have unused attic space, a loft conversion can add valuable living space to your
home. Whether it becomes an extra bedroom, office, or playroom, this addition can
greatly enhance your property’s worth.
5. Landscaping and Garden Enhancement
First impressions matter. Well-maintained gardens and outdoor spaces can enhance your
home’s curb appeal. Invest in landscaping, plant trees and flowers, and create inviting
outdoor living areas. In the UK, a well-designed garden can be a major selling point.
COVID reinforced the importance for us all of making the most of any private outside
space that we have.
6. Smart Home Technology
Integrating smart home features like thermostats, security systems, and lighting controls
not only adds convenience but also increases the appeal of your property. Buyers
appreciate the energy efficiency and security these technologies provide. Gone are the
days when such systems had be expensively wired into your home as providers like KASA
allow you to control pretty much any device in your home with wireless connected plugs,
cameras and bulbs – all controlled by a free app.
7. Conservatory or Extension
Consider adding an extension or a conservatory to your home. These additions create
extra living space, whether it’s a larger living room, a home office, playroom, or a sunlit
dining area. They act as a great link to your outside space. A conservatory or extension
can significantly increase your property’s value and appeal to potential buyers looking for
more room. With many people still adopting some form of hybrid working – inside space
comes top of many potential buyers Wishlist’s.
8. Upgrade Heating Systems
Efficient heating systems are crucial in the UK. Consider upgrading to a modern, energyefficient
boiler or installing underfloor heating. These improvements not only increase
your home’s value but also make it more attractive to buyers seeking comfort and lower
utility bills.
9. Paint and Decorate
A fresh coat of paint can work wonders. Neutral, light-coloured walls make rooms appear
larger and provide a blank canvas for buyers to envision their own style of décor and how
to make their own imprint. Repainting and refreshing the interior can give your home a
modern, inviting feel.
