Buyer and seller activity ramp up as house<br />

prices continue to strengthen: Rightmove<br />

The latest research and data released by Rightmove has revealed the biggest December to<br />

January increase in house prices since 2020.<br />

Despite prices typically rising from a quiet December into a busier January, this<br />

month’s increase of 1.3% for the price of property coming onto the market is<br />

the largest for January since 2020, and more than double the 20-year average of<br />

+0.6%.<br />

According to Rightmove’s latest data, the record jump equates to £4,571 and sees<br />

the average price of property entering the market hit £359,748.<br />

Average new seller asking prices are still 0.7% lower than last year, highlighting<br />

that many new sellers are being realistic about their expectations as the market<br />

continues to recover from the impact of volatile mortgage rates.<br />

However, the jump in the number of properties coming to market and the<br />

strength of this month’s price rise also show that new sellers are more confident<br />

about the outlook for the year ahead. Rightmove’s early snapshot of buyer and<br />

seller activity since the start of the year is tentatively promising for those looking<br />

to get their 2024 moving after a hesitant 2023.<br />

Rightmove’s Tim Bannister explains: “After a stop-start market in 2023, the<br />

initial signs suggest a smoother year for movers in 2024. More new sellers are<br />

now entering the market with more confident pricing.<br />

“While the increased level of buyer activity that we’re also seeing may justify<br />

some of this increased pricing confidence from sellers, it’s important that sellers<br />

who are keen to find a buyer don’t get carried away with New Year enthusiasm<br />

when setting their price expectations.<br />

“Elevated mortgage rates and the wider cost-of-living squeeze are still limiting<br />

buyers’ spending power. Accurate and realistic pricing for their local area is the<br />

recipe for success for sellers looking to get moving in 2024, and it’s been proven<br />

that over-optimistic pricing makes a move much less likely.”<br />

Whilst it’s an early snapshot of 2024, both buyer and seller activity have jumped<br />

compared to the same period a year ago, indicating a return of confidence when<br />

compared with the unsettled post-mini-budget period.<br />

The number of potential buyers contacting estate agents about homes for sale in<br />

the first week of 2024 was 5% higher than in the same period last year, with the<br />

growth in activity strongest in London and the North East.<br />

The number of properties coming to market for sale is also 15% higher than<br />

at the start of last year, following a record number of sellers launching on<br />

Rightmove on Boxing Day. The North East and South West have seen the greatest<br />

addition of new choice for the increased number of new buyers.<br />

There remains no glut of homes for sale, with the total number of available<br />

properties just 1% above the more normal market levels of 2019. However, it<br />

is vital that those who are keen to sell price competitively, even with this new<br />

buyer activity, as the number of properties coming to market is outpacing the<br />

rise in the number of buyers enquiring.<br />

The most positive early indicator for 2024 is that the number of sales being<br />

agreed is 20% higher at the start of the year than in the same period last year.<br />

This also shows that many sellers are pricing attractively enough to tempt buyers<br />

who were hesitant to commit a year ago when the outlook for mortgage rates<br />

and buyer affordability was much more uncertain.<br />

Since the 27th of December, Rightmove has seen nine of its ten busiest days for<br />

prospective movers beginning the process of getting a Mortgage in Principle, to<br />

see how much they are likely to be able to borrow from a lender, and therefore<br />

the type of home that they may be able to afford.<br />

January is on course to be the busiest month for people getting a Mortgage in<br />

Principle on Rightmove since that service was launched in 2022. Whilst it is<br />

still early days, this is another positive sign of future movers getting their 2024<br />

budgets and plans in place.<br />

The average 5-year fixed mortgage rate is now 4.86%, compared to the peak of<br />

6.11% in July last year. As some best-buy rates edge closer to 4%, and a first<br />

Base Rate cut since 2020 is expected later this year, there is overall a more stable<br />

backdrop for the mortgage market than at this time last year.<br />

Tim Bannister comments: “Rightmove’s whole-of-market data puts us in a<br />

position to see the very earliest signs of activity in the market, and the number of<br />

new listings, buyer enquiries to agents, and sales being agreed are encouraging<br />

early indicators.<br />

“Combined with our more recent Mortgage in Principle data, the numbers<br />

suggest that many are taking action to make their move in 2024, perhaps<br />

including some who paused last year due to the more unsteady mortgage<br />

market.<br />

“A General Election is expected to be held during the second half of 2024, and<br />

traditionally we see a temporary slow-down in activity in the weeks before an<br />

election, as movers wait for the outcome and assess any impact that it may have<br />

on their housing plans.<br />

He concludes: “It will be important to keep a careful eye on this and on the<br />

impact of other economic news this year, but for now the data at the start of<br />

2024 points to building momentum, and reasons for growing market optimism.”<br />

Paul Bayliss, Director at The Square Room Estate Agents on the Fylde<br />

Coast adds: “It’s been a busy January so far, which has followed a busy end<br />

to 2023 for us, even more so than over the summer which is unusual. The key<br />

thing is mortgage rates, and with rates coming down from July and into the start<br />

of 2024, we can see buyers have more confidence.<br />

A major survey of 101 global real estate fund managers with an average of $62.5bn<br />

under management has found that 56% of investors feel optimistic towards the<br />

outlook for UK and European commercial real estate investments over the next<br />

12 to 18 months, according to a new report from global professional services firm<br />

Alvarez & Marsal.<br />

The investors surveyed highlighted the cost of capital and investment returns as the<br />

areas they are most optimistic about. 62% expect the cost of capital to improve and<br />

59% expect investment returns to improve.<br />

In terms of Europe, 75% of investors plan to increase their exposure to the Nordic<br />

markets, while 70% plan to increase their exposure to the UK.<br />

Over the next 12 to 18 months, the survey found that investors are keenest to back<br />

ventures that cater to travel and leisure, work and shopping, with 87% looking<br />

to invest in hotel and leisure, 71% in office buildings and 67% in retail. The care<br />

home and assisted living sector is set to receive the least interest, with only 23%<br />

looking to invest in that sector.<br />

The survey also found that investors are nearly unanimous in their views on<br />

ESG, with 97% saying that ESG forms an important part of their investment<br />

strategy. Energy efficient upgrades, smart building technology and green building<br />

certifications are the key focus areas for ESG-oriented investors.<br />

may be behind us. While this could pave the way for a rebound in the real estate<br />

sector in 2024, investors should continue to exercise caution when evaluating the<br />

types of properties and markets they deem worthy of their capital.”<br />

There are coaches to the primary school in Rogiet and to<br />

We are lucky to have two community spaces in the village;<br />

the village hall and the community centre. Between them<br />

they host classes for all ages and interests, from archery to<br />

Zumba, short mat bowls to historic sword fighting. The<br />

community centre also has a newly-refurbished meeting<br />

room, with excellent facilities. Both spaces are available to<br />

The Coach and Horses is the only pub left in the village. It is<br />

And your favourite walks?<br />

I enjoy walking in Wentwood Forest, with a stop for a<br />

yummy hot chocolate at The Glade Tearooms. I also like<br />

walking in the Wye Valley around Tintern, with a stop at the<br />

Wild Hare for excellent hot chocolate and some immense<br />

sandwiches.<br />

In what ways are you involved in your local<br />

community?<br />

I was a community councillor for two years and currently<br />

serve on the Caerwent Village Hall and Playing Fields<br />

Association committee.<br />

As postmistress I am the collector of ‘things’. I sell tickets<br />

for local events, collect items for tombolas, take in<br />

donations for the food bank and collect subs for the village<br />

We always have a painted window for the living Advent<br />

calendar and the Scarecrow trail and are a place to leave<br />

donations of surplus produce to reduce waste.<br />

What’s been the most exciting recent<br />

development in the area?<br />

Fibre!<br />

Connectivity issues really came to the fore with the<br />

blossoming of remote working in recent years. Half the<br />

village now have it and it is gradually being laid in the other<br />

part.<br />

It will be amazing to have reliable, fast Broadband.<br />

What’s the social life like in Caerwent?<br />

Well, the Coach and Horses is open for food and drink<br />

most days and evenings and the Caerwent Village Hall<br />

and Playing Fields Association run monthly events at the<br />

village hall. This year we have had a quiz night, Macmillan<br />

cake and book fair, the village summer fete, family Friday<br />

socials, car boot sales and coming up in November is our<br />

Christmas shopping night and then two Christmas parties<br />

in December for the over 60’s and the village children.<br />

There is also the Caerwent Meadows Project which has<br />

leased the CADW land around the roman ruins and has<br />

managed this to make an old fashioned meadow. It was<br />

recently awarded a Green Flag Award for environmental<br />

excellence.<br />

Which village events have you most enjoyed<br />

recently?<br />

One was the Caerwent Village Fete and Produce show in<br />

the summer, for which we were blessed with beautiful<br />

weather. As a committee we managed to pull off the right<br />

mix of free and very low cost activities to draw in families<br />

from the village and surrounds and it was a lovely relaxed<br />

day with loads of smiley faces – an incredible team effort<br />

that was appreciated by everyone.<br />

I also enjoyed the Chapel wreath making event for the ladies<br />

of the village, back in December. I am really looking forward<br />

to this one again.<br />

How would you advise someone new into the<br />

area to get to know the locals?<br />

Come to the Post Office! We advertise all the local events<br />

and businesses in the window. Everyone is also very friendly<br />

and chatty in the queue!<br />

You could also go to one of the coffee mornings run by the<br />

church and chapel or to the pub, where again people will<br />

chat and make you welcome.<br />

Tell me one fascinating fact about<br />

Caerwent…<br />

Roman Caerwent, or Venta Silurum, was established in<br />

about 75AD as a settlement for the finally vanquished local<br />

Silures tribe. The town was dissected by the Roman road<br />

from Gloucester to the legionary fortress at Caerleon.<br />

When I was made redundant from my last job, six years ago,<br />

the opportunity arose to take over the Caerwent Post Office<br />

and shop, with accommodation. I loved how the former<br />

postmistress had transformed the shop and was really excited<br />

to take over and carry on the ethos of the Post Office being<br />

the heart of the community, supporting other local businesses<br />

in the process.<br />

What makes Caerwent unique?<br />

The Roman ruins are spectacular. Caerwent was an important<br />

town in the Roman era and had temples, shops, a forum<br />

and fortified walls surrounding the town. The foundations<br />

of many of the buildings have been excavated and are on<br />

display, looked after by CADW. The walls form a great walk<br />

around the village with spectacular views to Wentwood<br />

Forest and beyond and at night the Severn crossing is visible<br />

in the distance. The nearby forest has excellent trails for<br />

walking, riding and mountain biking.<br />

There is an army training base on the outskirts of the village<br />

on the former munitions factory site. They regularly train<br />

with helicopters and armoured vehicles lumbering into the<br />

village are a regular sight. It can give us some very load<br />

bangs at times but it soon becomes part of the soundscape of<br />

the village and not intrusive at all!<br />

For you, personally, what’s the best thing<br />

about living there?<br />

The community here is incredibly friendly and welcoming,<br />

especially if you have dogs. Sebastien, our Post Office cat<br />

holds his own with them, though and most know to give him<br />

a wide berth when he is on the forecourt!<br />

The community spirit was especially evident during the<br />

pandemic years. Volunteering runs deep in this village, as<br />

can be seen with the Caerwent Meadows project and the<br />

Village Hall and Playing Fields Association, as well as all the<br />

sports clubs. Villagers are very happy to give up their free<br />

time to help, especially for the youngsters, and to make the<br />

environment the best it can be for all of us.<br />

What, if anything, spoils it for you?<br />

Construction lorries using the village as a short cut and<br />

vehicles speeding through the village. It is a perennial<br />

problem that comes up in the community council meetings<br />

on a regular basis but is very difficult to solve.<br />

What sort of people does Caerwent attract? Is<br />

it a good place to bring up a family?<br />

Caerwent has a very mixed demographic with a good spread<br />

of ages. There are lots of parks and green spaces and familyfriendly<br />

facilities. It has a private nursery (Mathern Day<br />

nursery at Caerwent); the Baptist Chapel run Little Fishes, a<br />

baby and toddler group once a week in term time, and there<br />

is a Monmouthshire-run youth club in the community centre.<br />

Villagers are very happy to give up their free time to help, especially for the<br />

youngsters…<br />
