- Pre-marketing a listing is a powerful way to build up interest and demand, gain more exposure and gather<br />

consumers. Showings are not permitted during “coming soon” status.<br />

Listing activation and showings<br />

- MLS listing activated once the home is ready for in-person buyer visits<br />

- Agent visit prior to listing activation to ensure 100% ready<br />

- Electronic lockbox recording all access<br />

- Buyer agent feedback requested after showing by email, phone, and text<br />

- <strong>Property</strong> visits no less than once a week to ensure home is in showing condition, coordination of cleaning or yard<br />

Condos and Co-ops<br />

- Introduction to property manager and obtain preliminary information needed for listing and sale<br />

- Obtain information on building policies, rules and regulations to provide to prospective purchasers<br />

- Order condo documents, review for compliance, provide to purchaser upon contract ratification<br />

- Coordinate pre-listing repairs or staging with building management<br />

Feedback and reports<br />

- Timeline (previous page) kept updated during pre-listing and listing stages<br />

- Weekly email report with analysis of showing activity and feedback, market changes and recommendations<br />

(including pre-viewing of competing properties).<br />

Contract to Close<br />

- Transaction coordinator managing process from contract ratification until settlement<br />

- Seller is notified of all contingencies and timelines in the contract and updated as they are met including:<br />

- Buyer delivery of earnest money deposit to title company<br />

- Appraisal<br />

- Financing contingency<br />

- Manage the completion of home inspection repairs including obtaining estimates, overseeing repairs, and<br />

confirming completion<br />

- Visit prior to buyer walkthrough to confirm home is in the condition specified in the contract and ready to be<br />

conveyed.<br />

Compensation<br />

- Total compensation: 5% of the sales price<br />

- Listing broker compensation: 2.5% of the sales price<br />

- Buyer broker compensation:2.5% of the sales price<br />

- Seller is responsible for any costs associated with preparing the home for sale including repairs or improvements<br />

and agrees to reimburse for any approved expenses within 2 weeks of receiving an invoice, prior to settlement.<br />
