and simple. To this end, we provide a<br />

Here at the TCAD office, we have taken<br />
a proactive approach by extending our<br />

Sundays and Mondays, making it more<br />
convenient for our Residents to come and<br />

We have recently launched our<br />
<strong>Community</strong> Coordination Department<br />
which will be playing a major role in<br />
liaising with you, dealing with any queries<br />
and furthering community iniatives.<br />

Issue 3<br />
A Day at <strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong><br />
As <strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong> continues<br />
to add new services to its<br />
already comprehensive list<br />
of offerings, life becomes easier<br />
and more enjoyable for Residents<br />
who have an extensive range<br />
of possibilities available at their<br />
fingertips.<br />
This issue, we have spent the day<br />
in the life of a Resident, exploring<br />
the variety of services available and<br />
discovering just how the life of luxury<br />
is lived.<br />
“I like to start the day with a good,<br />
healthy breakfast, and luckily there<br />
is a wide variety of places to buy<br />
my morning coffee and some fresh<br />
bread on the island, which I can<br />
enjoy with a copy of my favourite<br />
newspaper, delivered to my door<br />
every day.<br />
<strong>The</strong>n it’s on to the daily chores,<br />
but I need not worry as the Magic<br />
Laundry Service can deal with<br />
my washing, while the <strong>Qatar</strong><br />
Maid Service will provide me with<br />
assistance with my other housework and<br />
cleaning requirements.<br />
As I have only moved into the apartment<br />
recently, I decide to pay a visit to TCAD to<br />
discuss any queries or assistance I may<br />
require.<br />
A representative from UFMCO also<br />
visits my home to carry out proactive<br />
maintenance at my convenience, as<br />
part of their role in providing facilities<br />
management for the island.<br />
For lunch, I decide to visit Spinneys to<br />
purchase a selection of groceries, and<br />
return to my appartment, happy to find my<br />
latest delivery from Sabeel Water.<br />
This evening, I am going to celebrate my<br />
neighbour’s birthday by enjoying a meal at<br />
one of the many world-class restaurants at<br />
the island, so I call the concierge to assist<br />
me in making a reservation for dinner.<br />
<strong>The</strong>n I go and browse the large selection<br />
of shops on the island, enjoying my<br />
session of top quality retail therapy, before<br />
availing of the gift-wrapping service on 6<br />
La Croisette to make the gift look special<br />
before heading out for dinner.<br />
We take a walk along the boardwalk and<br />
watch people enjoying the newly installed<br />
carousel before I order a taxi for my<br />
guest from the Prestige Limousine at the<br />
concierge.<br />
And then it is back to my freshly cleaned<br />
appartment, ready for another day of<br />
luxury living here on <strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong>.”<br />

I<br />
have been living in <strong>Qatar</strong> for two and<br />
a half years, and for one and a half of<br />
those I have been living at <strong>The</strong> <strong>Pearl</strong>-<br />
<strong>Qatar</strong>. I have to say that compared to<br />
where I lived before, I really love living on<br />
the <strong>Pearl</strong> – there are a lot of things to do<br />
and the services are great.<br />
One thing that I really like about living<br />
here is the fact that you can actually walk<br />
around. It is difficult to find many nice<br />
places to walk or run around in <strong>Qatar</strong>, but<br />
it is lovely to walk around the <strong>Pearl</strong>, and<br />
there is always something nice to see.<br />
Of course there are so many nice<br />
restaurants and shops here as well, and<br />
it is really nice to be able to bring guests<br />
here to stay. Whenever I have visitors here<br />
they love it, as there is so much for them to<br />
do and keep them entertained.<br />
If I was trying to describe living on <strong>The</strong><br />
<strong>Pearl</strong>-<strong>Qatar</strong> to one of my friends at home, I<br />
would say that it has a flavour of European<br />
living in <strong>Qatar</strong>, with a good community of<br />
people from all over the world and plenty<br />
to see and do.<br />
It is also nice having a large number of<br />
services available to us as Residents, for<br />
instance, being able to get laundry done<br />
here and use the various other services<br />
on offer is a major benefit of living at <strong>The</strong><br />
<strong>Pearl</strong>-<strong>Qatar</strong>.<br />

I came to <strong>Qatar</strong> in March 2009. I am<br />
working with Vodafone <strong>Qatar</strong> as a Senior<br />
Product Manager. Before coming to <strong>Qatar</strong><br />
I was already with Vodafone in Germany.<br />
When the opportunity came up to go to<br />
<strong>Qatar</strong>, build a new Vodafone company<br />
from scratch and bring competition into the<br />
former monopolistic telecommunications<br />
market in <strong>Qatar</strong> I couldn’t pack my bags<br />
quickly enough!<br />
I moved into my apartment in April 2011,<br />
so roughly a year ago.<br />
I was living in a compound before I came<br />
here, and although it was quite a nice<br />
compound, living in <strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong> is just a<br />
whole class better. Starting with the quality<br />
of the interior, the facilities like the pool<br />
and gym and finally the nice surroundings<br />
with a great promenade to walk and lots of<br />
restaurants and cafes to visit.<br />
I love the proximity of cafes, restaurant<br />
and the recently added shopping options<br />
like Spinney’s and Carrefour just outside in<br />
front of <strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong>.<br />
I also really like the cleaning service in my<br />
tower: every week a team of professional<br />
cleaners come along and leave my<br />
apartment just an hour later in a perfectly<br />
clean state!<br />
When I describe where I live to my friends<br />
back in Germany, I tell them that it is a big<br />
and very comfortable apartment with great<br />
and convenient facilities in proximity. A<br />
few of my friends have already visited and<br />
stayed with me for a couple of days - their<br />
favorite thing was actually the pool.<br />
Looking to the future, I hope that a lot<br />
of the currently empty places will be filled<br />
soon with more shops and perhaps even<br />
more cafes. And I hope for more exciting<br />
events like the bungee jumping, motor show<br />
and the boat racing that already happened<br />
during the last year.<br />

development of the wider community on the<br />

Q - I have noticed that contractors<br />
have been working at really inappropriate<br />
times outside of normal working<br />
hours. Is there anyone we can contact to<br />
look into this and raise a complaint?<br />
A – <strong>Al</strong>l the contractors on the island have<br />
been issued with specific hours during which<br />
they are allowed to carry out their work, and<br />
work noise is not permitted between 7 p.m.<br />
and 7 a.m.Any companies making excessive<br />
noise by conducting work outside these<br />
hours will be penalised by the Health, Safety<br />
and Environment department (HSE). Please<br />
contact the OCCC on 8006222 to raise any<br />
specific issues, and they will dispatch HSE<br />
officers to investigate the case.<br />
Q - Are there any rules regarding<br />
speeding on the island?<br />
A – Safety is of the utmost importance to<br />
us all at <strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong>. We have speed<br />
cameras on the island with speed limits of<br />
60km/h on Porto Drive and <strong>Pearl</strong> Boulevard<br />
and 40km/h on Marina Way, as well as a police<br />
patrol which has already been issuing<br />
fines for speeding violations. We can assure<br />
you that our HSE department is cracking<br />
down on any traffic and speeding issues<br />
in line with municipality traffic fines.<br />

<strong>Qatar</strong> national sports Day<br />
<strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong> participated<br />
in the first ever National<br />
Sports Day on February 14<br />
by organising a number of different<br />
sports and activities to mark the<br />
new holiday in <strong>Qatar</strong>.<br />
UDC, the developers of <strong>The</strong> <strong>Pearl</strong>-<br />
<strong>Qatar</strong>, believes that the National<br />
Sports Day is a wonderful national<br />
initiative, providing an opportunity<br />
to promote healthy living and the<br />
benefits of physical activity, as<br />
well as the values of teamwork<br />
associated with sports.<br />
Teams made up of members of<br />
all departments and subsidiaries<br />
of UDC played football, basketball,<br />
cricket, volleyball and tug of war<br />
with all those involved competing<br />
to emerge the strongest and best<br />
department in the company.<br />
<strong>The</strong> day also involved a “Mini Olympics”<br />
including a number of fun races and<br />
activities which was eventually won by<br />
the Marketing and Communications<br />
department.<br />
Zozo Eba won the basketball competition,<br />
G, S and HSE took top spot in the football,<br />
<strong>The</strong> Shield won the volleyball, UFMCO<br />
were victorious in the cricket competition,<br />
and Here For Fun proved their strength by<br />
Taking care of the environment is one of the main<br />
priorities for the authorities at <strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong>,<br />
and the UDC Environmental Affairs Department<br />
(EAD) provides <strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong> with a special<br />
environmental monitoring service to ensure that <strong>The</strong><br />
<strong>Pearl</strong>-<strong>Qatar</strong> and the waters surrounding it are being<br />
protected effectively.<br />
This involves taking two ecological surveys of <strong>The</strong><br />
<strong>Pearl</strong>-<strong>Qatar</strong> every year: one during the summer, and<br />
the other one in the winter. A team of specialised<br />
scientists carry out this work, testing the sea water<br />
quality and the sea bed, taking samples and identifying<br />
all the small creatures that live within.<br />
<strong>The</strong>y also swim underwater with a video camera,<br />
recording how many and which type of fish they find.<br />
<strong>The</strong>ir findings are then compiled into a comprehensive<br />
report, which can tell us about the quality of the water<br />
here.<br />
<strong>The</strong> news is good and the reports indicate that the<br />
water quality around <strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong> is as good as<br />
anywhere else in the Gulf region and our marine life is<br />
flourishing. We now have a richer, more diverse marine<br />
life than ever, and a larger population and diversity of<br />
marine life will encourage more marine species to the<br />
waters around <strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong>.<br />
As well as our biannual surveys, we conduct fortnightly<br />
sea water sample tests for bacteria and hydrocarbons,<br />
some of which are tested in-house and others which go<br />
to a third party laboratory for analysis. This is to ensure<br />
that no one is polluting the sea from the land.<br />

events and openings<br />
As always, March and April are<br />
busy months on the island,<br />
with a number of top quality<br />
retails stores and restaurants opening<br />
their doors to customers for the first<br />
time. <strong>The</strong>re have also been numerous<br />
events organised for Residents and<br />
guests to enjoy and to get involved in<br />
the community at <strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong>.<br />
EVENTS – March/April<br />
March 24 - Fishtopia – Beginning<br />
at 5 a.m., the day brought together<br />
fishing enthusiasts from throughout<br />
the country to participate in the first<br />
Boston Whaler Fishtopia event to take<br />
place at <strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong>.<br />
March 23/24 and 30/31 – Hundreds<br />
of children came to <strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong><br />
to participate in an art project, using<br />
plastic bottle tops which were recycled<br />
by Residents. <strong>The</strong> project showed how<br />
beautiful creations can be made from<br />
items which would usually be thrown<br />
away, highlighting the importance of<br />
Dedicated Facility Management for TPQ<br />
To assist in providing and managing<br />
key services for Residents of <strong>The</strong><br />
<strong>Pearl</strong>-<strong>Qatar</strong>, TCAD, managed by<br />
Madinainova has signed an agreement<br />
with the United Facilities Management<br />
Company (UFMCO)<br />
UFMCO will be providing facility<br />
management services to Madinainova,<br />
which manages TCAD and <strong>The</strong> <strong>Pearl</strong>-<br />
<strong>Qatar</strong> Master <strong>Community</strong>, meaning that<br />
they will be charged with ensuring that<br />
the community’s assets, infrastructure<br />
and environment are maintained to the<br />
very highest standards.<br />
Services include engineering and<br />
infrastructure maintenance, irrigation<br />
and landscaping, and cleaning of roads,<br />
public areas and beaches. UFMCO<br />
recycling and reusing.<br />
March 31 – <strong>The</strong> island celebrated<br />
Earth Hour and contributed to<br />
raising awareness of environmental<br />
issues by turning off all the lights at<br />
<strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong> for one hour in the<br />
evening. Everyone at <strong>The</strong> <strong>Pearl</strong>-<br />
<strong>Qatar</strong> is committed to developing<br />
environmental awareness and this was<br />
a clear indication of this commitment.<br />
April – Carnival on the Boardwalk.<br />
Come and get into the carnival spirit<br />
as the boardwalk hosts a number of<br />
street performers and other activities<br />
throughout the month.<br />
April 6 - Bayliner Day – An event<br />
for Bayliner owners, to gather for a<br />
tour of the island and the surrounding<br />
waters, and various activities on the<br />
water. <strong>The</strong> boats will remain in the<br />
marina overnight, giving visitors the<br />
chance to see the impressive vessels<br />
up close.<br />
May 12 - Residents’ Open Day, 7 La<br />
Croisette next to TPQ Carousel a great<br />
opportunity for Residents to meet<br />
will also be responsible for cleaning<br />
coastal waters and canals, maintaining<br />
fountains and water features, lighting of<br />
public areas, waste collection and pest<br />
control.<br />

smooth transition of services, helping to<br />
improve the quality services on offer to<br />

enable <strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong> to continue to<br />

Your Opinion Matters Know Your Rules<br />
Here at <strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong> we are committed to providing five star<br />
luxury to all our Residents. As part of this process, you will be aware<br />
that we have partnered with world renowned pollsters, Gallup to<br />
launch our first Residents Engagement Survey in December. This<br />
survey is an important part of our work, helping us on the road to<br />
becoming the top luxury destination in the Middle East, and we would<br />
like to personally thank all of you who provided your responses.<br />
Your feedback has been vital in providing us with the necessary<br />
information to develop short and strategies and identify the areas in<br />
which we need to make improvements.<br />
<strong>The</strong> survey identified a number of positive areas, such as the general<br />
sense of security and cleanliness on the island, but it also pinpointed<br />
issues which need to be worked on to ensure our commitment<br />
to excellence in the future.<br />
We will be working on these issues, and we intend to update you<br />
on a different area of improvement in each edition of ,<br />
informing you about the changes we have introduced to make life on<br />
the island even more luxurious for our Residents.<br />
<strong>The</strong> initial analysis has provided the UDC Excellence team with the<br />
necessary “immediate” actions to undertake in the coming weeks,<br />
primarily:<br />
• Providing timely and clear communication with regards to auxiliary<br />
charges<br />
• Refocussing our maintenance services and solidifying a “right<br />
first time, every time” approach to our work, reducing call out<br />
time and the number of required visits for problem resolution.<br />
• Focussing on clearer communication and direction from our Call<br />
Centre facilities<br />
We are preparing to launch our second resident Engagement Survey<br />
from May 15 to June 15, 2012, and we would like to encourage<br />
every Resident to participate. Your feedback is vital as we continue<br />
this journey together to achieve our vision, and further enhance your<br />
experience at <strong>The</strong> Peal-<strong>Qatar</strong>.<br />
External Appearance<br />
In a large Master <strong>Community</strong> such as <strong>The</strong> <strong>Pearl</strong>-<strong>Qatar</strong>,<br />
external appearance is of the utmost importance to maintain<br />
high market value of properties, and so strict visual<br />
control must be enforced to ensure that Residents do not<br />
alter the outside appearance of their property.<br />
As per Rule 6.3.3., nothing may be attached to the exterior<br />
of the building without the approval of the Master <strong>Community</strong><br />
Management. Such items may include awnings,<br />
pergolas, shade cloth, shade or protective sheeting, permission<br />
for which will only be granted according to the<br />
technical guidelines decided by the Master Developers<br />
Technical Committee.<br />
