The master-plan of <strong>Green</strong> <strong>Hills</strong> community was designed<br />

by EuroUkrProject – an experienced architectural<br />

bureau headed by Victor Yatsenko. Mr. Yatsenko is a<br />

leading expert in cottage community planning in<br />

Ukraine and the creator of several communities in the<br />

Kyiv region, mainly, in Koncha-Zaspa area. Maximum<br />

privacy of individual land plots is the main distinctive<br />

feature of <strong>Green</strong> <strong>Hills</strong>’ master-plan. Due to a “cluster”type<br />

layout, the majority of the 222 land plots is located<br />

in isolated clusters – mini-enclaves with a U-turn ring<br />

and has no transit traffic. Homes of 100-350 m 2 in size<br />

are placed on land plots of 800 – 1200 m 2 .<br />

Four hectares out of <strong>Green</strong> <strong>Hills</strong>’ 32 hectares are<br />

dedicated to a public green space. The master-plan<br />

provides for a scenic promenade alongside the quaint<br />

Siverka river which borders the community. Two<br />

picturesque lakes are just 100 meters away from <strong>Green</strong><br />

<strong>Hills</strong>. In addition to the main children playground, three<br />

other playgrounds are provided in the community. Thus,<br />

every single land plot has a public green space within<br />

200 m radius. A professional security company ensures<br />

safety of the community. Access to the residential part of<br />

<strong>Green</strong> <strong>Hills</strong> is limited to residents and their guests. The<br />

residential area is fenced. Moreover, perimeter video<br />

surveillance provides a high level of security to <strong>Green</strong><br />

<strong>Hills</strong>’ residents.
