A partially constructed apartment complex in Kairakkum, tajikistan, just 15 minutes outside Khujand, sat empty for more than a dozen years. every year, tajikistan experiences over 5000 tremors and earthquakes; ranging from 7 to 9 points on the Richter scale. Habitat tajikistan hopes to renovate and complete unfinished housing projects in partnership with the tajik government. Below at right, Khujand State university is one of the largest in tajikistan with more than 12,000 students. Due to low salaries, many of the highly qualified professors are seeking better opportunities outside tajikistan. More than 400 staff members have emigrated over the last 14 years. As the university administration began working with staff to identify solutions, they found housing was the major issue in the decision to leave. the university partnered with Habitat tajikistan to provide a solution to the problem. Habitat stepped in and trained homeowners how to build condominium type complexes. the average mortgage on the units is $4,800 over 8 years, half of what it would cost to buy a similar apartment in the area. At right, until they moved into one of the renovated Habitat apartments at Khujand State university, Hakim toshkhojaev and his wife Zuhro shared a cramped three-bedroom apartment with his daughter, his three sons, each of their wives, and one grandchild. Hakim is chair of the electronics department at tajikistan’s Khujand State university and teaches the technical sciences. In addition to a mortgage, the professors have to guarantee 10 years of work at the university; thus increasing education opportunities for many more students over the coming years. At left, 12-year old Manizha Zohidov and 9-year old sister Farzona lived with their family of five in a one-room apartment prior to being selected as a Habitat tajikistan partner family. the Zohidov’s mother is a professor of tajik literature at the Khujand State university. now, the family lives in a 52-unit apartment building that was under construction at the time of the Soviet collapse, and then left abandoned. the building was recently completed through a partnership between the university, which donated the property and financed the infrastructure costs. Habitat tajikistan completed the renovations on the building and today helps select the university’s partner families and administrate the site.
