MAS Intimates Thurulie is designed to meet LEED criteria for<br />

green build<strong>in</strong>gs. How did you <strong>in</strong>corporate this criteria <strong>in</strong>to<br />

the design process for this build<strong>in</strong>g? Do you th<strong>in</strong>k there is<br />

a danger of us<strong>in</strong>g the criteria as a checklist to collect<br />

certification po<strong>in</strong>ts, but miss<strong>in</strong>g the unique opportunities<br />

that each project presents?<br />

There is the danger of LEED becom<strong>in</strong>g a straightjacket rather than an<br />

enabler, and the dist<strong>in</strong>ction lies <strong>in</strong> the hands of the designers. At<br />

Thurulie, LEED came <strong>in</strong>to the picture later <strong>in</strong> the design process – once<br />

the concept, form, and structures were well def<strong>in</strong>ed. So LEED was<br />

never the driver of the design. I always consider Thurulie to be first a<br />

green build<strong>in</strong>g, and second a LEED build<strong>in</strong>g. For us, LEED was never the<br />

ultimate test of susta<strong>in</strong>ability.<br />

LEED is set to become the de facto global standard, hence it will be<br />

very difficult to ignore. It is a great standard and will ensure one<br />

has looked at all aspects of susta<strong>in</strong>ability with<strong>in</strong> the design. When<br />

clients start demand<strong>in</strong>g specific LEED rat<strong>in</strong>gs it will constra<strong>in</strong> creative<br />

expression, and force po<strong>in</strong>ts accumulation.<br />

LEED of course is a consensus standard, and that has its <strong>in</strong>herent<br />

challenges. But susta<strong>in</strong>ability demands that one break free from the<br />

orthodoxy, and designers need to be dar<strong>in</strong>g enough to look beyond LEED.<br />

The build<strong>in</strong>g footpr<strong>in</strong>t could have been further reduced<br />

by add<strong>in</strong>g a third floor. The production halls are column<br />

free to give flexibility <strong>in</strong> the layout of the production<br />

l<strong>in</strong>es. Two or three columns down the middle could<br />

have halved the span, greatly reduc<strong>in</strong>g the steel fram<strong>in</strong>g.<br />

Factories <strong>in</strong> <strong>Sri</strong> <strong>Lanka</strong> are built as column-free s<strong>in</strong>gle story build<strong>in</strong>gs.<br />

Two-story is itself a departure from the traditional style. Multiple<br />

stories do pose challenges – <strong>in</strong> terms of regular goods and people<br />

movement, as well as fire safety. Install<strong>in</strong>g columns would have<br />

reduced steel fram<strong>in</strong>g, but our lean processes demand column-free<br />

spaces. It gives additional flexibility <strong>in</strong> chang<strong>in</strong>g the layouts of each<br />
