Evergreen at Capricorn Yanchep is<br />

the first WA development to receive<br />

energy certification from the Urban<br />

Development Institute of Australia’s<br />

prestigious EnviroDevelopment program.<br />

The beachside precinct was awarded the<br />

endorsement for its innovative approach to<br />

energy saving, and its green credentials are<br />

now well established, according to<br />

Capricorn Yanchep sales and marketing<br />

manager Rod Wright.<br />

“Everything about Evergreen has been<br />

carefully planned to minimise its<br />

environmental impact from the ground up,”<br />

Mr Wright said. “Roadside swales and flush<br />

kerbing eliminate the need for underground<br />

drainage, while ugly concrete kerbs are<br />

replaced with attractive roadside nature<br />

strips.<br />

“We’ve also retained significant natural<br />

vegetation, landscaped with native plants to<br />

minimise water use and oriented the lots to<br />

maximise solar efficiency.”<br />

Fitted with 1.6kw roof-mounted<br />

photovoltaic solar power systems, homes at<br />

Evergreen would save homebuyers money<br />

in the future while reducing carbon<br />

emissions, Mr Wright said.<br />

UDIA WA chief executive Debra Goostrey<br />

congratulated the Evergreen precinct for<br />

setting a great example at a time of concern<br />

about climate change, the rising cost of<br />

energy and carbon tax.<br />

“Obtaining EnviroDevelopment<br />

certification isn’t easy, as applicants have to<br />

meet a rigorous set of criteria determined<br />

by government, industry and<br />

environmental experts, so Evergreen<br />

certification in energy is a really<br />

commendable achievement,” she said.<br />

Every lot sold at Evergreen will receive a<br />

package of extras worth over $19,000,<br />

including the solar power system,<br />

waterwise native landscaping, fibre optic<br />

cabling and timber fencing.<br />

Capricorn Yanchep has already received<br />

EnviroDevelopment certification in<br />

ecosystems and communities.<br />

Forty-nine lots remain at Evergreen,<br />

priced from $182,000 to $280,000, with lot<br />

sizes ranging from 313sqm to 623sqm.<br />

The sales centre, on the corner of Two<br />

Chairman Charles Tarbey said the<br />

game was a fun way to learn about<br />

the fundamentals of buying and<br />

selling real estate in a fictional world<br />

against real competitors.<br />

“Property Mogul is an entertaining<br />

and interactive game where players<br />

buy, sell and manage real estate,<br />

allowing them to apply real-life<br />

principles to achieve virtual property<br />

tycoon status,” he said.<br />

The game is based in a fictional<br />

city, Centropolis, which is made up of<br />

first, according to Mortgage Choice.<br />

forward a deposit to purchase a<br />

property, all this money goes into<br />

secure trust accounts for the<br />

protection of the consumer.<br />

Each year, millions of dollars in<br />

interest on this pool of money<br />

accumulates from across the State<br />

and is then used to benefit<br />

first-homebuyers and other<br />

aspects of the industry, such as<br />

subsidised training for real estate<br />

professionals.<br />

As a result, this scheme can<br />

provide up to $2000 towards the<br />

incidental expenses of<br />

first-homebuyers when they buy<br />

an established or partly built<br />

home through a licensed real<br />

estate agent.<br />

Incidental expenses may include<br />

such things as a termite or<br />

building inspection, mortgage<br />

insurance, settlement fees,<br />

valuation costs and registration<br />

fees.<br />

There are certain conditions<br />

and requirements for eligibility,<br />

but many first-time buyers will<br />

find that they can access this help.<br />

The general requirements for<br />

eligibility include:<br />

■ Applicants must be buying their<br />

first home, which is established or<br />

partly built (not vacant land, a<br />

plan or a house-and-land package).<br />

■ The applicant, spouse or<br />

partner of the applicant must not<br />

own or have owned any property<br />

in WA before (if one of the people<br />

the applicant is buying a home<br />

with owns or has owned a home in<br />

WA before, then the applicant can<br />

apply for a partial grant based on<br />

a percentage of their ownership of<br />

the home).<br />

■ The applicant must live in the<br />

home for at least the first 12<br />

months.<br />

■ The applicant must purchase<br />

the home through a licensed real<br />

estate agent.<br />

■ The application must be lodged<br />

with the Department of Commerce<br />

no more than 90 days after the<br />

date that the offer and acceptance<br />

contract to buy the home is<br />

accepted (in exceptional<br />

circumstances, a short extension<br />

of time for lodgment may be<br />

granted by the department if<br />

reasonable grounds exist).<br />

■ The home loan must be financed<br />

through an authorised lending<br />

institution (such as a bank,<br />

All the recipe testing and shoots<br />

for the book were done there.<br />

A vast conservatory and<br />

adjacent terrace were designed for<br />

the “tasting”, where a class could<br />

relax and enjoy the outlook.<br />

Upstairs, Nigel designed a<br />

theatre room with a rostrum and<br />

screen for lectures and a<br />

kitchenette for refreshments.<br />

The main suite is also upstairs<br />

with a balcony, spa and<br />

unobstructed views. A pull-down<br />

staircase leads from this room to a<br />

private turret, which Val calls<br />

“the meditation point”.<br />

There are landscaped grounds,<br />

with an array of flowers and fruit<br />

trees, as well as vegetable gardens<br />

and herbs outside the kitchen.<br />

A pathway leads down to the<br />

charming two-bedroom cedar<br />

cottage, with a balcony that hangs<br />

off the hillside. <strong>This</strong> small home is<br />

cosy and self-contained, with a<br />

kitchen, bathroom, laundry<br />

facilities and living area with<br />

slow-combustion heater.<br />

“Everyone needs a sanctuary in<br />

this world,” Val said, and<br />

of dedicated individuals who work tirelessly behind the<br />

scenes to ensure everything runs smoothly.<br />

A village manager and their team often go unnoticed,<br />

quietly working away to ensure they meet the<br />

expectations of their residents.<br />

Every year the RVA puts out a call for the manager of<br />

the year award. After being awarded manager of the<br />

year in 2005, Jill Van Blommestein, from Lakeside<br />

Village, was urged by village residents to run for the<br />

award again.<br />

Ms Blommestein answers a few questions about her<br />

experience as regional manager of the year.<br />

How did it come about that you were chosen for<br />

manager of the year?<br />

It was the residents who first approached me and I told<br />

them that because I had already won this prestigious<br />

award before I was reluctant to enter again.<br />

However, they insisted by contacting the organisers<br />

to contact me to encourage me to apply.<br />

I was so humbled to think that the residents went to<br />

so much trouble that I did submit my application.<br />

Their letters of support were so complimentary about<br />

me. It made me so proud.<br />

What benefits do you find from having won this<br />

award?<br />

Apart from the congratulations from residents, my peers<br />

and the recognition that I received from senior<br />

management, the main benefit would be the interest<br />

you receive which gives you a great opportunity to<br />

showcase your village.<br />

How did the residents at Lakeside Village respond<br />

to you winning the award?<br />

Many residents have told me how proud they are of me<br />

as having won village manager of the year not once, but<br />

twice. They even organised their own trophy which I will<br />

treasure for many years to come.<br />

Why do you think manager of the year is so<br />

significant?<br />

It’s the highest reward for being recognised for all the<br />

challenging aspects that go with managing a retirement<br />

village.<br />
