The cost savings associated with the cancellation of the OLM contract is expected to more than adequately cover the expenditure for another staff member. In other news having an impact in various areas of town, Heise also notified supervisors that the “public notice” boxes that had been attached to a number of neighborhood mailboxes in Lakewood Ranch were not in compliance with United States Postal Service regulations, and would have to be removed. This provoked some concern regarding those boxes which residents of certain maintenance-free communities sometimes use to communicate with contractors. One supervisor commented that they could more efficiently communicate with contractors via the Internet. During the District 4 meeting, there was also a discussion relating to the dismantling of another such box at the dog park, a box which lately has apparently been used to post inappropriate notices. Rainfall amounts have been generally slightly above average in Lakewood Ranch, although at least one homeowners association representative noted that there are a number of residents who are watering too much. If residents continue to overwater, this will likely result in higher CDD fees, since it may trigger additional costs passed on by Braden River Utilities, the irrigation water supplier to Lakewood Ranch. INTER-DISTRICT AUTHORITY EXECUTIVE DIRECTOR SEARCH IDA chairman Tom Green reported that the IDA had intended to interview candidates for the open executive director position during the first week in May. However, the search firm has, up until now, only come up with two or three viable candidates for the job. As a result, they have been given more time to provide the IDA with the names of another two or three qualified candidates, and the interview process will be delayed until this is done. STATUS OF MAINTENANCE BUILDING The firm hired by the IDA to do a “due diligence” investigation into the parcel of land that Schroeder-Manatee Ranch has offered to the IDA for the construction of a new maintenance facility has issued a preliminary report on this project. The report notes that Manatee County must provide an official determination that the proposed use is not contradictory to the land use plan for the area. IDA attorney Scott Rudacille commented that this is only one step in the process, and that approvals need to be made for, among other things, a change from the current agricultural zoning for the parcel, which he did not feel would be a problem. Other governmental approvals must also be obtained, which will take time. In the meantime, SMR has promised to extend the lease on the building currently being used as a maintenance center. The IDA Board approved a contract for Phase 4 of the Irrigation Study. DISTRICT 1 Supervisor Alan Roth reported that the new security contractor, Diamond Investigations and Security, has begun serving the district and that if residents see something they feel needs the attention of the security service, they should call 1-800-734-4446, and tell the dispatcher that they are calling from Lakewood Ranch. Supervisor Gary Berns noted that very few residents showed up for the budget meeting held last month. DISTRICT 2 Attorney Andrew Cohen reported that the dispute over Changes coming to Main Street With the acquisition of Good Earth Grocery store by Richard’s Foodporium (formerly Richard’s Whole Foods), the Lakewood Main Street store closed April 30th. “While we love the Main Street location, Richard’s has another already established store very close by,” said John Rorer, owner of Richard’s Foodporium. “In addition, the 12,000-square-foot space does not fit into our typical marketing and branding strategy. For these reasons, we will not turn the existing Good Earth store into another Richard’s Whole Foods.” With a below-market vacancy rate of 8 percent, Main Street has generated significant interest recently, demonstrated by two new businesses slated to open their doors this summer. The Viking Cooking School is scheduled to open in August and Urban Accents, a home goods store will also be opening soon. The former Good Earth space will be reconfigured to accommodate several businesses. LWR Commercial Realtors have noticed a trend that has business owners becoming more conscious of the size of their stores, with less space being more sustainable. “With the recent economic challenges, it’s become difficult to support a 12,000-squarefoot space — regardless of what type of business it is,” said Brian Kennelly, president of LWR Commercial Realty. “Just like people are downsizing their homes, business owners are downsizing as well, which is why we have decided to break that up into multiple spaces. We are excited by the opportunity to repurpose this prime space to meet market demands.” The Premier Sports Campus of Lakewood Ranch will take a portion of the former Good Earth space, turning it into a multi-use sports performance and training center for use by athletes visiting the campus. The center will also be open to the public via memberships. LWR Commercial Realty already also has a letter of intent from another popular casual restaurant slated to take up another portion. Construction of both of the new businesses is slated to begin in July for openings in November. The remaining space will be able to accommodate two-to-three additional tenants. monies owed between the district and the Mainscapes landscaping company has been resolved on the basis that neither party will pay anything to the other. Engineer Michael Kennedy reported that a contract has been negotiated with Sarasota Land for lake bank repair. Augusta resident Charlie Brummer asked about the increasing amount of algae which he has seen in the lakes. Engineer Kennedy noted that at this time of year, the weather grows warmer and there is very little rain, resulting in a lack of “turnover” in the lakes. All of this results in a higher level of algae growth. DISTRICT 4 The small amount of erosion in district lake banks caused by recent heavy rains will be repaired by the contractor at no charge to the district, per Engineer Kennedy. DISTRICT 5 The District has received a letter from an attorney representing a resident who wishes to “opt out” of the trimming of the district’s Washingtonian palms. The letter cites the possibility that the resident’s palms may be susceptible to disease transmitted from one tree to another via the tools used in the trimming process. A discussion followed in which a number of concerns were raised, among them the precedent that might be set if particular residents are allowed to opt out, and a concern over uniformity thereof in the landscaping of the area, combined with the difficulty of trying to tell a worker that he can trim one such tree, but not another. Attorney Andrew Cohen will look into the issue and return to the board with an opinion. COWBOYS FROM 1 “We could not be more proud of Jason and Stevie,” said Rex Jensen, president and CEO of Schroeder-Manatee Ranch. “Jason has worked here since 1991 in various roles and is an integral part of our cattle operation and Stevie has been here since 2000—we know they will represent SMR well in front of the world at the Texas competition.” McKendree and John will compete with three others on their team—Jimmy, Robert and Corey Fussell, all from Arcadia. The team will compete in several events, including stray gathering, bronco riding, calf roping and branding, wild cow milking, and team sorting and penning. The World Championship Ranch Rodeo will be held in Amarillo, Texas, Nov. 10-13 and the local team will practice all summer. “It has been known to snow in Amarillo in November,” said McKendree, “so we will have to make sure our horses and our team are ready for anything!” The WRCA uses Ranch Rodeo to bring attention to its cause and generate money for its foundation. The organization provides funds for working ranch cowboys and their families in time of need. The WRCA has been helping people for 14 years and gives scholarships for working ranch cowboys and their children. 3T
