For the period April to September 2011, <strong>Allsop</strong> <strong>Space</strong> Ltd sold 214 properties for a <strong>com</strong>bined total of €40<br />

million. The properties were disposed of over three auctions, held in April, July and September. A further<br />

sale in November will <strong>com</strong>plete the 2011 series of auctions.


The Buyer<br />

A <strong>com</strong>bined total of over 300,000 people read the online catalogue, from over 130 countries<br />

worldwide, over the course of the three auctions. An attendance of over 6,000 was recorded at the<br />

three events in the Shelbourne Hotel. 4,711 people inspected the properties and there were 3,941<br />

Legal Packs issued. At each auction there have been on average over 40 registered remote bidders,<br />

the majority of which are from overseas. Interestingly, most overseas bidders were outbid by Irish<br />

purchasers.<br />

The Property<br />

The average catalogue <strong>com</strong>prises a broad mix of property types and locations, both tenanted and<br />

untenanted. Whilst primarily residential, there has been an interesting mix of <strong>com</strong>mercial properties<br />

sold, with healthy interest in in<strong>com</strong>e-producing Lots, from both home and abroad.<br />

The below represents a breakdown of the types of property sold.<br />

The Price<br />

It is interesting to analyse the relationship between reserve price and sale price. Of the 214<br />

properties sold, 75% of the properties sold for a price in excess of the reserve price. The average sale<br />

price was 30% above reserve, indicating the strength of appetite for property when marketed at a<br />

fair price.<br />

The individual prices achieved, however, were quite varied, with some properties selling in and<br />

around the reserve price , and others up to 440% above reserve price. This is indicative of the<br />

unpredictability of the current market, and shows quite clearly how the market naturally finds its<br />

own level, once properties are marketed correctly and to the widest possible audience.<br />

As predicted, it is be<strong>com</strong>ing quite clear that yields derived from rental in<strong>com</strong>e are once again<br />

emerging as the primary mechanism behind property values, for both the residential and <strong>com</strong>mercial<br />

sectors. With an overall average of a 9.43% yield being returned off sale prices, the auction results<br />

are helping to reinforce the concept of true value being defined by rental potential. This is not the<br />

case in all instances, however, as owner occupiers continue to outbid investors for family homes in<br />

prime locations, as evidenced by the very strong prices achieved at auction for prime residential<br />

properties in Dublin 4 and Dublin 6, for example.<br />

The World<br />

The interest abroad in the <strong>Allsop</strong> <strong>Space</strong> auctions has been staggering. The auctions have been widely<br />

reported on across the world’s media, from The Wall Street Journal to the Sydney Morning Herald.<br />

Consistently, each auction attracts approximately 100,000 people to the online catalogue, with the<br />

visits originating from over 130 countries worldwide. As an example, below is an analysis of<br />

international interest in the September catalogue, as provided by Google Analytics.
