History<br />

<strong>Georgestown</strong> house, built in early 1800 is a listed Georgian house of two storeys over a raised<br />

basement and three bays, with a lower wing. There are segmental pediments over the lower windows<br />

and dentil cut granite cornice fr<strong>ie</strong>ze to the front under the roof. The side of the house is weathered<br />

slate. This was the original seat of the Barron family. After that it was home of Lord William Beresford<br />

who gave the house its doorway with engaged Doric columns and a broken pediment which came<br />

from Ballycanvan <strong>House</strong> near Waterford. Lord William gave the house to his sister Lady Patricia Miller.<br />

The current owners have lived and run a private thoroughbred stud farm for the past ten years.<br />

Description<br />

<strong>Georgestown</strong> <strong>House</strong> encompasses the charm and character of the Georgian era with wonderful period<br />

The med<strong>ie</strong>val historic and fashionable city of Kilkenny is 30 minute drive on the new M9 motorway.<br />

Excellent primary and secondary schools are available in Waterford City. Newtown Senior and Junior<br />

are renowned through Ireland, Waterpark Senior School and The Ursalines are also well known as<br />

excellent educators.<br />

Travel<br />

Waterford Airport is only 17 miles with flights to London, Manchester, Birmingham, Galway and<br />

Northern France. Cork international Airport is under an hours drive. There are numerous daily trains<br />

and buses from Waterford to several destinations. The entire motorway from Waterford to Dublin is<br />

due to be completed in late August 2010.

To the rear of the house are the most magnificent old stone wall and kitchen gardens.<br />

To the centre of the walled garden is the rose beds surrounded by a stone terrace, there is a beautiful<br />

range of flowering shrubs, plants and fruit trees among the lawns. There is a hardcore tennis court.<br />

At the top of the garden is a large vegetable garden boxed in by hedge containing red currants,<br />

gooseberr<strong>ie</strong>s, strawberr<strong>ie</strong>s and raspberr<strong>ie</strong>s. There are endless vegetables and herbs planted.<br />

One goes through an iron gate to wisteria clad patio by the sun room which has planted borders<br />

Stable yard<br />

The clock tower court yard l<strong>ie</strong>s to the rear of the house and contains 12 stables, all with double doors,<br />

hay racks, feed troughs and automatic drinkers. On the clock tower side there are six boxes with a<br />

large pillared over hang, veterinary area with stocks, scales, heat lamps and water, foaling cameras,<br />

an over head loft, a tack room, feed room, rug/ storage room & wc. All are fully fitted, heated and have<br />

hot and cold water. Above and to the rear are the groom’s cottage and a fully serviced office. On the<br />

opposite side are a further six boxes.<br />

There is duplex guest cottage with two bedroom, bathroom, living room and kitchen. Next door is a<br />

fully fitted gym with big arched glass windows looking on to the yard.<br />

Off the main yard are two large storage barns and wood store, a six bay covered walker, a sand lunge<br />

ring, and loading ramp, all of which are nestled beneath beautiful mature beech trees.<br />

The isolation yard contains two boxes and foaling cameras, a four bay horse walker and turn out<br />

paddock.<br />

There is a straight uphill 3 furlong all weather sand gallop with safety rails. Across the road there are<br />

2 furlong circular all weather sand gallops with safety rails.<br />

There is a separate avenue to the yards and equestrian facilit<strong>ie</strong>s.<br />

Lands<br />

Lands extend to c.44.44 hectares (110 acres) including mature woodland. There is a tremendous<br />

amount of fabulous beech trees which bound the property and flank the house and yards. There are<br />

several copses of a large var<strong>ie</strong>ty of beautiful trees dotted around the property and pretty lake. The<br />

large natural lake is fed by natural springs and a river.<br />

There is approximately 50 acres including the circular gallop with the house and the remaining 60<br />

acres is across the road in one block. On the house side there are 10 stud fenced paddocks. On the<br />

farm side there are 8 paddocks, 4 of which are stud fenced and 2 are enclosed, the wall f<strong>ie</strong>ld paddock<br />

and the round gallop f<strong>ie</strong>ld. A further 2 are let for grazing. There are several gravel and grass road ways<br />

throughout the farm for access and riding.<br />

The top quality limestone land is laid out in manageable paddocks which are well fenced with plenty<br />

of natural shelter, hedging and with their own water supply and electricity. The land is suitable for all<br />

types of agricultural use. There are four avenues and several road gates in to the property. The farm is<br />

currently run as a breeding and prep stud farm for thoroughbreds and has bred and produced many<br />

winners to date. Group and black type winners Arch Swing, Arch Rebel, Cruzsp<strong>ie</strong>l and Rockall Blizzard<br />

have been raised and pre-trained at <strong>Georgestown</strong> Stud.

Directions<br />

From Waterford city continue out the old Cork N25 road until a large Subaru Garage called Sweep<br />

Garage. There is a pub opposite. Turn left signed Bunmahon (R681), continue straight through<br />

Kill village take the 2nd right (1 mile), there is a large Granite stone with <strong>Georgestown</strong> at the turn.<br />

Continue up the road and take the third entrance on the left.<br />

If you bypass Waterford follow the N25 for Cork over the new toll bridge. Follow the N25 to Cork for<br />

approximately for 25km and take a left turn signposted Kill, this is the second left after the “Dawn<br />

Meats/Portlaw” junction. After 3km turn right at the stone bridge, <strong>Georgestown</strong> is 2km down this<br />

road on the right hand side.<br />
