This area has many advantages for corporate<br />

occupiers, being near to residential zones and<br />

having good transport connections with the city<br />

suburbs. The main problem with the city centre is<br />

the signifi cant lack of parking facilities.<br />

Most of offi ce space is inside residential buildings<br />

converted to class B/C offi ces. One of the new<br />

projects is the ILICA 1 development, totalling<br />

7,500m 2 of class A offi ce space. The investor is<br />

Frankopan Nekretnine and completion is expected<br />

for the second half of <strong>20</strong>07. Nevertheless, modern<br />

offi ce space in the city centre is very limited<br />

due to the diffi culty in fi nding new development<br />

opportunities.<br />

Offi ces in the downtown/city centre area tend to<br />

be occupied by professionals who want to be near<br />

institutions and government offi ces. Law fi rms<br />

and similar consultancies are generally willing to<br />

sacrifi ce quality for locality and favour offi ces in<br />

this central area.<br />
