Housing prices presented in Table 26 and Graph 4 are for the suburb of Williamstown. The
suburb extends beyond the Williamstown neighbourhood addressed in this profile and
includes the area on the south side of Kororoit Creek Road, formerly the Rifle Range.
Table 26 provides data on the monthly median sales price, which is the mid point of the
prices for houses sold in the suburb of Williamstown. Over the 12 months to September
2008, the median house price fluctuated considerably, with the lowest median price of
$650,000 occurring in December 2007 and a high of $930,000 in June 2008. The graph
shows price fluctuations have been common across the municipality, although the median
house price in Williamstown has generally around 65% higher.

Housing repayments
At the 2006 Census, 52.7 per cent of Williamstown households had monthly loan
repayments below $2,000, significantly lower than for Hobsons Bay where 72.1 per cent of
households had similar repayments.
In total, 36.8 per cent of Williamstown households had repayments of $2,000 and more,
compared to 20 per cent of Hobsons Bay households. One fifth of Williamstown households
