With that being said, as an industry we<br />
can’t lose sight of the personal and professional<br />
needs of those who were directly<br />
impacted by Hurricane Sandy. The<br />
struggles and problems will persist for<br />
many of our members in the <strong>New</strong> <strong>York</strong><br />
City area and on Long Island and <strong>State</strong>n<br />
Island, so I encourage you to help, if<br />
you can, by donating to a charity of your<br />
choice that is assisting in the rebuilding<br />
effort.<br />
Our plan in Albany is to continue to build<br />
on the legislative momentum we created<br />
during this year’s Legislative Session.<br />
During the first half of the year,<br />
NYSH&TA, in partnership with other<br />
tourism promotion agencies, was successful<br />
in helping secure an increase for<br />
tourism marketing and promotion in the<br />
<strong>2012</strong>-2013 <strong>State</strong> Budget when compared<br />
to 2011-<strong>2012</strong>. With <strong>State</strong> Budget spending<br />
being cut at every corner, additional<br />
funds to promote <strong>New</strong> <strong>York</strong> <strong>State</strong> as a<br />
top-notch tourism destination, was a great<br />
victory for the industry.<br />
This issue of Focus magazine completes<br />
our first year with a new look. Last Fall we<br />
I would also like to take this opportunity<br />
to bring your attention to the many accomplishments<br />
of our members in our<br />
“Members in the <strong>New</strong>s” section on pages<br />
26 to 32. To see all of the prestigious<br />
awards our members have collected is<br />
a testament to all of their hard work.<br />
Please remember that all members are<br />

deadline for pool lift compliance is January<br />
31, 2013. The industry fought the<br />
good fight to secure a lengthy extension<br />
to the compliance date, but the time has<br />
now come to be compliant.<br />

A Busy Year with Multiple Successes<br />
Your <strong>Association</strong> is<br />
coming off a busy<br />
summer season with<br />
the celebration of its 125th<br />
anniversary in Saratoga<br />
Springs, the annual Summer<br />
Fundraiser at the Saratoga<br />
Race Course to benefit the<br />
Education Foundation, and<br />
getting settled into a new office space after<br />
relocating in June. It was great to see nearly<br />
200 people attend the 125th Anniversary<br />
celebration in the same city the <strong>Association</strong><br />
was founded back in 1887. To see a complete<br />

The relocation of offices with up-to-date<br />
décor includes more advanced technological<br />
capabilities for the staff and an overall cost<br />
savings to the <strong>Association</strong>.<br />
While the NYSH&TA staff was busy in<br />
Albany, data suggests that our industry also<br />
had a very busy summer. Many regions of the<br />
state saw increased occupancy when compared<br />
to last summer and hoteliers were able to boost<br />
their average daily rate over the busy summer<br />
months. <strong>State</strong>wide, from January through<br />
September, occupancy is up 2 percent when<br />
compared to the same time period in 2011.<br />
With this being my last chairman’s letter of<br />
<strong>2012</strong>, I thought it was a good time to review<br />
some of the <strong>Association</strong>’s accomplishments<br />
since January 1, as we begin to look toward<br />
2013.<br />
ADA Pool Lift Clarification<br />
Following months of hard work by NYSH&TA<br />
and the American Hotel & Lodging<br />
<strong>Association</strong>, the Department of Justice (DOJ),<br />
in May, announced a substantial postponement<br />
of the ADA Pool Lift compliance date for<br />
existing pools and spas. The new compliance<br />
date is January 31, 2013. This date allowed the<br />
industry an additional nine months beyond the<br />
original date of March 15, <strong>2012</strong>.<br />

issue, so make sure you know the facts.<br />
OTC legislation<br />
In my home county of Saratoga I have spent<br />
the past few months supporting efforts to<br />
amend their tax law to hold third party online<br />
travel agents, such as Expedia and Travelocity,<br />
responsible for paying their fair share of<br />
occupancy tax.<br />
Recently, the Saratoga County Board of<br />
Supervisors voted to pass room occupancy tax<br />
legislation that would require travel companies<br />
to collect and pay taxes when selling to<br />
customers online.<br />
While this is a local issue for me, if our efforts<br />
are successful, this could easily set a precedent<br />
for other municipalities around the state to<br />
collect their fair share of occupancy taxes<br />
which in turn will help fund greater tourism<br />
promotion.<br />

Legislative and Regulatory Information<br />
Payroll Deductions Bill Was Signed Into Law<br />
Governor Cuomo signed into law NYSH&TA-supported legislation that clarifies the types of items and costs<br />
that employers can deduct from employee wages. Below please find an overview of the new law.<br />
Law Took Effect Nov. 6, <strong>2012</strong><br />
The new permissible wage deductions will now include costs associated with:<br />
• Discounted mass transit tickets, passes, or user cards<br />
• Fitness or health club and/or gym membership dues<br />
• Cafeteria, vending machine, and pharmacy purchases made at the employer’s place of<br />
business and gift shops run by hospitals, colleges and universities<br />
• Tuition, room, board and fees for nursery, primary,<br />
secondary and postsecondary education costs<br />
• Daycare, before and after school care expenses.<br />
The labor law will continue to allow for employee wage deductions for health and retirement benefits, union<br />
dues, payments to charitable organizations, and payment for US bonds.<br />

Legal Bulletin: ADA Compliance (Service Animals)<br />
Does <strong>New</strong> <strong>York</strong> <strong>State</strong> ADA relating to service animals apply to owner-occupied establishments renting five<br />
or fewer rooms over the exemption provided for in Title III of the Federal ADA?<br />
FEDERAL DEPARTMENT OF JUSTICE:<br />
Title III (public accommodations and commercial facilities) - Title III entities must permit service animals<br />
to accompany people with disabilities in all areas where members of the public are allowed to go.Your<br />
establishment is covered by the ADA as a place of public accommodation if it is a private entity and is a place of<br />
lodging (including inns, hotels, and motels), regardless of whether it is a for-profit or non-profit establishment.<br />
The ADA exempts from this requirement owner-occupied establishments renting five or fewer rooms.<br />
<strong>New</strong> <strong>York</strong>’s ADA: There is NO reference in <strong>New</strong> <strong>York</strong>’s ADA that specifically provides for the inclusion<br />
of owner-occupied establishments renting five or fewer rooms as “public accommodations”<br />
In part, <strong>New</strong> <strong>York</strong>’s ADA is applicable to the following places of “public accommodation”:<br />
“…all places included in the meaning of such terms as: inns, taverns, road houses, hotels, motels, whether<br />

conducted for the entertainment of transient guests<br />
or for the accommodation of those seeking health,<br />
recreation or rest, or restaurants………”<br />
Federal ADA: Allows for the <strong>State</strong>s, if they so<br />
choose to provide greater or additional protections<br />
or application of the Federal Law. If a <strong>State</strong> were<br />
to choose to provide these protections/applications, it<br />
would have to do so through enacting legislation and<br />
in certain cases regulations providing for the greater<br />
protections/applications.<br />
ABSENT SPECIFIC STATUTORY LANGUAGE<br />
TO THE CONTRARY, NEW YORK LAW DOES<br />
NOT PROVIDE GREATER PROTECTIONS<br />
THAN THOSE AFFORDED BY THE FEDERAL<br />
ADA, THEREFORE OWNER-OCCUPIED<br />
ESTABLISHMENTS RENTING FIVE OR FEWER<br />
ROOMS ARE EXEMPTED IN NYS (as with Federal<br />
Law) FROM ALLOWING FOR SERVICE ANIMALS<br />
FOR INDIVIDUALS WITH DISABILITIES.<br />

MEMBER ALERT<br />
Housekeeper considered manual workers.<br />
For purposes of wages and pay schedules,<br />
housekeepers are considered to be manual<br />
workers under Article 6 of the <strong>New</strong> <strong>York</strong> <strong>State</strong><br />
Labor Law. Therefore, housekeepers must be<br />
paid weekly to ensure your compliance with the<br />
Law.<br />
The application of the <strong>Hospitality</strong> Wage Order<br />
as it relates to housekeepers is not relevant to how<br />
they are to be paid in accordance with <strong>New</strong> <strong>York</strong><br />
<strong>State</strong> Law. Please review your current policy and<br />
make the appropriate changes if necessary.<br />
“I Love NY Brand” Legislation –<br />
Vetoed by the Governor<br />
Legislation, put forth by NYSH&TA that establishes<br />
a <strong>Tourism</strong> Economic Development Fund, has been<br />
vetoed by the Governor.<br />
The bill that was introduced by Legislative <strong>Tourism</strong><br />
Committee Chairs (Assembly member Marge Markey<br />
(D- Queens) and Senator Betty Little (R- Queensbury),<br />
would have ensured that any revenue generated from<br />
the use of the “I LOVE NY” brand shall be deposited<br />
in the <strong>Tourism</strong> Economic Development Fund, and to<br />
be made exclusively available to fund the promotion<br />
of tourism.<br />
The Governor vetoed the legislation, citing that<br />
this new fund is unnecessary because the licensing<br />
revenue from the “I LOVE NY” trademark is<br />
already dedicated to tourism marketing through an<br />
administratively created Special Revenue Fund that is<br />
used solely for tourism marketing. We will continue<br />
to work with the Governor’s office and his <strong>Tourism</strong><br />
Advisory Council to gather information and purpose<br />
of the Special Revenue Fund.<br />
Further, NYSH&TA, along with Wilson Elser<br />
continue to advocate and work with the Governor in<br />
hopes of getting much needed funding and industry<br />
improvements advanced in the upcoming legislative<br />
session in January.<br />
Election Update<br />
Although the <strong>2012</strong> scheduled Legislative Session<br />
concluded, Governor Cuomo and Legislative Leaders<br />
have indicated a post Election Day special session is<br />
possible. Issues being discussed are an increase in the<br />
minimum wage, housing issues as well as legislative<br />
pay raises. NYSH&TA will continue to provide updates<br />
on election results and a possible special session<br />
legislative agenda.<br />

Online Auction Raises Money For Scholarship Program<br />
From October 3 through October 17, NYSH&TA held its second ever online auction to benefit its Education<br />
Foundation. Proceeds from the auction help support the Foundation’s mission to assist in the educational<br />
development of hospitality students by offering individual scholarships to member employees or their<br />
dependents. The Auction raised more the $3,500.<br />
Auction items ranged from vacation getaways to water park and museum tickets.<br />

John Irvin Retires<br />
John Irvin, a member of the<br />
NYSH&TA Board of Directors for<br />
a decade, and the General Manager<br />
of The Otesaga Hotel, Cooperstown, is<br />
retiring.<br />
Before retiring, Irvin was asked to look<br />
back at his 40-plus-year career in the hotel<br />
industry and to describe what value being an<br />
active NYSH&TA member provided him over the<br />
past 10 years.<br />
“I’ve been doing this for a long time, and I have no regrets whatsoever. I have had my high<br />
points and low points, as you do in any profession, but the one thing I will say about this<br />
industry is it allows anyone to grow who wants to,” Irvin said. “I didn’t have a degree in<br />
hotel management, but I wanted to move up in sales and I did through a lot of hard work. I<br />
wanted to try operations, and someone took a chance on me and I succeeded in that to end<br />
up at the Otesaga. I know general managers from every discipline in the hotel – controllers,<br />
chief engineers, housekeepers, sales and front-office people. They have all become successful<br />
because they put the effort into it, and again, this is an industry that allows that to happen.”<br />
During his tenure on the NYSH&TA Board, Irvin served on the multiple committees and<br />
participated in two <strong>Association</strong> Strategic Planning Sessions.<br />

think NYSH&TA is the most active state <strong>Association</strong> I’ve ever been<br />
involved with, and I have found that extremely helpful as a hotel<br />
operator, not only from the knowledge I’m able to garner from the staff<br />
when I have legal or environmental issues, but also the camaraderie<br />
among the membership. Everyone is willing to work with each other<br />
and I’ve found that extremely helpful in my 10 years of leadership.<br />

“I’ve always believed if you’re going to be a member of any organization you should be<br />
active in it. Consequently, having the opportunity to join the board was important to me,” Irvin<br />
said. “I have had the opportunity to go to Washington for the legislative summits, to serve on<br />
various committees, and every one of those responsibilities have hopefully helped not only our<br />
industry in the state but certainly helped me grow as a professional. Serving on the NYSH&TA<br />
Board is that next step of being a NYSH&TA member, and anyone who has an opportunity to<br />
do it, should, because it’s a great opportunity for the <strong>Association</strong> and the individual.<br />

Pool Lift Deadline Approaching;<br />
is your property ready?<br />
Compliance with Pool/Spa Accessibility Requirements Necessary<br />
The January 31, 2013, deadline for pool and spa accessibility under<br />
the Americans with Disabilities Act (ADA) is approaching and<br />
AH&LA is urging members to review their compliance needs.<br />
AH&LA, along with industry partners, worked exhaustively to<br />
secure a one-year extension and clarification of the January 31, <strong>2012</strong>,<br />
Department of Justice (DOJ) Guidance. In May <strong>2012</strong>, DOJ granted<br />
a one-year extension to January 31, 2013, and issued two guidance<br />
documents related to its interpretation of the requirements for pool<br />
and spa accessibility in the 2010 Standards for Accessible Design.<br />
According to the current DOJ guidance, by January 31, 2013, all<br />
existing pools and spas at lodging facilities must do the following if<br />
it is “readily achievable”:<br />
• Provide at least one means of entry (pool lift or sloped entry) as<br />
long as it is readily achievable. Pools with 300 linear feet of wall<br />
or more must have a pool lift or entry, and one additional means of<br />
entry which can be one of the following: (1) pool lift; (2) sloped<br />
entry; (3) transfer system; (4) transfer wall; or (5) pool stairs.<br />
• Have the pool lift out in position and ready for use all hours the<br />
pool is open.<br />
• Each body of water (e.g., pools, spas) must have a separate means<br />
of entry (except there are special rules for clusters of spas).<br />
• Pool lifts must be attached to the pool deck or apron in some<br />
manner unless it is not readily achievable to affix them.<br />

Where do owners, developers, architects,<br />
and other key professionals go wrong<br />
when it comes to compliance with the<br />
ADA? For the most part, many assume that plan<br />
approvals by building departments are a guarantee of<br />
compliance. What they do not realize is that building<br />
departments assess building code compliance, not<br />
compliance with federal laws, including the ADA.<br />
Inspections of properties cited in cases against<br />
owners of lodging facilities have revealed common<br />
oversights. These oversights are usually the result of<br />
the misunderstanding or misapplication of technical<br />
guidelines developed to ensure access for people<br />
with disabilities. The following are a few of the more<br />
common oversights.<br />
Avoid Common Oversights that Violate the ADA<br />

including running slopes which do not exceed 1:12<br />
(8.33 percent) and cross slopes which do not exceed 2<br />
percent. For the most part, remediation often requires<br />
removal and replacement of the curb ramp.<br />
Hazards Created by Protruding Objects<br />
Objects which protrude from walls can be extremely<br />
hazardous for people with visual disabilities. Wallmounted<br />
objects, such as lighting, which are installed<br />
lower than 80 inches and more than 27 inches above the<br />
finished floor must not project more than 4 inches into<br />
the circulation path. Typical fixes include replacing<br />
features with similar low-profile models or providing<br />
a permanent cane-detectable barrier the hazardous<br />
object.<br />
Excessive Running and Cross Slopes<br />
Running slope is measured parallel to the direction<br />
of travel; cross slope is measured perpendicular to the<br />
direction of travel. The cross slope of an accessible<br />
route must be no more than 2 percent, which is relatively<br />
flat. Typically, extreme cross slope occurs at where the<br />
route along the sidewalk continues across the slope of<br />
the curb ramp. In this case, the running slope of the<br />
curb ramp, which is permitted to be up to 1:12 (8.33<br />
percent), is also the cross slope of the accessible route<br />
across curb ramp. Providing a pathway around the top<br />
of the curb ramp so that a person is not required to<br />
negotiate across the slope of the curb ramp is one way<br />
to eliminate this common oversight.<br />
The running slope of an accessible route should<br />
be kept as low as possible to provide easy access.<br />
Accessible routes which slope up to 1:20 (5 percent)<br />
are referred to as “walks” and those which slope<br />
between 1:20 (5 percent) and 1:12 (8.33 percent)<br />
are considered “ramps.” Remediation of excessive<br />
running slopes can be extremely expensive, including<br />
provisions for additional accessible by-pass routes or<br />
removing and replacing steep routes where a by-pass<br />
route is not possible.<br />
Steeply Sloping Curb Ramps and Gutters<br />
Noncompliant curb ramps are by far one of the most<br />
prevalent conditions found during a site inspection.<br />
Curb ramps are subject to a number of criteria,<br />

Features intended to be used by guests must be located<br />
within accessible reach range. It is not uncommon to<br />
find light switches, outlets and other operable parts<br />
which are out of reach. Remediation almost always<br />
involves relocating operable parts within accessible<br />
reach range.<br />
Clear Width at Doors of Less than 32 Inches<br />
All doors which are meant for user passage within<br />
all guestrooms are required to provide a clear opening<br />
width of no less than 32 inches. It is not uncommon<br />
to find doors within guestrooms which do not<br />
provide proper clear width, especially those doors<br />
between connecting rooms. Remediation, in most<br />
cases, involves removing and replacing the door and<br />
associated buck.<br />

NY/NJ Women in Lodging meet in NYC<br />
The Grand Hyatt <strong>New</strong> <strong>York</strong>, NYC, recently hosted what turned out to be the largest NY/NJ Women in<br />
Lodging (WIL) chapter event to date. More than 150 hospitality industry professional women gathered in<br />
metropolitan <strong>New</strong> <strong>York</strong> to celebrate the success of a recent membership campaign which helped grow the<br />
Chapter to more than 300 women. Keynote speaker and honored guest, Nancy Johnson, AH&LA’s Chairman of<br />
the Board, recounted her own inspirational path to success and the obstacles she overcame to be the successful<br />
businesswoman she is today.<br />
The first upstate NY/NJ Women in Lodging chapter event will be held at the Homewood Suites on November 27.<br />
This is a great opportunity for networking and socializing with career-driven women that are apart of the hotel<br />
industry. The NYSH&TA Chairman of the Board, Cynthia Hollowood, will be launching the event as the keynote<br />

can receive fines, timelines for when hazards must be<br />
fixed, and in large cases, OSHA may send a press release<br />
about the results, creating bad public relations for<br />
your business.<br />
Preparation is Key<br />
While a hotel or resort may not be on the list of “High<br />
Hazard Industries”, hotels are inspected at the rate of<br />
nearly one per day throughout the country, and many<br />
have been given expensive fines that could be avoided<br />
with proper planning.<br />
• Ensure your OSHA Recordkeeping Forms are<br />
up-to-date and accurate within 7 days.<br />
• Create or maintain a Safety Committee to discuss<br />
safety issues at your Hotel.<br />
• Create a plan for receiving an OSHA Inspector<br />
and drill occasionally.<br />
• Work with Safety &<br />
Insurance Professionals to<br />
conduct preemptive mock<br />
inspections to identify<br />
potential violations before<br />
OSHA arrives.<br />
Inspection Tips<br />
Allow the OSHA Inspector to<br />
conduct the inspection properly.<br />
You have the right to ask the<br />
inspector for a warrant, but statistically<br />
in such cases it results in<br />
more violations and higher fines.<br />
The inspector will have an opening<br />
conference with management<br />
and any union representatives to<br />
explain the process and their “Scope of Inspection”.<br />
The Scope of Inspection includes the reason they have<br />
arrived, and what specific areas they plan to inspect.<br />
This limits the inspection to just these areas unless there<br />
is “due cause” to expand it.<br />
Take pictures of alleged violations and keep notes.<br />
Just because an OSHA Inspector thinks something is<br />
a violation, doesn’t mean that it is. Your notes and pictures<br />
can be valuable when disputing violations in your<br />
defense later on.<br />
Receiving Citations<br />
If you receive citations, there is a 15-day period in<br />
which you are allowed to contest citations you feel are<br />
inaccurate, have excessive penalties, or the timeline to<br />
fix the issue is too short.<br />
Many of these issues can be discussed during an Informal<br />
Conference. During this informal conference,<br />
you may come to an agreement with OSHA that works<br />
for both parties. Attempt this early in the 15-day time<br />
frame to allow time to contest properly if an agreement<br />
cannot be reached.<br />
Don’t pay retail. There are a number of adjustments<br />
that can be made to reduce the total cost of citations<br />
such as; Good Faith, Size of Business, History of Violations,<br />
and Gravity of Violations.<br />

Insurance Coverage For Bed Bug Claims<br />

Bed bugs are undergoing a resurgence—both<br />
beneath the sheets and in the press—and<br />
causing problems for many different types<br />
of facilities, especially hotels. As a result of this<br />
resurgence, there have been an increasing number of<br />
lawsuits against hotel owners and operators by guests<br />
who allege that they have been bitten and injured by<br />
bed bugs.<br />
Property owners must be aware that they can be liable<br />
for damages awards and bear the expense of defending<br />
against these claims. They may, however, have insurance<br />
coverage available for all of the risks associated with<br />
bed bugs.<br />
The number of bed bug-related personal injury<br />
lawsuits is growing. Many of the lawsuits brought<br />
against property owners allege negligence, breach of<br />
implied warranty of habitability, nuisance, battery, and<br />
fraud. Under any of these potential theories of liability,<br />
a property owner may be liable for any bodily injury<br />
caused to the claimant as a result of being bitten by bed<br />
bugs on the property owner’s premises.<br />
If liability is established against your business, then<br />
there may be a significant<br />
damages award. For example, in<br />
2003, a jury entered a judgment<br />
of $2,000 and $372,000 in<br />
punitive damages against<br />
particular hotel in down town<br />
Chicago. Under many CGL<br />
(Commercial General Liability)<br />
policies, the property owner’s<br />
insurance will pay the judgment.<br />
When confronted with a claim<br />
alleging injuries caused by<br />
bed bugs on your property,<br />
you should immediately look to your CGL policy to<br />
determine whether there is coverage. The CGL policy<br />
will likely respond to a claim by a guest who claims to<br />
have been injured by bedbugs on your property. Because<br />
CGL policies cover all liabilities except those which are<br />
specifically excluded, step one is to read the policy with<br />
an eye for any exclusion pertaining to bedbugs.<br />
If there is no such exclusion, the typical CGL policy<br />
also provides for a legal defense for these types of<br />
claims. This “defense costs” coverage is important<br />
because even if the allegations are false, defense is<br />
likely to be expensive.<br />

Policyholders who face business downturns due<br />
to bed bug publicity also may have means to obtain<br />
coverage for income losses associated with bed bug<br />
infestations, including loss of attraction and business<br />
interruption coverage. Loss of attraction coverage may<br />
be available if there is a diminution of business due to<br />
loss of potential customers as a direct result of bed bug<br />
issues. Business interruption coverage may or may not<br />
be triggered depending on the policy at issue. Many<br />
businesses may have to shut down for a period while<br />
remediating bedbug infestations. Business income<br />
losses suffered during and<br />
following bed bug remediation<br />
may be covered under business<br />
interruption coverage.<br />
If your hotel is faced with<br />
income loss or liability stemming<br />
from a bed bug infestation, think<br />
“insurance” first, file notice<br />
promptly and pursue coverage<br />
aggressively. It is important to<br />
review your insurance policy<br />
with an attorney specializing in<br />
insurance recovery to determine<br />
the best approach to protect your company with any<br />
available insurance.<br />

Strategies to Green Your Energy Profile While Reducing Energy Costs<br />
In <strong>New</strong> <strong>York</strong> and across the country, numerous<br />
factors, including the negative impact of costly<br />
imports and the growing demand by guests for<br />
environmentally-friendly choices, are driving hotels to<br />
evaluate existing energy usage patterns and determine<br />
effective and affordable strategies to address these<br />
challenges.<br />
For hotels and hospitality professionals preparing<br />
to tackle this issue, here are some practical ways to<br />
diversify energy consumption and cut back on energy<br />
costs in the process:<br />
Renewable Energy Certificates (RECs): Did You<br />
Know?<br />
One available means to incorporate renewable energy<br />
into an energy portfolio is through the purchase of<br />
RECs.<br />
RECs are designed to recognize the environmental<br />
attributes of renewable energy such as solar, wind,<br />
hydro and biomass. REC purchases support the<br />
operation and financing of renewable energy and lessen<br />
our dependence on fossil fuel generation. The most<br />
immediate environmental impact is the avoidance of<br />
harmful chemicals and greenhouse gases that would<br />
have been released into the atmosphere by fossil fuel<br />
generated sources. RECs also can be applied by hotels<br />
toward Leadership in Energy and Environmental<br />
Design (LEED) certification and similar environmental<br />
programs.<br />
On-Site Power: Did You Know?<br />
Constructing on-site renewable generation is another<br />
viable and potentially profitable means of limiting<br />
dependency on fossil fuels and ensuring reliability of<br />
power supplies.<br />
On-site power systems may generate enough<br />
renewable electricity to directly meet the energy<br />
demands of the hotel and its operational systems.<br />
These systems also drastically reduce emissions and<br />
reduce demand on local electric grids, freeing up<br />
hundreds of watts of power.<br />
earn economic incentives by reducing their electricity<br />
load at times when the power grid is under stress.<br />
When demand starts to increase on the hottest or<br />
coldest days of the year, hotels participating in a load<br />
response program agree to reduce their energy output for<br />
a specific period of time to make more energy available<br />
on the regional power grid. This helps prevent blackouts<br />
and power failures. Once enrolled, hotels earn payment<br />
for participating in the program and receive additional<br />
payments for reducing their energy output when the<br />
regional power grid is under stress. Most hotels have<br />
backup generation, and in many areas these properties<br />
can be enrolled in load response programs for payments<br />
in the tens of thousands of dollars.<br />
Heating, Ventilating and Air-Conditioning (HVAC):<br />
Did You Know?<br />
According to the U.S. Department of Energy (DOE),<br />
HVAC accounts for 40%–60% of the energy used in<br />
U.S. commercial buildings. That makes it a good<br />
target for energy savings. Scheduled maintenance on<br />
HVAC is important, including cleaning burners and air<br />
conditioning coils, replacing and cleaning air filters, and<br />
checking ducts and pipe insulation for damage. Without<br />
proper maintenance, this system will run inefficiently,<br />
wasting energy.<br />
