Well, summer is nearly here. Let’s hope that<br />

April saw the last of the rain for a while. My<br />

husband read last month’s article and said<br />

“it was boring” so, I must do better J……<br />

PLUS VALIA–in simple terms, Plus Valia is<br />

a tax the seller pays on the perceived increase<br />

in the land from the time the property<br />

was purchased to the time it is sold.<br />

I was staggered a week or so ago when a<br />

vendor showed me the Plus Valia due on<br />

the apartment they were selling. They had<br />

owned this apartment for 30 years and are<br />

selling it very cheaply (reference 687). The<br />

Plus Valia they have to pay is 6,600€!!! This<br />

is the quotation the vendor has been given<br />

by the Town Hall, so if you are selling your<br />

property and you have owned it for a number<br />

of years, it might be worth asking your<br />

legal representative to see what your commitment<br />

would be when you sell.<br />

STRUGGLING TO PAY YOUR MORT-<br />

GAGE?? –if you are struggling to pay the<br />

mortgage or have stopped paying altogether<br />

whilst you are trying to sell your property,<br />

speak to your agent, they should be able to<br />

advise you on what amount you would need<br />

to clear your debt. Be honest with them and<br />

they will be able to advise on a realistic price<br />

to sell your property. Keep the price low to<br />

sell it, even if it means losing money. Better<br />

to sell and walk away debt-free than go<br />

through the ordeal of repossession.<br />

On a lighter note and continuing from last<br />

month – here we go. Incidentally , three of<br />

these things happened only last week!<br />

Four Things Not To Do When Selling<br />

Your Property<br />

DO NOT: Tell the viewer about all the latest<br />

crime/noise/pig farms/dogs/hideous neighbours’.<br />

Don’t deceive, but don’t elaborate<br />

on the first viewing.<br />

DO NOT: Follow the clients from room to<br />

room and try to take over from the agent.<br />

Sit in the sunshine and relax. If there are<br />

any questions the agent can’t answer, they<br />

will ask you.<br />

DO NOT: Have curry/hot pot/chilli on the<br />

boil as everyone arrives.<br />

DO NOT: Have the television blaring at 100<br />

decibels. Turn it off!!<br />

DO: Keep that pool sparkling.<br />
