Location<br />
<strong>Hewett</strong> <strong>Yard</strong> is a small, mixed industrial estate located<br />
in the south of Norwich off Hall Road, close to the<br />
outer ring road with good access to the City centre and<br />
out on to the main trunk routes.<br />
Description<br />
The premises, suitable for storage, comprise of a lockup<br />
former garage with a relatively high roof and<br />
double timber doors. There is good vehicular access<br />
via the main courtyard that services the estate. The<br />
incoming tenant will be able to use the immediate<br />
forecourt for loading and unloading<br />
Costs<br />
The ingoing tenant will be required to pay the Council’s<br />
reasonable legal costs incurred in preparing and<br />
completing the new lease. The successful applicant<br />
will be required to pay £36 per person or company<br />
towards the costs of obtaining credit checks.<br />

Accommodation<br />

Rent<br />
Offers are invited in the region of £1200 p.a. exclusive,<br />
payable in advance exclusive of rates and all other<br />
outgoings. At the commencement of the term, prior to<br />
taking up occupation, the tenant will be required to<br />
pay three months rent in advance. The Council<br />
reserves the right to charge VAT on this sum or any<br />
other sum payable by the tenant.<br />
Lease terms<br />
A new three year lease is offered on a contracted out<br />
basis. This will include the option to break after the<br />
first anniversary on six months notice. Assignment<br />
and sub-letting will be prohibited.<br />
