NOTICE OF MEETING<br />
You are invited to attend a Public Meeting to be held by the Development Services Committee <strong>of</strong><br />
the <strong>Town</strong> <strong>of</strong> <strong>Markham</strong> to consider the following application(s) by <strong>Wykland</strong> <strong>Estates</strong> <strong>Inc</strong>.<br />
• Plan <strong>of</strong> Subdivision<br />
• Amendment to the <strong>Town</strong>’s Zoning By-laws<br />

BACKGROUND<br />
The subject property consists <strong>of</strong> 44.72 ha (110.5 ac) located west <strong>of</strong> Cornell Blvd, south <strong>of</strong> 16 th<br />
Avenue in the Cornell Community. There is existing residential development to the west, north<br />
and east <strong>of</strong> the subject property and future development lands owned by the applicant to the<br />
south. The subject lands are zoned Agriculture One (A1), by By-law 304-87, as amended<br />
PROPOSAL<br />
The applicant has applied to zone the lands under By-law 177-96 in accordance with the<br />
Secondary Plan designation to implement a proposed plan <strong>of</strong> subdivision. The proposed plan<br />
consists <strong>of</strong> 363 single detached units, 176 semi detached units, 341 townhouse units and 12 part<br />
lots/block units for a total <strong>of</strong> 892 units on the 44.72 ha site. Four (4) park blocks are also<br />
identified on the plan.<br />
PURPOSE AND EFFECT OF THE PROPOSED AMENDMENT<br />
The approval <strong>of</strong> the proposed zoning by-law amendments and draft plan <strong>of</strong> subdivision would<br />
permit the development <strong>of</strong> the lands as outlined above.<br />
NOTE REGARDING THE APPLICATION(S)<br />
i) If a person or public body does not make oral submissions at a public meeting, if one is held,<br />
or make written submissions to the <strong>Town</strong> <strong>of</strong> <strong>Markham</strong> in respect <strong>of</strong> the proposed plan <strong>of</strong><br />
subdivision and zoning by-law amendment before the approval authority gives or refuses to give<br />
approval to the draft plan <strong>of</strong> subdivision or before the by-law is passed, the person or public body<br />
is not entitled to appeal the decision <strong>of</strong> the <strong>Town</strong> <strong>of</strong> <strong>Markham</strong> to the Ontario Municipal Board.<br />
ii)If a person or public body does not make oral submissions at a public meeting, if one is held,<br />
or make written submission to the <strong>Town</strong> <strong>of</strong> <strong>Markham</strong> in respect to the proposed plan <strong>of</strong><br />
subdivision and zoning by-law amendment before the approval authority gives or refuses to give<br />
approval to the draft plan <strong>of</strong> subdivision or before the by-law is passed, the person or public body<br />
may not be added as a party to the hearing <strong>of</strong> an appeal before the Ontario Municipal Board<br />
unless, in the opinion <strong>of</strong> the Board, there are reasonable grounds to add a person to public body<br />
as a party.<br />
iii) If you wish to be notified <strong>of</strong> the decision <strong>of</strong> the <strong>Town</strong> <strong>of</strong> <strong>Markham</strong> in respect <strong>of</strong> the proposed<br />
plan <strong>of</strong> subdivision and zoning by-law amendment, you must make a written request to the<br />
Clerk’s Department at the address noted above or by email to judycarroll@markham.ca
