A comprehensive development brief for the area needs to be produced to enable cumulative impacts to be considered and for arrangements to secure funding for strategic infrastructure improvements to be developed None The site does not contain slopes which would adversely affect its development potential. The very small part of the North west corner of this site may be within Flood Zone 2 according to the EA flood map (part of the field to the north is within the flood area). The development layout for the site should therefore ensure that no housing is constructed within that specified Flood Zone (or produce modelling which shows a more accurate flood extent). NWA has indicated that sites 142/20, 142/14d and 142/14e have a sewage rising main running along their boundaries. Potential future developments will either have to accommodate the main, giving unrestricted access at all times or provide investment to divert the main. Water Supply for further development (houses & Stokesley) will necessitate an upgrade to the existing potable water network, which would be at a charge to the developments. There is currently a capacity issue at Stokesley Sewage Treatment Works (STW). However, the Company envisages that improvement work on this will be completed before any further this residential development is undertaken. The potential yield for this site has been calculated at a lower density to take into account the possibility that a small flood risk area at the northwest corner of the site needs to be excluded from development.
