They have, however, indicated that they would not support the development of site 142/19 in isolation as it does not have access onto a highway maintainable at public expense. Access to this area as a whole may be possible by extending the hammerhead at the end of the Stripe. None. The Environment Agency has indicated that as site 142/19 is partly within Flood Zone 2 according to the flood map, if the site is agreed for allocation a detailed Exception Test will be required. This site has a sewage rising main running along their boundaries. Potential future development will either have to accommodate the main, giving unrestricted access at all times or provide investment to divert the main. NOTE: The development of the site would be suitable for consideration within the LDF, during which process its acceptability will be judged by comparison with other potentially suitable sites. The availability of the small area required to provide access to the site (from the Stripe) is unknown, though the site itself is thought to be immediately available.
