CEO’s Focus<br />
I have been having conversations<br />
with many businesses around town,<br />
asking them how their business is<br />
doing in ‘07. Earlier in the year,<br />
there was a lot <strong>of</strong> grumbling from<br />
retailers, restaurateurs and realtors<br />
hard hit and trying to recover from<br />
the winter blizzards. Now I am glad<br />
to be hearing a different tune. Many<br />
seem to be seeing somewhat <strong>of</strong> a<br />
turn-around.<br />
Beginning with the housing market<br />
- we have seen a substantial decline<br />
in the building <strong>of</strong> new homes in <strong>Castle</strong> <strong>Rock</strong>, in fact the projections<br />
for this year are approximately 500 permits as compared to<br />
last year’s roughly 1400 permits. However, in the past six years we<br />
saw record high purchases and I believe what we are seeing now is<br />
still a decent rate <strong>of</strong> growth. In regards to home resale, good news<br />
is that homes are “moving”, however the earlier winter storms were<br />
devastating to the housing sales market in the first quarter <strong>of</strong> the<br />
year.<br />
There is a lot <strong>of</strong> inventory in the <strong>Castle</strong> <strong>Rock</strong> area and homes are<br />
on the market for an average <strong>of</strong> 110 days. <strong>Castle</strong> <strong>Rock</strong> real estate<br />
is a bit slower in the housing sales rate compared to the metro area<br />
market at this time. However, the higher end real estate has been<br />
increasing in sales. Much <strong>of</strong> the housing inventory is due to foreclosures<br />
as a result <strong>of</strong> the sub-prime market.<br />
Long term confidence in the <strong>Castle</strong> <strong>Rock</strong> community is demonstrated<br />
by the commercial market - we have development <strong>of</strong> new<br />
pr<strong>of</strong>essional <strong>of</strong>fice and retail space, which is an indicator that there<br />
is confidence in a positive future economy for <strong>Castle</strong> <strong>Rock</strong>. Those<br />
new projects are:<br />
The Overlook at <strong>Castle</strong> <strong>Rock</strong> - <strong>of</strong>fice space<br />
Shops at <strong>Castle</strong> <strong>Rock</strong> - new retail<br />
Primrose School - education<br />
Colorado Community Bank - some retail<br />
Health One - Sky Ridge Medical Imaging Center<br />
DCL Concepts - restaurant and retail space<br />
New World Mill Works - manufacturing<br />
Meadows Pr<strong>of</strong>essional Plaza - new <strong>of</strong>fice space<br />
Lowes - open later this year<br />
Sales tax for 2007 is estimated to be up by 3% over last year’s<br />
numbers; however the Town <strong>of</strong> <strong>Castle</strong> <strong>Rock</strong> projected a 6%<br />
growth rate, which may cause budgeting issues. Again, early<br />
sales were down due to weather issues.<br />
Now for tourism. Our local hotel management tells me they are<br />
impacted by the goings- on in Denver and Colorado Springs by<br />
receiving the overflow. In addition, we have the Douglas County<br />
Events Center in our “backyard” which is <strong>of</strong> great assistance<br />
when they host their equestrian shows and other events. The<br />
hotel accommodations and the rates they are able to charge, are<br />
definitely higher this year, even with the loss <strong>of</strong> the International<br />
PGA Tour. I am also hearing that <strong>Castle</strong> <strong>Rock</strong> is becoming<br />
much more <strong>of</strong> a “player” in the wedding industry. This niche is<br />
beneficial due to attendees making their vacation plans around<br />
an area wedding and extending their stay at the property while<br />
they tour the metro area. The <strong>Chamber</strong> is in the process <strong>of</strong> creating<br />
a hospitality/tourism industry group to look at trends and<br />
how we can capitalize on promoting our community.<br />
This seems to be a “roller coaster” year, with the increase in gasoline<br />
prices being a major part <strong>of</strong> the issue. As a result, Coloradoans<br />
traveling within the state seem to be on the rise. Gas prices<br />
many be curbing some <strong>of</strong> our spending habits in the short term,<br />
but I think when the general public gets use to paying higher<br />
prices, then purchasing will increase. The current stock market<br />
also continues to climb, which will positively influence people’s<br />
spending habits.<br />
Another business segment is home-based businesses, which<br />
represent about 70% <strong>of</strong> the business community. Recently, the<br />
<strong>Chamber</strong> conducted two focus groups targeted at the homebased<br />
business sector to find out what were the top issues facing<br />
their business? I found it interesting that many single proprietors<br />
are at the stage <strong>of</strong> trying to decide if they should increase<br />
the size <strong>of</strong> their business, which would mean hiring their “first”<br />
employee, or maintain their “status quo”.<br />
It is the age-old question for home-based business, “Do I really<br />
want to expand?” This might mean stepping out <strong>of</strong> their comfort<br />
zone, leasing <strong>of</strong>fice space, dealing with the headache <strong>of</strong> employee<br />
hiring and the concern <strong>of</strong> about failure? Through the <strong>Chamber</strong>’s<br />
new partnership with SCORE - “Counselors to America’s Small<br />
Business” - we are conducting one-on-one business counseling<br />
at the <strong>Chamber</strong>’s <strong>of</strong>fice. Through this partnership, in less than<br />

Color and Creativity Brighten 2007 <strong>Castle</strong> <strong>Rock</strong> Artfest<br />
Colorful paintings, dazzling jewelry, intriguing metalwork and<br />
vibrant musicians will enliven the streets <strong>of</strong> <strong>Castle</strong> <strong>Rock</strong> on September<br />
8th and 9th, marking Eighteen Seasons <strong>of</strong> Artistic Expression”.<br />
The annual Artfest showcases the work <strong>of</strong> over 180 juried<br />
artists, who will be selling art pieces from paintings and jewelry<br />
to photography and<br />
sculpture.<br />

has grown into<br />
the largest event in<br />
the <strong>Castle</strong> <strong>Rock</strong> area,<br />
said Pam Ridler,<br />
CCE, President <strong>of</strong> the<br />
<strong>Castle</strong> <strong>Rock</strong> <strong>Chamber</strong><br />
<strong>of</strong> <strong>Commerce</strong>. The<br />
<strong>Chamber</strong> is proud to<br />
be the organizer <strong>of</strong> the<br />
event that started in<br />
1990.<br />
This year’s event will be in a new location in front <strong>of</strong> the Philip S.<br />
Miller Library and on adjoining side streets and lots. Everything<br />
else about this popular festival will remain, including continuous<br />
live, musical groups; food, beer and soda vendors; strolling<br />
entertainment such as puppeteers, clowns and storytellers and an<br />
Imagination Zone with interactive art activities for the kids.<br />
In addition, a silent auction that is held during the two days <strong>of</strong> Artfest,<br />
benefits the <strong>Castle</strong> <strong>Rock</strong> Community Art Fund. The Fund,<br />
established by the <strong>Castle</strong> <strong>Rock</strong> <strong>Chamber</strong>, helps to finance outdoor<br />
art pieces for the Town in order to leave a legacy <strong>of</strong> Artfest.<br />
“Artfest not only promotes the<br />
community and <strong>of</strong>fers a fun, family-oriented<br />
weekend”, remarked<br />
Ridler, “but is a significant<br />
revenue-generating source for the<br />
local economy”, both <strong>of</strong> which are<br />
major focuses <strong>of</strong> the <strong>Castle</strong> <strong>Rock</strong><br />
<strong>Chamber</strong>.<br />
The <strong>Chamber</strong> will also be selling<br />
commemorative prints, t-shirts,<br />
ceramic tiles and ornaments, as<br />
well as Artfest family and children’s<br />
“packages” at special prices.<br />
All the merchandise is specifically<br />
created by select artists for the Artfest event. Styles for men,<br />
women and children in a variety <strong>of</strong> sizes will be available for sale.<br />
It all adds up to a weekend filled with color and creativity – an<br />
increasingly popular cultural event for the whole family to enjoy.<br />

SAM’S Club hosts Custom Car and Hot Rod Show<br />
SAM’S Club in Lone Tree, Colorado will be having their first custom car and<br />
hot rod show, Kruisin’ for the Kids, in their parking lot (C470 and Quebec) on<br />
August 19, 2007 from 8 am to 2 pm. Pre-registration is a $10 donation and a<br />
$15 donation the day <strong>of</strong> the show. All proceeds will benefit Children’s Miracle<br />
Network (CMN) and Children’s Hospital.<br />
Pick up registration forms at SAM’S Club in Lone Tree. The first 100 car entries<br />
receive dash plaques and a photograph. All car entries receive a raffle ticket.<br />

Among 10 Best in Nation for Families<br />
Town <strong>of</strong> <strong>Castle</strong> <strong>Rock</strong> residents can stand up and take a collective<br />
bow for their charming demeanor and “family friendliness”. On<br />
Tuesday, July 10, Family Circle magazine unveiled in its<br />
August edition “10 Best Towns for Families” – the<br />
first <strong>of</strong> its kind for the national magazine celebrating<br />
women and families.<br />
The article shares the results <strong>of</strong> the magazine’s<br />
quest to identify “the best communities across<br />
the country that combine big-city opportunities<br />
with suburban charm” and “an ideal blend<br />
<strong>of</strong> affordable houses, good jobs, top-rated schools,<br />
wide-open spaces and a lot less stress.”<br />
“That describes <strong>Castle</strong> <strong>Rock</strong> perfectly,” <strong>Castle</strong> <strong>Rock</strong> Mayor Randy<br />
Reed said <strong>of</strong> the results <strong>of</strong> Family Circle’s investigation. “If you<br />
asked 100 people why they moved to Caste <strong>Rock</strong>, 95 percent <strong>of</strong><br />
them would probably cite the community’s small-town charm and<br />
family friendliness.”<br />
To come up with its 10 Best Towns for Families, Family Circle<br />
partnered with On Board, a New York City research firm providing<br />
real estate and demographic data to assemble a list <strong>of</strong><br />
1,850 places with populations between 15,000 and<br />
150,000 and a high concentration <strong>of</strong> households<br />
with an average income <strong>of</strong> $65,000.<br />
That list was pared to 800 based on criteria such<br />
as cost <strong>of</strong> living, jobs, schools, health care, air<br />
quality, green space and crime rate. Family Circle<br />
assessed which towns best met those standards and<br />
ranked them according to state. The winners were<br />
selected from the highest-rated towns in the top 10<br />
states nationwide.<br />

three months, 22 small businesses have received free advice on growing their business<br />
from experts who share their wisdom and lessons learned in business.<br />
Soon the <strong>Chamber</strong> will be partnering with <strong>Castle</strong> <strong>Rock</strong> Economic Development<br />
Council (CREDCO) in expanding these services to include a pilot project called<br />
the <strong>Castle</strong> <strong>Rock</strong> Economic Gardeners (CREG) which has the purpose <strong>of</strong> growing<br />
jobs locally and concentrating on three elements 1) Business Intelligence; 2) Expert<br />
Advisors; and 3) Service Delivery Infrastructure. Customized databases will generate<br />
marketing lists; provide “competitive intelligence”; and track industry product<br />
trends. This partnership will also be supported by the Town <strong>of</strong> <strong>Castle</strong> <strong>Rock</strong>, Douglas<br />
County and the P.S. Miller Library. We will keep you all informed <strong>of</strong> the progress<br />
<strong>of</strong> this exciting new venture.<br />
Now a new topic – “The <strong>Chamber</strong>’s New Image” – the <strong>Chamber</strong> has a new monument<br />
sign which incorporates our communities’ history with the use <strong>of</strong> rhyolite and<br />
the keystone architecture. The Board was insistent that we keep with the Victoria<br />
House’s image, but integrates a progressive look as the <strong>Chamber</strong> moves into more<br />
exciting and progressive business programming. I hope you will check with the<br />

Wow! What a year it has been and it is<br />
only half-way over. With just this short<br />
period <strong>of</strong> time I have had time to reflect<br />
and see where I have been with the<br />
<strong>Castle</strong> <strong>Rock</strong> <strong>Chamber</strong> <strong>of</strong> <strong>Commerce</strong> and<br />
where I would like to be headed. Being<br />
an Ambassador has sure given me an<br />
opportunity to grow and I look forward<br />
to the challenges that may lie ahead.<br />
Learning about each <strong>of</strong> you and your business is a great honor.<br />
At this past Business After Hours I had a great opportunity to<br />
meet many <strong>of</strong> you. It was a great hurdle not only representing the<br />
Hampton Inn but also remembering that I am also an Ambassador<br />
for the <strong>Chamber</strong>. I find that as I continue to grow with the<br />

Leadership Douglas County<br />
Leadership Douglas County, a program <strong>of</strong> the <strong>Castle</strong><br />
<strong>Rock</strong> <strong>Chamber</strong> <strong>of</strong> <strong>Commerce</strong>, is a 10-month training<br />
course designed to educate future leaders. The<br />
program provides insight into a number <strong>of</strong> issues<br />
facing Douglas County’s growing communities. As a<br />
part <strong>of</strong> the curriculum, each class must undertake a<br />
community service project. The Leadership Douglas<br />
County Class <strong>of</strong> 2007 unveiled a “Comfort Closet” for<br />
cancer patients undergoing treatment at the Cancer<br />
Center at Sky Ridge Medical Center at on Monday,<br />
June 4th.<br />
To accomplish this project, the class raised over<br />
$3000 in cash, and hundred <strong>of</strong> dollars more in in-kind<br />
donations. The Comfort Closet will feature a variety<br />
<strong>of</strong> items that make chemotherapy and radiation<br />
treatments more comfortable for patients with cancer,<br />
and the family members who stand by their loved ones<br />
during the lengthy therapy.<br />
