CEO’s Focus 

I have been having conversations 

with many businesses around town, 

asking them how their business is 

doing in ‘07. Earlier in the year, 

there was a lot of grumbling from 

retailers, restaurateurs and realtors 

hard hit and trying to recover from 

the winter blizzards. Now I am glad 

to be hearing a different tune. Many 

seem to be seeing somewhat of a 

turn-around. 

Beginning with the housing market 

- we have seen a substantial decline 

in the building of new homes in Castle Rock, in fact the projections 

for this year are approximately 500 permits as compared to 

last year’s roughly 1400 permits. However, in the past six years we 

saw record high purchases and I believe what we are seeing now is 

still a decent rate of growth. In regards to home resale, good news 

is that homes are “moving”, however the earlier winter storms were 

devastating to the housing sales market in the first quarter of the 

year. 

There is a lot of inventory in the Castle Rock area and homes are 

on the market for an average of 110 days. Castle Rock real estate 

is a bit slower in the housing sales rate compared to the metro area 

market at this time. However, the higher end real estate has been 

increasing in sales. Much of the housing inventory is due to foreclosures 

as a result of the sub-prime market. 

Long term confidence in the Castle Rock community is demonstrated 

by the commercial market - we have development of new 

professional office and retail space, which is an indicator that there 

is confidence in a positive future economy for Castle Rock. Those 

new projects are: 

The Overlook at Castle Rock - office space 

Shops at Castle Rock - new retail 

Primrose School - education 

Colorado Community Bank - some retail 

Health One - Sky Ridge Medical Imaging Center 

DCL Concepts - restaurant and retail space 

New World Mill Works - manufacturing 

Meadows Professional Plaza - new office space 

Lowes - open later this year 

Sales tax for 2007 is estimated to be up by 3% over last year’s 

numbers; however the Town of Castle Rock projected a 6% 

growth rate, which may cause budgeting issues. Again, early 

sales were down due to weather issues. 

Now for tourism. Our local hotel management tells me they are 

impacted by the goings- on in Denver and Colorado Springs by 

receiving the overflow. In addition, we have the Douglas County 

Events Center in our “backyard” which is of great assistance 

when they host their equestrian shows and other events. The 

hotel accommodations and the rates they are able to charge, are 

definitely higher this year, even with the loss of the International 

PGA Tour. I am also hearing that Castle Rock is becoming 

much more of a “player” in the wedding industry. This niche is 

beneficial due to attendees making their vacation plans around 

an area wedding and extending their stay at the property while 

they tour the metro area. The Chamber is in the process of creating 

a hospitality/tourism industry group to look at trends and 

how we can capitalize on promoting our community. 

This seems to be a “roller coaster” year, with the increase in gasoline 

prices being a major part of the issue. As a result, Coloradoans 

traveling within the state seem to be on the rise. Gas prices 

many be curbing some of our spending habits in the short term, 

but I think when the general public gets use to paying higher 

prices, then purchasing will increase. The current stock market 

also continues to climb, which will positively influence people’s 

spending habits. 

Another business segment is home-based businesses, which 

represent about 70% of the business community. Recently, the 

Chamber conducted two focus groups targeted at the homebased 

business sector to find out what were the top issues facing 

their business? I found it interesting that many single proprietors 

are at the stage of trying to decide if they should increase 

the size of their business, which would mean hiring their “first” 

employee, or maintain their “status quo”. 

It is the age-old question for home-based business, “Do I really 

want to expand?” This might mean stepping out of their comfort 

zone, leasing office space, dealing with the headache of employee 

hiring and the concern of about failure? Through the Chamber’s 

new partnership with SCORE - “Counselors to America’s Small 

Business” - we are conducting one-on-one business counseling 

at the Chamber’s office. Through this partnership, in less than

Color and Creativity Brighten 2007 Castle Rock Artfest 

Colorful paintings, dazzling jewelry, intriguing metalwork and 

vibrant musicians will enliven the streets of Castle Rock on September 

8th and 9th, marking Eighteen Seasons of Artistic Expression”. 

The annual Artfest showcases the work of over 180 juried 

artists, who will be selling art pieces from paintings and jewelry 

to photography and 

sculpture. 

“Artfest, which draws 

over 20,000 spectators, 

has grown into 

the largest event in 

the Castle Rock area, 

said Pam Ridler, 

CCE, President of the 

Castle Rock Chamber 

of Commerce. The 

Chamber is proud to 

be the organizer of the 

event that started in 

1990. 

This year’s event will be in a new location in front of the Philip S. 

Miller Library and on adjoining side streets and lots. Everything 

else about this popular festival will remain, including continuous 

live, musical groups; food, beer and soda vendors; strolling 

entertainment such as puppeteers, clowns and storytellers and an 

Imagination Zone with interactive art activities for the kids. 

In addition, a silent auction that is held during the two days of Artfest, 

benefits the Castle Rock Community Art Fund. The Fund, 

established by the Castle Rock Chamber, helps to finance outdoor 

art pieces for the Town in order to leave a legacy of Artfest. 

“Artfest not only promotes the 

community and offers a fun, family-oriented 

weekend”, remarked 

Ridler, “but is a significant 

revenue-generating source for the 

local economy”, both of which are 

major focuses of the Castle Rock 

Chamber. 

The Chamber will also be selling 

commemorative prints, t-shirts, 

ceramic tiles and ornaments, as 

well as Artfest family and children’s 

“packages” at special prices. 

All the merchandise is specifically 

created by select artists for the Artfest event. Styles for men, 

women and children in a variety of sizes will be available for sale. 

It all adds up to a weekend filled with color and creativity – an 

increasingly popular cultural event for the whole family to enjoy.

SAM’S Club in Lone Tree, Colorado will be having their first custom car and 

hot rod show, Kruisin’ for the Kids, in their parking lot (C470 and Quebec) on 

August 19, 2007 from 8 am to 2 pm. Pre-registration is a $10 donation and a 

$15 donation the day of the show. All proceeds will benefit Children’s Miracle 

Network (CMN) and Children’s Hospital.

receive dash plaques and a photograph. All car entries receive a raffle ticket. 

Trophies will be awarded for six categories. Music will be provided by Van

Magazine Ranks Castle Rock 

Among 10 Best in Nation for Families 

Town of Castle Rock residents can stand up and take a collective 

bow for their charming demeanor and “family friendliness”. On 

Tuesday, July 10, Family Circle magazine unveiled in its 

August edition “10 Best Towns for Families” – the 

first of its kind for the national magazine celebrating 

women and families. 

The article shares the results of the magazine’s 

quest to identify “the best communities across 

the country that combine big-city opportunities 

with suburban charm” and “an ideal blend 

of affordable houses, good jobs, top-rated schools, 

wide-open spaces and a lot less stress.” 

“That describes Castle Rock perfectly,” Castle Rock Mayor Randy 

Reed said of the results of Family Circle’s investigation. “If you 

asked 100 people why they moved to Caste Rock, 95 percent of 

them would probably cite the community’s small-town charm and 

family friendliness.” 

To come up with its 10 Best Towns for Families, Family Circle 

partnered with On Board, a New York City research firm providing 

real estate and demographic data to assemble a list of 

1,850 places with populations between 15,000 and 

150,000 and a high concentration of households 

with an average income of $65,000. 

That list was pared to 800 based on criteria such 

as cost of living, jobs, schools, health care, air 

quality, green space and crime rate. Family Circle 

assessed which towns best met those standards and 

ranked them according to state. The winners were 

selected from the highest-rated towns in the top 10 

states nationwide.

three months, 22 small businesses have received free advice on growing their business 

from experts who share their wisdom and lessons learned in business. 

Soon the Chamber will be partnering with Castle Rock Economic Development 

Council (CREDCO) in expanding these services to include a pilot project called 

the Castle Rock Economic Gardeners (CREG) which has the purpose of growing 

jobs locally and concentrating on three elements 1) Business Intelligence; 2) Expert 

Advisors; and 3) Service Delivery Infrastructure. Customized databases will generate 

marketing lists; provide “competitive intelligence”; and track industry product 

trends. This partnership will also be supported by the Town of Castle Rock, Douglas 

County and the P.S. Miller Library. We will keep you all informed of the progress 

of this exciting new venture. 

Now a new topic – “The Chamber’s New Image” – the Chamber has a new monument 

sign which incorporates our communities’ history with the use of rhyolite and 

the keystone architecture. The Board was insistent that we keep with the Victoria 

House’s image, but integrates a progressive look as the Chamber moves into more 

exciting and progressive business programming. I hope you will check with the 

Chamber often to read about upcoming events, trainings and other information on 

our beautiful rhyolite sign outside the Chamber offices.

S. Miller Award to Dave Liniger, President and founder of Re/Max International. The Castle 

Rock Chamber believes it is important to recognize individuals for outstanding philanthropy 

in Douglas County and those who have demonstrated a long-term historical impact on the 

county. 

Liniger is the founder of the Wildlife Experience, which was designed as a quality venue for 

exceptional cultural exhibits and educational center located in Douglas County. Dave and his 

wife Gail annually donate their Sanctuary Golf Course for the purpose of 23 non-profit organizations 

for their fundraising events. In addition the Linigers have assisted the Douglas County 

Sherriff’s office in many endeavors.

Chamber survey to Chamber members focused on the services provided 

by the Castle Rock Senior Center to help them in their strategic planning 

process – 49% of respondents stated they would see a potential partnership

Ambassador

Annisa Thomas 

Wow! What a year it has been and it is 

only half-way over. With just this short 

period of time I have had time to reflect 

and see where I have been with the 

Castle Rock Chamber of Commerce and 

where I would like to be headed. Being 

an Ambassador has sure given me an 

opportunity to grow and I look forward 

to the challenges that may lie ahead. 

Learning about each of you and your business is a great honor. 

At this past Business After Hours I had a great opportunity to 

meet many of you. It was a great hurdle not only representing the 

Hampton Inn but also remembering that I am also an Ambassador 

for the Chamber. I find that as I continue to grow with the 

Chamber the more my knowledge of each of you grows as well. 

As an Ambassador we are the link that serves between you and the 

Chamber of Commerce. Every Ambassador is here to serve you, 

to help you succeed. Having a successful business is what we, both 

the Chamber and the Ambassadors strive for. 

Being a member of the Chamber of Commerce has opened many 

doors, both professionally and personally. All of which would 

have never taken place had I not been a member of the Chamber 

of Commerce. I can not stress to you how great the tools that are 

provided by the Chamber are. Between the 5 Minute networking, 

Leads Groups, Business After Hours and so much more….there 

really is a great deal of opportunity that is offered by the Castle 

Rock Chamber of Commerce. It is very clear that the Chamber is 

here to help YOU---the more active and involved you are the more 

you will walk away with. 

For the remainder of the year, my sincere hope is to further build 

on the relationships that we’ve started and to help build our 

Chamber to be the best that it can be.

Creating Leaders 

Leadership Douglas County 

Leadership Douglas County, a program of the Castle 

Rock Chamber of Commerce, is a 10-month training 

course designed to educate future leaders. The 

program provides insight into a number of issues 

facing Douglas County’s growing communities. As a 

part of the curriculum, each class must undertake a 

community service project. The Leadership Douglas 

County Class of 2007 unveiled a “Comfort Closet” for 

cancer patients undergoing treatment at the Cancer 

Center at Sky Ridge Medical Center at on Monday, 

June 4th. 

To accomplish this project, the class raised over 

$3000 in cash, and hundred of dollars more in in-kind 

donations. The Comfort Closet will feature a variety 

of items that make chemotherapy and radiation 

treatments more comfortable for patients with cancer, 

and the family members who stand by their loved ones 

during the lengthy therapy.
