Momentum has been high lately, and here are a few of the most recent deals closed.<br />

Sold ...<br />

Modern Times<br />

The ongoing office project Bylingen in Stockholm.<br />

The sale price was SEK 576 million. The buyer was<br />

Deka Immobilien GmbH, on behalf of its property<br />

fund WestInvest ImmoValue. The 14,500-sq-m<br />

(156,077-sq-ft) property is fully leased to the media<br />

group Modern Times Group (MTG) and two restaurants.<br />

The building is classified as an EU GreenBuilding,<br />

which means that energy consumption is at<br />

least 25 percent lower than the Swedish standard<br />

requirement.<br />

PPP road in Norway<br />

The safe and scenic Orkdalsvegen E39 road on the<br />

west coast of Norway is operated as a publicprivate<br />

partnership (PPP). <strong>Skanska</strong> has now sold<br />

its 50-percent share, for a capital gain of approximately<br />

SEK 100 million.<br />

GreenBuilding to Luxembourg<br />

<strong>Skanska</strong> has divested the Marynarska Point property<br />

in Warsaw, for SEK 740 million, to the Luxembourg<br />

investment fund Investec GLL Special Global Opportunities<br />

Real Estate Fund FCP. The gain on the sale<br />

was roughly SEK 50 million. The office project has<br />

a total of about 26,000 sq m (279,862 sq ft) of leasable<br />

floor space and is fully leased. Tenants include<br />

Generali, DnB Nord, ACNielsen and ILF.<br />

Go Go Gårda<br />

New phase of Gårda office project in Gothenburg.<br />

The six-floor building, comprising 5,000 sq m<br />

(53,820 sq ft) of modern and energy-efficient office<br />

premises, is scheduled for completion during the<br />

first quarter of 2011.<br />

The first building, with 16 floors, was started in<br />

the spring of 2008. When the office project is fully<br />

completed, it will total 17,000 sq m (182,986 sq ft).<br />

The office property has been certified for LEED and<br />

EU GreenBuilding, the latter for at least 25 percent<br />

less energy consumption than the National Swedish<br />

Board of Housing’s construction standards in Sweden.<br />

<strong>Skanska</strong> will invest a total of about<br />

SEK 500 million.<br />

<strong>Skanska</strong>’s operations in Gothenburg will relocate<br />

to the new energy-efficient and environmental<br />

office building in Gårda.<br />

By the basin in Malmö<br />

<strong>Skanska</strong> is investing about SEK 215 million in the<br />

second phase of the Bassängkajen office project<br />

on Universitetsholmen in Malmö, Sweden. This<br />

phase comprises about 7,800 sq m (83,959 sq ft)<br />

of modern and energy-efficient office premises in<br />

seven floors with an underground garage beneath.<br />

The new building will be completed during the<br />

first quarter of 2012 and will then conclude the<br />

Bassängkajen office project.<br />

... and Bought<br />

Goth living<br />

<strong>Skanska</strong> has acquired two cooperative-housing<br />

projects from Sveriges Bostadsrättscentrum AB<br />

(SBC). The acquisition entails building rights and<br />

progressive project plans for a total of about 280<br />

cooperative apartments in prime locations in the<br />

Gothenburg area. <strong>Skanska</strong>’s total investment following<br />

the completion of the projects is estimated<br />

at about SEK 1.2 billion.<br />

The Fiskebäck project on the coast encompasses<br />

about 140 apartments, 140 underground parking<br />

places and 125 berths.<br />

Johanneberg is located in central Gothenburg<br />

and encompasses about 140 apartments.<br />

In the PPPipeline<br />

The most recent new Public Private Partnerships<br />

(PPPs) and Private Finance Initiatives<br />

(PFIs) include projects in the United<br />

Kingdom and Chile, and a potential one<br />

in the United States.<br />

Pay per ride in Chile<br />

<strong>Skanska</strong> has been appointed preferred<br />

bidder to develop the Antofagasta Toll<br />

Road by the Ministry of Public Works in<br />

Chile. <strong>Skanska</strong> Infrastructure Development<br />

will be responsible for the development<br />

and management of the project<br />

for a period of 20 years. The design and<br />

construction will be undertaken by<br />

<strong>Skanska</strong> Latin America.<br />

The project, located in the mining<br />

district of northern Chile, consists of<br />

approximately 120 kilometers (75 miles)<br />

of new lanes and the upgrade of about<br />

200 kilometers (124 miles).<br />

Traded landmark<br />

<strong>Skanska</strong>’s latest landmark project, the Flat Iron<br />

Building in central Stockholm, has been sold<br />

to the Swedish real estate giant Norrporten.<br />

“For Norrporten, this is the first step in its<br />

establishment in Stockholm. Norrporten is<br />

adhering to its long-term strategy of owning<br />

and developing properties in prime locations<br />

along the E4 highway, and the company’s<br />

presence in Stockholm now allows it to<br />

offer its customers prime premises in the<br />

capital,” says Anders Wiklander, President of<br />

Norrporten.<br />

The Flat Iron Building has become one of<br />

Stockholm’s new landmarks, with its location<br />

at Norra Bantorget and its unique design.<br />

The architecture is reminiscent of the famous<br />

building of the same name in New York City.<br />

The building has eight floors above ground<br />

and 70 underground parking spaces.<br />

Work is underway on securing<br />

environmental certification for the building<br />

based on Leadership in Energy and<br />

Environmental Design (LEED) and the Swedish<br />

Building-Living Dialogue’s environmental<br />

classification.<br />

“The project is a prime example of urban<br />

development in which <strong>Skanska</strong>, in close<br />

cooperation with the City of Stockholm, has<br />

developed the area around Norra Bantorget<br />

with hotels, housing and offices,” says Jan<br />

Odelstam, President of <strong>Skanska</strong> Commercial<br />

Development Nordic.<br />
