Goals & Objectives<br />
• Capitol L<strong>and</strong> Trust: Conserve salmon habitat<br />
<strong>and</strong> agricultural l<strong>and</strong>s, prevent development<br />
in wetl<strong>and</strong>s <strong>and</strong> shoreline.<br />
• L<strong>and</strong>owner: Prevent any further development<br />
on property, allow elderly parent to stay on<br />
property <strong>and</strong> have funds for in‐home care.<br />
• Stakeholders: Same as CLT, also community<br />
interest in maintaining agricultural uses on<br />
property.
Project History<br />
• CLT got involved in Oakl<strong>and</strong> Bay through<br />
partnership with Squaxin Isl<strong>and</strong> Tribe.<br />
• TRR was identified as high priority in tribe’s<br />
Oakl<strong>and</strong> Bay Assessment.<br />
• Introduced to l<strong>and</strong>owners through MCD.<br />
• L<strong>and</strong>owner family was conservation minded,<br />
also had additional goals. Were willing to take<br />
a flexible timeline <strong>and</strong> wait for funding.
Funding<br />
• RCO pays share of invoice, NCWCG pays full<br />
amount of invoice…need to track match!<br />
• RCO won’t pay for life estate, match is awry.<br />
• L<strong>and</strong>owner donates $127,000 in l<strong>and</strong> value.<br />
• Three buildings outside life estate must be<br />
demolished…didn’t budget for that.<br />
• One building needs asbestos abatement,<br />
project deadline looming, money is low.<br />
• I take up yoga.

• Spent down to last penny on NCWCG,<br />
returned $77,000 to SRFB.<br />
• Owed NCWCG over $50k in match!<br />

Management Issues<br />
• Agriculture: Restrictions from grants, DOR.<br />
• Remaining structures: Ability to fund longterm<br />
maintenance.<br />
• Restoration: Ongoing, multi‐partner effort.<br />
• Stakeholders: High visibility property with<br />
community connection, competing visions.
Lessons Learned<br />
• Track your match!<br />
• If there is something unusual (life estate) in<br />
the project, investigate that up front.<br />
• Identify (as best you can) your management<br />
objectives for property, make sure they work<br />
with grants <strong>and</strong> stakeholders.<br />
• Be creative <strong>and</strong> be patient.
