NCWCG Share: $991,000
Other Partner Match: $21,000

Goals & Objectives
• Capitol Land Trust: Conserve salmon habitat
and agricultural lands, prevent development
in wetlands and shoreline.
• Landowner: Prevent any further development
on property, allow elderly parent to stay on
property and have funds for in‐home care.
• Stakeholders: Same as CLT, also community
interest in maintaining agricultural uses on
property.

Project History
• CLT got involved in Oakland Bay through
partnership with Squaxin Island Tribe.
• TRR was identified as high priority in tribe’s
Oakland Bay Assessment.
• Introduced to landowners through MCD.
• Landowner family was conservation minded,
also had additional goals. Were willing to take
a flexible timeline and wait for funding.

Funding
• RCO pays share of invoice, NCWCG pays full
amount of invoice…need to track match!
• RCO won’t pay for life estate, match is awry.
• Landowner donates $127,000 in land value.
• Three buildings outside life estate must be
demolished…didn’t budget for that.
• One building needs asbestos abatement,
project deadline looming, money is low.
• I take up yoga.

Funding (continued)
• Spent down to last penny on NCWCG,
returned $77,000 to SRFB.
• Owed NCWCG over $50k in match!
• I take up smoking.

Management Issues
• Agriculture: Restrictions from grants, DOR.
• Remaining structures: Ability to fund longterm
maintenance.
• Restoration: Ongoing, multi‐partner effort.
• Stakeholders: High visibility property with
community connection, competing visions.

Lessons Learned
• Track your match!
• If there is something unusual (life estate) in
the project, investigate that up front.
• Identify (as best you can) your management
objectives for property, make sure they work
with grants and stakeholders.
• Be creative and be patient.
