Gibans Fodor, Inc., is expanding its
facilities to enhance its existing 150-
bed skilled nursing facility located at
18621 Neff Road, Cleveland, Ohio.
Phase II of the Slovene Home’s
expansion project, slated for
completion in May 2012, features a
new, 2,500 square-foot, state-of-theart
physical therapy suite, which will
enhance the Slovene Home’s
service capabilities. In addition, the
project will increase the number of
private resident rooms while
deconstructing an outdated 22-bed
wing built in the 1960s. The
proposed, two-story expansion will
result in 88 private rooms and 31
shared rooms.
Phase I, completed in March 2011, included relocating the staff parking lot to newly acquired land to
accommodate the new Phase ll two-story expansion, as well as a complete reconfiguration of the existing
parking lot, a new more easily accessible entrance, an entry canopy, pedestrian walkways and a new
boulevard entrance drive.
Project Description
The Slovene Home for the Aged is planning the addition to its existing 150-bed skilled nursing facility located
at 18621 Neff Road, Cleveland, Ohio. The primary objective of the proposed expansion is to increase the
number of private resident rooms in the facility by adding a new sixty-six bed wing and demolishing an
existing outdated twenty-two bed wing constructed in the 1960s. The existing building now has seventy-four
shared rooms (two beds per room) and two private rooms. The proposed two-story expansion will result in
eighty-eight private beds and sixty-two shared beds. The expansion will also include a new, state-of-the-art
physical therapy suite. The project is further described as follows:
Phase I
The proposed expansion will be located in an existing fifty space staff parking lot to the southwest of the
existing building. This necessitated the relocation of the staff parking lot to newly acquired land on the north
side of the existing building. The Phase I project included the relocation of the staff parking lot, a complete
reconfiguration of the existing visitors’ parking lot and a new wheel chair accessible entrance and entry
canopy. Other site improvements included in Phase I are a new boulevard entrance drive, signage, security

and ornamental fencing, lighted flag poles, pedestrian walkways and site lighting. The project also included
storm water drainage, sanitary sewers, domestic water service, fire water service, security cameras and
electrical service utility improvements. The Phase I scope of work, which was substantially site improvement,
was completed in March, 2011 with a cost for of $1.4 Million.
Phase II
The Phase II building addition shall be two stories totaling approximately 42,600 square feet with a partial
basement of 12,600 square feet. The sixty-six private resident rooms will include a sleeping area and private
bathroom with a “European” shower. In addition to the resident rooms, the expansion will include a 2,500
square foot physical therapy suite, dining rooms, lounges and staff areas. The basement of the expansion
will include a new beauty shop, mechanical room, electrical room, storage space and other “back-of-house”
spaces. The expansion will also include a new elevator.
In order to accommodate the expansion, an existing twenty-two bed wing of the facility will be demolished.
The project will also include selective demolition and limited renovation to areas of the existing building
impacted by the expansion.
The addition will be constructed of masonry bearing walls, pre-cast concrete floors and prefabricated fire
retardant treated wood truss roof framing. The basement level will have concrete masonry unit foundation
walls with a precast concrete plank floor above. The building’s exterior will be clad in a combination of brick
masonry, composite aluminum panels and porcelain tiles. Sloped roofs will be clad in dimensional asphalt
shingles. The facility will be protected throughout with fire suppression, detection and alarm systems.
Resident rooms will have individual heating and cooling control provided by package terminal units with
hydronic heat and electric cooling.
The Slovene Home for the Aged addition will feature many energy conservation features. The building
envelope will be fully insulated in compliance with current energy and building codes. New, high-efficiency
heating and cooling equipment will be provided throughout. Exterior windows will have low-e insulated
glazing and thermally broken frames to minimize thermal transfer. High efficiency fluorescent and LED
lighting will be used inside and out. Storage rooms and public toilet rooms will have motion sensors to
automatically turn off lights in unoccupied spaces.
Construction is expected to begin in August of 2011 and completed by May of 2012. The estimated project
cost is $8.1 Million. Phase II does not include the renovation of the existing building. The renovation of the
existing building has been moved to Phase III.
Phase III
Upon completion of the Phase II construction, the Slovene Home for the Aged expects to renovate some or
all of the interior of the existing building. The scope of the renovation is not yet full determined. Some of the
renovation items being considered include the installation of electric through-wall air-conditioning units in all
of the existing resident rooms and upgrading existing common area heating, ventilation and air conditioning.
The renovation will also likely include remodeling of interior finishes in resident rooms, corridors and resident
areas. The renovation cost is expected to be less the $2.0 Million. If the renovation costs exceed $2.0
Million, the Slovene Home for the Aged recognizes that CON approval may be necessary.

Singers get in free at the Slovenian Grape Festival, SNPJ Farm,
Sunday, Sept. 25, 2011
The Slovenian Grape Festival is one of our longestrunning
Slovenian traditions. Singers are invited to join
the fun at SNPJ Farm as we parade the grounds with the
Joey Tomsick Orchestra and celebrate the fruit of the
vine with a ceremony, dancing and good food. The
pavilion will be decorated with vines and treats – but
look out for the jail if you should be caught nabbing a
snack.
If you would like to sing, please let me know and you’ll
have free admission. You’ll be provided with a song
sheet with lyrics to familiar Slovenian folk melodies. If you have a Slovenian costume, please show it off! This
is your opportunity to show your Slovenian spirit.
Singers need to arrive by 2:00 to get in free. The parade starts at 2:15. Joey strikes up the band at 3:00 for four
hours of dancing. Dinners and sandwiches will be served from 2:00 on.
This is the first year I will be leading the festivities as Mayor. I can give you all the details. SNPJ Farm is located
at 10946 Heath Road in Kirtland, Ohio, off Chardon Road (Route 6), three miles east of Route 306.

Win at Polka Hall of Fame Sausage Fest
Nearly 800 polka-lovers gathered at the SNPJ Farm in Kirtland, Ohio, on
Wednesday, September 14, at the eighth annual Slovenian Sausage Festival hosted
by the National Cleveland-Style Polka Hall of Fame and Museum. Visitors
sampled sausages from vendors and voted their favorite, then danced off the
calories to the music of top polka performers.
The People's Choice Award went to Bill Azman’s Meat Market with Raddell's
Slovenian Sausage Shop as the runner-up. A panel of judges picked Hocevar’s
Maple Heights Catering for top sausage of 2011 with Azman's as as runner-up. All
three sausage vendors are based in the Cleveland, Ohio, area.
Sixty musicians and bandleaders, including Canada’s Polka King Walter Ostanek,
volunteered to perform seven hours of music at the annual fund-raiser for the Polka
Hall of Fame.

polka talents and sausage-makers here
today.”
Slovenian sausages (kranjske klobase) are
cured and smoked and prepared from
recipes brought to the United States by
immigrants from Slovenia. About two
hundred pounds of sausages and one
hundred strudels were consumed at the
event.

awards ceremony takes place Saturday, November 26, at Euclid Auditorium.

A proverb is a short
statement of a general truth,

or advice. It is often a shared wisdom
that crosses boundaries of language and
culture. As defined by novelist and author
of Don Quixote, Miguel de Cervantes,
"A proverb is a short sentence based on
long experience." Some label proverbs
simply as old folk wisdom. Many proverbs
rely on antithesis: "Out of sight, out of
mind," "Penny wise, pound foolish,"
"A bird in the hand is worth two in the
bush,” or in Slovenian: Narava nas uči
govoriti, pamet molčati. (Nature teaches
us to talk; wisdom to be silent); Noč svetuje,
dan oblikuje. (The night advises, the day shapes
meaning: The night is for thinking, the day is for acting).
