1. Introduction
1.1. This statement is submitted on behalf of Royal Mail Group in support of a planning
application for an extension to the Nottingham Mail Centre, Padge Road, Beeston.
1.2. The application seek planning permission for an extension comprising 1,033 sqm of
additional floorspace to the existing building together with the installation of new doors,
reconfiguration of the car park and servicing areas and associated works.
1.3. The proposals are part of Royal Mail’s strategy to consolidate their operations and improve
efficiency across the company. The proposed development will enable the reconfiguration of
the Mail Centre to accommodate the installation of mechanised sorting equipment and more
efficient use of fleet vehicles in the region. The expansion is an investment in Nottingham
Mail centre and will create the need for additional jobs in the local area.
1.4. The majority of the Nottingham Mail Centre site is located in the local authority of Broxtowe,
however the south eastern part, comprising the very end of the mail centre building, the staff
car park and the site access, is located within the Nottingham City Authority.
1.5. The extension and external works requiring planning permission are located solely within the
authority of Broxtowe, and therefore the application is made to Broxtowe only. Associated
works falling within the Nottingham boundary are permitted development in accordance with
the Town and Country Planning (General Permitted Development) (Amendment) Order 2010
(GDPO), and include the provision of new car parking spaces. As such, they do not form
part of the application for planning permission.
1.6. This approach has been agreed in pre-application discussions with both authorities as
detailed at Section 4.
1.7. This planning statement supports the planning application and details the site and
surroundings at Section 2; provides a description of the proposals at Section 3; provides a
summary of pre-application consultation at Section 4; reviews the relevant planning policy at
Section 5, and addresses the planning considerations and case for the development at
Section 6. Section 7 concludes that the proposed development is fully compliant with
planning policy and will contribute to sustainable economic development and job creation in
Broxtowe.
