Münchener Hypothekenbank offers attractive financing terms, a high level of product flexibility,
and proven expertise for customised and/or complex financing solutions. Our decision making

Clients include professional real estate customers, e.g. open- or closed-ended funds, REITs, residential
real estate companies, listed real estate corporations and private investors.
Our focus is on commercial properties such as office buildings, retail properties or shopping centres,
residential properties (multifamily), hotels and logistics facilities.

Our Direct Clients Group is responsible for our professional institutional and private real estate
customers in Germany and other West European countries.
Our Financial Institutions Group is responsible for syndications and club deals. Both suit our and
your customers with a need for large volume transactions if the required loan amount is too big
for one lender alone.

oUr strenGtH at YoUr DisPosal
Münchener Hypothekenbank’s lending activities combine state-of-the-art financing techniques
with a conservative lending approach. We offer tailor-made financing solutions based on the
following lending criteria:
>> Completed properties with stabilised cash flow (no construction, no development) in a good
state of maintenance.
>> Sustainable property income in good locations with positive economic outlook, good future
letting prospects, and suitability for third party use.
>> Preferably multi-let with low lease roll-over during the term of the loan and appropriate
longer-termed lease agreements with creditworthy tenants.
>> First-ranking financing of up to € 50 million on a single property. Higher loan amounts
are available by way of club deals with partner banks or by syndication of parts of the loan
upon full underwriting. For portfolio deals we have the discretionary capacity for loans of
more than € 50 million without additional financing partners.
>> Comfortable Debt Service Coverage (ISCR/DSCR) based on current and sustainable rental levels
and appropriate operating expenses.
>> Loan to value (LTV) of up to 75 percent. Higher LTVs are possible depending on the corresponding
mortgage lending value (MLV) of the property.
>> Plausible exit scenario based on conservative assumptions.
