26. What information must the accommodation inspection report
contain?
The Residential Tenancies Act and Residential Tenancies Ministerial Regulations set out what must be
contained in the Accommodation Inspection Report.
27. What can a landlord do if the tenant refuses to sign the
accommodation inspection report?
If the tenant refuses, the following statement must be included in the landlord’s signed report: “The tenant or
tenant’s agent present at the inspection refused to sign the tenant’s statement.”
28. What can a landlord do if the tenant refuses to take part in the
inspection?
The landlord may conduct the inspection without the tenant, provided that the tenant or the tenant’s agent has
been offered tow separate inspection times by the landlord and refused. The inspection times offered must be on
two different days that are not holidays, and between the hours of 8am and 8pm.
If the landlord completes the inspection alone, the inspection report must contain the following statement: “The
inspection of the premises was conducted on (date) by (landlord or landlord’s agent) without the tenant or the
tenant’s agent being present.”
29. What happens if a landlord does not complete an accommodation
inspection report?
If a landlord does not complete an Inspection Report in the manner set out in the Residential Tenancies Act, the
landlord cannot deduct any money to cover damages to the premises from the tenant’s security deposit.

Report form which has all of these statements?
