Welcome to the 23 rd annual Chicago Association of REALTORS ® Good Neighbor Awards. On behalf of all 

Chicago REALTORS ® , congratulations to the 37 GNA winners and 10 Honorable Mentions for their commitment 

to make Chicagoland an even greater place to live and work. 

The Good Neighbor Awards demonstrate the positive role that real estate can have in the community. Our 

winners serve as an example to our industry of how real estate has the potential to help communities drive 

further economic revitalization. 

The Good Neighbor Awards highlight how we can work as an industry to 

inspire economic vibrancy and encourage local pride in our neighborhoods. 

I would like to thank Kelly Mead of Coldwell Banker Residential for her

What Makes a 

“Good 

The Chicago Association of REALTORS ® (C.A.R.) established the Good Neighbor 

Awards in 1992 to encourage rehabilitation and redevelopment in the city’s North Side 

neighborhoods. Today, the awards showcase ground-breaking rehabs, redevelopments, 

historic preservation and new construction projects across the city and the suburbs. 

Award-winners are visionaries who set new standards of excellence and make the Chicago 

area a better place to live. 

Exceptional properties are nominated by real estate, 

construction and development professionals, as well as by 

public officials, such as city aldermen. Nominations are 

evaluated by a committee of REALTORS ® and industry 

peers who select the finest properties. 

Initially, awards recognized property owners whose 

rehabilitation projects positively changed their surrounding 

neighborhoods. Today, they go much further. Good 

Neighbor Awards recognize those whose efforts go above 

and beyond their peers to conquer challenges and add 

innovation to the market. 

The first office-to-residential conversion in Chicago’s Loop 

is a prime example of a past award recipient. The developer 

overcame numerous challenges posed by city departments, 

neighboring buildings and the marketplace. Once a unique 

concept, such downtown conversions are now standard. 

Numerous other developers expanded the idea and, 

ultimately, created a community where none had existed. 

Other examples of past award winners include some of the 

first conversions of old, abandoned industrial buildings into 

loft properties that helped enliven a West Loop neighborhood 

with restaurants, shops and nightlife. 

Good Neighbor Awards have also recognized historic 

renovations that saved architecturally-significant buildings 

from the wrecking ball. In one case, a special award was 

presented for total restoration of a mansion that stood as 

a sole remnant of an elite Chicago neighborhood in what 

had become an industrial area. In the shadows of one of the 

largest trade show centers in the world, the mansion is now 

a bed and breakfast. 

Other award winners have included developers who take special 

care to fit in with their properties’ surrounding neighborhoods, 

and who tackle projects to bring stigmatized properties back 

to life. An example of a formerly stigmatized property is a 

condo conversion of a multi-unit rental building in which 

an arson fire killed seven people. After much struggle and

several attempts by other developers, the property was finally 

re-developed and brought back on the tax rolls, eliminating 

blight within a residential community. 

The Good Neighbor Awards recognize properties that offer 

amenities tailored to their communities, often to the effect 

of enhancing commercial vitality and local pride. This year 

is no exception. Projects receiving 2015 Good Neighbor 

Awards include: 

• An official historic landmark in the Pilsen neighborhood, 

Thalia Hall had sat vacant for many decades. One 

of the most ornate theaters of its times, it has been 

restored to a mixed-use development to bring it back 

to its original glory. 

• The Dorchester Art + Housing Collaborative reactivated 

an underutilized and abandoned property 

in the Greater Grand Crossing community as part of 

an ambitious movement of community revitalization. 

• Before Masa Uno, Inc. Tortilleria moved in, this 

property was vacant for several years. It brought new 

jobs to Berwyn and is now home to a business that 

prepares its products onsite, and has a retail counter 

that is open to the public. 

As they do every year, this year’s Good Neighbor Award 

winners tell the story of varied lifestyles in Chicago – and 

real estate that responds to neighborhood needs. 

• A new state-of-the-art health center in Berwyn that 

will employ 35 full-time positions, and is committed 

to hiring local residents to serve the over 2,500 seniors 

in the area. 

• Built in 1882, a North Kenwood/Oakland home stood 

abandoned, bearing a red “X” slated for demolition. 

Today, this gutted and restored 19th century Victorian 

brownstone mansion combines historical elegance 

with state-of-the-art finishes.

The Bruce Abrams Award 

In 1999, the Chicago real estate community lost a great friend with the passing of Bruce Abrams, 

founder & president of LR Development, now Related Midwest. His work throughout Chicago, the 

suburbs and the country was extraordinary – whether it was a 

new construction, an entire development, renovation, 

restoration, or conversion…. he did it with class and style. 

He was a highly successful and well respected developer 

of commercial and residential real estate, known not only 

for tireless energy and ambition but for the care and 

taste with which he approached renovation projects in 

historic and aging properties. 

The current leadership of Related Midwest 

honors his legacy, demonstrated by the 

additional awards won since his passing. 

In 2000, the Chicago Association of REALTORS ® created 

the Bruce Abrams Good Neighbor Award, which is bestowed upon only one recipient 

each year for exceptional work.
