Welcome to the 23 rd annual Chicago Association of REALTORS ® <strong>Good</strong> <strong>Neighbor</strong> <strong>Awards</strong>. On behalf of all<br />

Chicago REALTORS ® , congratulations to the 37 GNA winners and 10 Honorable Mentions for their commitment<br />

to make Chicagoland an even greater place to live and work.<br />

The <strong>Good</strong> <strong>Neighbor</strong> <strong>Awards</strong> demonstrate the positive role that real estate can have in the community. Our<br />

winners serve as an example to our industry of how real estate has the potential to help communities drive<br />

further economic revitalization.<br />

What Makes a<br />

“<strong>Good</strong><br />

The Chicago Association of REALTORS ® (C.A.R.) established the <strong>Good</strong> <strong>Neighbor</strong><br />

<strong>Awards</strong> in 1992 to encourage rehabilitation and redevelopment in the city’s North Side<br />

neighborhoods. Today, the awards showcase ground-breaking rehabs, redevelopments,<br />

historic preservation and new construction projects across the city and the suburbs.<br />

Award-winners are visionaries who set new standards of excellence and make the Chicago<br />

area a better place to live.<br />

Exceptional properties are nominated by real estate,<br />

construction and development professionals, as well as by<br />

public officials, such as city aldermen. Nominations are<br />

evaluated by a committee of REALTORS ® and industry<br />

peers who select the finest properties.<br />

Initially, awards recognized property owners whose<br />

rehabilitation projects positively changed their surrounding<br />

neighborhoods. Today, they go much further. <strong>Good</strong><br />

<strong>Neighbor</strong> <strong>Awards</strong> recognize those whose efforts go above<br />

and beyond their peers to conquer challenges and add<br />

innovation to the market.<br />

The first office-to-residential conversion in Chicago’s Loop<br />

is a prime example of a past award recipient. The developer<br />

overcame numerous challenges posed by city departments,<br />

neighboring buildings and the marketplace. Once a unique<br />

concept, such downtown conversions are now standard.<br />

Numerous other developers expanded the idea and,<br />

ultimately, created a community where none had existed.<br />

Other examples of past award winners include some of the<br />

first conversions of old, abandoned industrial buildings into<br />

loft properties that helped enliven a West Loop neighborhood<br />

with restaurants, shops and nightlife.<br />

<strong>Good</strong> <strong>Neighbor</strong> <strong>Awards</strong> have also recognized historic<br />

renovations that saved architecturally-significant buildings<br />

from the wrecking ball. In one case, a special award was<br />

presented for total restoration of a mansion that stood as<br />

a sole remnant of an elite Chicago neighborhood in what<br />

had become an industrial area. In the shadows of one of the<br />

largest trade show centers in the world, the mansion is now<br />

a bed and breakfast.<br />

Other award winners have included developers who take special<br />

care to fit in with their properties’ surrounding neighborhoods,<br />

and who tackle projects to bring stigmatized properties back<br />

to life. An example of a formerly stigmatized property is a<br />

condo conversion of a multi-unit rental building in which<br />

an arson fire killed seven people. After much struggle and<br />

several attempts by other developers, the property was finally<br />

re-developed and brought back on the tax rolls, eliminating<br />

blight within a residential community.<br />

The <strong>Good</strong> <strong>Neighbor</strong> <strong>Awards</strong> recognize properties that offer<br />

amenities tailored to their communities, often to the effect<br />

of enhancing commercial vitality and local pride. This year<br />

is no exception. Projects receiving <strong>2015</strong> <strong>Good</strong> <strong>Neighbor</strong><br />

<strong>Awards</strong> include:<br />

• An official historic landmark in the Pilsen neighborhood,<br />

Thalia Hall had sat vacant for many decades. One<br />

of the most ornate theaters of its times, it has been<br />

restored to a mixed-use development to bring it back<br />

to its original glory.<br />

• The Dorchester Art + Housing Collaborative reactivated<br />

an underutilized and abandoned property<br />

in the Greater Grand Crossing community as part of<br />

an ambitious movement of community revitalization.<br />

• Before Masa Uno, Inc. Tortilleria moved in, this<br />

property was vacant for several years. It brought new<br />

jobs to Berwyn and is now home to a business that<br />

prepares its products onsite, and has a retail counter<br />

that is open to the public.<br />

As they do every year, this year’s <strong>Good</strong> <strong>Neighbor</strong> Award<br />

winners tell the story of varied lifestyles in Chicago – and<br />

real estate that responds to neighborhood needs.<br />

• A new state-of-the-art health center in Berwyn that<br />

will employ 35 full-time positions, and is committed<br />

to hiring local residents to serve the over 2,500 seniors<br />

in the area.<br />

• Built in 1882, a North Kenwood/Oakland home stood<br />

abandoned, bearing a red “X” slated for demolition.<br />

Today, this gutted and restored 19th century Victorian<br />

brownstone mansion combines historical elegance<br />

with state-of-the-art finishes.<br />

The Bruce Abrams Award<br />

In 1999, the Chicago real estate community lost a great friend with the passing of Bruce Abrams,<br />

founder & president of LR Development, now Related Midwest. His work throughout Chicago, the<br />

suburbs and the country was extraordinary – whether it was a<br />

new construction, an entire development, renovation,<br />

restoration, or conversion…. he did it with class and style.<br />

He was a highly successful and well respected developer<br />

of commercial and residential real estate, known not only<br />

for tireless energy and ambition but for the care and<br />

taste with which he approached renovation projects in<br />

historic and aging properties.<br />

The current leadership of Related Midwest<br />

honors his legacy, demonstrated by the<br />

additional awards won since his passing.<br />

In 2000, the Chicago Association of REALTORS ® created<br />

the Bruce Abrams <strong>Good</strong> <strong>Neighbor</strong> Award, which is bestowed upon only one recipient<br />

each year for exceptional work.<br />
