.14 Specific Use Regulations: in accordance with Section 4.0 of this<br />

Bylaw.<br />

7.4 Residential Mobile Home Park Zone (R4)<br />

.1 Purpose:<br />

The purpose of this zone is to provide areas for mobile home parks.<br />

.2 Principal Permitted Use:<br />

(a) manufactured or mobile home.<br />

.3 Accessory Permitted Uses:<br />

(a) accessory buildings and structures;<br />

(b) amenity area;<br />

(c) home occupation, excluding bed and breakfast;<br />

(d) retail store, convenience; and<br />

(e) recreational vehicle storage.<br />

Regulations<br />

.4 Minimum Mobile Home Site/Park Lot or Parcel Area:<br />

(a) mobile home site – 370 m 2 ; and<br />

(b) mobile home park development lot or parcel – 2 ha.<br />

.5 Minimum Mobile Home Site/Park Lot or Parcel Width:<br />

(a) mobile home site – 12 m;<br />

(b) cul-de-sac sites – 6 m; and<br />

(c) mobile home park lot or parcel – 40 m.<br />

.6 Minimum Setbacks to Lot Lines and Other Mobile Homes:<br />

(a) to another mobile home – 6 m;<br />

(b) to an internal access road – 6 m;<br />

(c) to a rear or side site line – 1.5 m; and<br />

(d) to an exterior property line – 4.5 m.<br />

.7 Maximum Height: 7.6 m.<br />

.8 Maximum Density:<br />

(a) 20 units per hectare; and<br />

(b) one mobile home per mobile home site.<br />

.9 Minimum Floor Area: Principal dwelling - 70 m 2 .<br />

.10 Maximum Site Coverage: 55% all buildings and structures on an<br />

individual mobile home site.<br />
