When the project involves the c<strong>on</strong>structi<strong>on</strong> <strong>of</strong> a new structure or an additi<strong>on</strong> to an existingstructure, plans and documents for fire department access, fire hydrant locati<strong>on</strong>s, wateravailability, and fire lane markings <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> submitted to the fire department prior to theapproval <strong>of</strong> architectural plans. A <strong>City</strong> <strong>of</strong> <strong>Temecula</strong> approved site plan <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> submittedal<strong>on</strong>g with the architectural plan submittal(s).5. This plan review or approval encompasses the building plans <strong>on</strong>ly. Fire sprinkler system(s),alarm system(s), underground fire lines or any other fire protecti<strong>on</strong> system or required firedepartment permit(s), requires a separate plan submittal and are not encompassed in thisplan review or approval.6. Fire apparatus access roads <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> designed and maintained to support the imposedloads <strong>of</strong> fire apparatus and <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> with a surface so as to provide <strong>all</strong>-weather drivingcapabilities. Access roads <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> 80,000 lbs. GVW with a minimum <strong>of</strong> AC thickness <strong>of</strong> .25feet. Prior to building c<strong>on</strong>structi<strong>on</strong> <strong>all</strong> locati<strong>on</strong>s where structures are to <str<strong>on</strong>g>be</str<strong>on</strong>g> built <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> have fireapparatus access roads. Access <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> in compliance with the California Fire Code (CFC), Chapter 5 and <strong>Temecula</strong>Municipal Code. A separate plan submittal is required al<strong>on</strong>g with approval by the firedepartment prior to c<strong>on</strong>structi<strong>on</strong>.8. Provide 12 inch address numerals <strong>on</strong> the street address side or the building(s). Addressnumerals <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> a color c<strong>on</strong>trasting to the background. Addresses <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> located so theyarea clearly visible from the main fire department access. CFC Chapter 5 and <strong>Temecula</strong>Municipal Code.9. Provide 6 inch address numerals <strong>on</strong> each suite(s) or unit(s) fr<strong>on</strong>t and rear doors. Numerals<str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> a color c<strong>on</strong>trasting to the background. 10. Plans <strong>of</strong> new or modificati<strong>on</strong>s to existing fire protecti<strong>on</strong>, detecti<strong>on</strong>, alarm or m<strong>on</strong>itoringsystem(s) <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> approved by the <strong>Temecula</strong> Fire Department prior to inst<strong>all</strong>ati<strong>on</strong> ormodificati<strong>on</strong>. A separate plan submittal is required prior to the commencement <strong>of</strong> any work.CFC, Chapter 9.11. If additi<strong>on</strong>s <strong>of</strong> w<strong>all</strong>s and/or other tenant improvements obstruct or effect coverage orperformance <strong>of</strong> the fire sprinkler system and/or if any modificati<strong>on</strong>s to the fire sprinklersystem is necessary, fire sprinkler tenant improvement plans <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> submitted to the <strong>City</strong><strong>of</strong> <strong>Temecula</strong> Fire Department for approval prior to inst<strong>all</strong>ati<strong>on</strong> or alterati<strong>on</strong>(s). CFC, Chapter9.12. All fire sprinkler systems are required to <str<strong>on</strong>g>be</str<strong>on</strong>g> m<strong>on</strong>itored at a central, remote or proprietarystati<strong>on</strong>. Fire alarm system(s) <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> provided and plans submitted to the <strong>City</strong> <strong>of</strong> <strong>Temecula</strong>Fire Department for approval prior to inst<strong>all</strong>ati<strong>on</strong>. Every room or space that is an assembly occupancy <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> have the occupant load <strong>of</strong> theroom or space posted in a c<strong>on</strong>spicuous place, near the main exit or exit access doorwayfrom the room or space. Posted signs <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> <strong>of</strong> an approved legible permanent designand <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> maintained by the owner or authorized agent. CFC Chapter 10.14. Signage above main exit doors with <strong>on</strong>e-inch letters is to read, “This door to remainunlocked when occupied”. CFC Chapter 1015. <str<strong>on</strong>g>The</str<strong>on</strong>g> use <strong>of</strong> the key operated locking device is revoked by the fire code <strong>of</strong>ficial for due cause.CFC Chapter 1016. Portable fire extinguishers <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> inst<strong>all</strong>ed per CFC Chapter 9.17. Hazardous exhausts or commercial cooking operati<strong>on</strong>s <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> require an automatic sprinklersystem. CFC Chapter 918. Storage, dispensing or use <strong>of</strong> any flammable or combustible liquids, flammable orcompressed gases, or any other hazardous materials <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> comply with California Fire CodeRegulati<strong>on</strong>s. <str<strong>on</strong>g>The</str<strong>on</strong>g> storage and use <strong>of</strong> hazardous materials <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> approved by the<strong>Temecula</strong> Fire Department prior to any materials <str<strong>on</strong>g>be</str<strong>on</strong>g>ing stored, or used <strong>on</strong> site. A separateplan submittal is required prior to the storage and use <strong>of</strong> hazardous materials. CFCChapters 1, 21, 22, 23, 24, 35, 50, 51, 52, 53, 54, 55, 56, 5758, 59, 60, 61, 62, 63 and the<strong>Temecula</strong> Municipal Code 15.16.02019. Commercial and industrial occupancies, speculative use buildings with potential for highpiled combustible storage <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> have an approved automatic sprinkler system per therequirements <strong>of</strong> NFPA 13 and the <strong>Temecula</strong> Municipal Code. CFC Chapter 32, <strong>Temecula</strong>Municipal Code and NFPA 13, 2013 editi<strong>on</strong>21. <str<strong>on</strong>g>The</str<strong>on</strong>g> means <strong>of</strong> egress illuminati<strong>on</strong> including the exit discharge <str<strong>on</strong>g>sh<strong>all</strong></str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> illuminated at <strong>all</strong> timesthe building space served by the means <strong>of</strong> egress is occupied.
