HOUSINGINFORMATION& APPLICATION<strong>2012</strong>/<strong>13</strong>Welcome!Living in campus <strong>housing</strong> helps ease the transition to college life andis one <strong>of</strong> the best ways to become a part <strong>of</strong> the MCAD community.We have accommodations for approximately two hundred sixtystudents. If you are from outside <strong>of</strong> the area, living on campus is thebest way for you to be comfortable while adjusting to college life andexploring a new city.MCAD Housing <strong>of</strong>fers full apartment units—not boxy dorm rooms.In each apartment there is a bathroom, living room, eating area,and closets. Our apartments also provide the independence <strong>of</strong> a fullkitchen. In addition, the apartments <strong>of</strong>fer these features:・Furnished or unfurnished option・Telephone・Campus security force on duty 24 hours a day,providing escort service to and from apartments・Secure entry doors・Broadband Internet access・Helpful resident assistants・Many different layout options and sizesBecause the number <strong>of</strong> apartments is limited, preference is givento new first-year and sophomore students.It is very important to review the contract and <strong>application</strong> for <strong>housing</strong>and have it completed and received by MCAD beforeMay 1 with a $175 deposit. Some Key Information and PoliciesComplete MCAD <strong>housing</strong> <strong>information</strong> and policies are detailed in the MCAD Housing Handbook. Here are some <strong>of</strong> the basics:KeysEach resident is issued keys to the building door, apartment door,and mailbox at move-in time. The same keys must be returned whenthe resident moves out, and they may not be copied. If keys are lostor copied, the apartment lock will be changed, and new keys will beissued at a cost <strong>of</strong> $235 (minimum) to the resident.SmokingNo smoking is permitted in MCAD <strong>housing</strong>. All residence buildings areentirely smoke-free.PetsNo pets (including fish) are permitted in MCAD <strong>housing</strong>.Apartment and Roommate SelectionHousing and roommate assignments will be made based as muchas possible on the preferences you have stated on your <strong>housing</strong><strong>application</strong>. Requests for specific roommates must be made by bothroommates.Moving InYou and your RA will fill out an apartment inspection form when youmove in—you check over the apartment and furnishings and signthe form. When you move out, you will be held accountable for anydifference in the condition <strong>of</strong> the apartment or furnishings. You mustarrange an appointment with your RA to check out when you move <strong>of</strong>fcampus (or to check in if you move in after the move-in day).Property InsuranceMCAD strongly recommends that all students staying in campus<strong>housing</strong> have personal property insurance. The college does notaccept responsibility for students’ personal property. You may haveyour own insurance coverage or be covered through your parents.An independent insurance company’s brochure is available from the<strong>housing</strong> <strong>of</strong>fice. The brochure is provided as a convenience. (We do notmake particular recommendations <strong>of</strong> any policy over another.) Contactthe company (or any insurance company) directly if you are interestedin or have questions about its plan.ConductLiving on campus is a privilege <strong>of</strong> being a student at MCAD andis intended to enhance your education while you’re here. Whilerecognizing and affirming differences in lifestyles, MCAD alsorecognizes that certain behavioral guidelines must be followed forindividuals to live together successfully. Serious or repeated conductproblems are dealt with according to procedures outlined in the MCADStudent Handbook and MCAD Housing Handbook and, if necessary,may result in removal from or denial <strong>of</strong> readmission to <strong>College</strong> <strong>housing</strong>.UtilitiesUtility costs (heat, electricity, local phone, water, and internet service)are included in the <strong>housing</strong> fee. Electric costs in excess <strong>of</strong> $30 in anymonth will be charged back to the residents. Cable TV service is notincluded in the <strong>housing</strong> fee.PhoneLocal phone service is included. Long-distance calls must be madecollect or charged to a long-distance credit card.ParkingThe college does not have sufficient parking space to accommodateboth on-campus and commuter students. Therefore, MCAD cannotprovide on-campus parking for students who live in campus <strong>housing</strong>.Grocery TripsThe RAs provide free van trips to a nearby shopping mall most Saturdaysand Sundays during the academic year. Stores at the mall includeRainbow Foods, Home Depot, Target, Office Max, and clothing stores.DormNetAll MCAD <strong>housing</strong> buildings are connected to the MCAD computernetwork and provide access to the Internet.FurnishingsMCAD provides the following in furnished apartments:・Single bed for each resident(short-twin, not long-twin, mattress)・Dresser for each resident・Kitchen table and chairs・Drawing table for each resident(but no accompanying chair or stool)・Couch・Floor lamp(s)・Shower curtain・Window blinds・Telephone・Refrigerator and rangeMCAD provides the following in unfurnished apartments:・Shower curtain・Window blinds・Telephone・Refrigerator and rangeSummer HousingCampus <strong>housing</strong> is available during the summer. You are not required tobe enrolled in classes to live on campus during the summer and we <strong>of</strong>ferflexibility as to length <strong>of</strong> stay.Housing StaffEach building has its own resident assistant (RA), an upper-level studentwho can answer your questions about <strong>Minneapolis</strong> and the collegeand provide assistance, advice, or referrals for problems you may have.The RAs also plan social and <strong>information</strong>al meetings several timeseach semester. The <strong>housing</strong> <strong>of</strong>fice is staffed by the <strong>housing</strong> director,who is responsible for all aspects <strong>of</strong> on-campus <strong>housing</strong>, includingmaintenance, roommate assignments, and <strong>housing</strong> policies. The directorcan also help you deal with questions or problems you may have relatedto living on campus. In addition to the <strong>housing</strong> staff, a pr<strong>of</strong>essionallytrained campus security force is on duty 24 hours a day, providingimportant services such as emergency response and escorts. All campus<strong>housing</strong> buildings have security entry door systems.

Housing Contract <strong>2012</strong>/<strong>13</strong>This Contract establishes the terms and conditions <strong>of</strong> occupancy in the apartment buildings <strong>of</strong> the <strong>Minneapolis</strong> <strong>College</strong> <strong>of</strong> Art and Design (MCAD).The MCAD Housing Handbook, the Housing Application, and the on-campus <strong>information</strong> in this packet are incorporated by reference into this Contract. Bysigning the Housing Application form, you agree to be bound by the terms and conditions contained herein and any other terms incorporated by reference.The student (the “Student”) and the <strong>Minneapolis</strong> <strong>College</strong> <strong>of</strong> Art and Design (the “<strong>College</strong>”) hereby agree as follows:1. Premises and Occupancy:The <strong>College</strong> grants the Student a revocable license to occupy one <strong>of</strong>the apartments described herein for the <strong>2012</strong>/<strong>13</strong> academic year. Studentmay take possession <strong>of</strong> the apartment on the <strong>of</strong>ficial move-in day priorto the scheduled first day <strong>of</strong> classes and must vacate the apartment onthe published move-out deadlines at the end <strong>of</strong> the academic year. Thisis not a lease. By this license, Student is granted a limited right to occupythe premises. Ownership and control <strong>of</strong> the apartment shall remain withthe <strong>College</strong>. The relationship between <strong>College</strong> and Student is that <strong>of</strong> alicensor and licensee, respectively and it would be contrary to the parties’intent to construe this Contract as creating or constituting a lease or ascreating a landlord and tenant relationship. Assigned spaces that are notoccupied by the first day <strong>of</strong> scheduled classes will be reassigned unlessStudent has notified the Housing Office and paid the appropriate fees.2. Housing Fees:The Student hereby agrees to pay <strong>housing</strong> fees in two equal installments:the first prior to the onset <strong>of</strong> fall semester, the second prior to the onset<strong>of</strong> spring semester. All payments shall be made to the Accounting Office<strong>of</strong> the <strong>College</strong>. Upon failure to make any scheduled payment, this noteshall become immediately due and payable at the option <strong>of</strong> the <strong>College</strong>.Residents will be responsible for all attorney’s fees and related costs andcharges for the collection <strong>of</strong> any amount not paid when due. All utilitiesother than long distance and directory assistance telephone charges andcable television services are provided by the <strong>College</strong> and included inthe cost <strong>of</strong> the Housing fee, except that electric bills in excess <strong>of</strong> $30 permonth will be charged back to the residents.3. Deposit:When making <strong>application</strong> for <strong>College</strong> Housing, the Student must depositwith the <strong>College</strong> the sum <strong>of</strong> one hundred seventy-five dollars ($175). Thissum is a deposit securing performance by the Student <strong>of</strong> all the terms andconditions <strong>of</strong> this Contract. The deposit is refunded if the Student does notreceive an assigned space in <strong>College</strong> Housing. Upon expiration <strong>of</strong> the term<strong>of</strong> this Contract, the deposit shall be returned to the Student within fortyfive(45) days <strong>of</strong> check-out provided that:・The Student shall vacate and surrender possession <strong>of</strong> the premisesin the condition required by this Contract. The Student has followedestablished check-in and check-out procedures, as outlined in theMCAD Housing Handbook.・The Student has given written notice by November 1 <strong>of</strong> intent to moveout (if leaving between semesters and cancelling spring portion <strong>of</strong>Contract).・The Student has made no <strong>application</strong> to return to <strong>College</strong> Housing ata future date.・There are no outstanding debts that the Student owes the <strong>College</strong>.4. Apartment Contents and Damages:The <strong>College</strong> is not liable for property belonging to the Student that mightbe stolen, lost, or damaged. This includes belongings stored in apartmentbuilding storage areas. Property insurance (if desired) is the responsibility<strong>of</strong> the Student. The Student agrees to accept responsibility for theapartment and its contents and agrees to pay for replacement or repaircosts because <strong>of</strong> damage to <strong>College</strong> property. All <strong>College</strong> furnishingsmust stay in their assigned apartment. Upon moving into an apartment,the Student must sign an Apartment Inspection (check-in) Form, filled outby Student and the Resident Assistant <strong>of</strong> the building, which will be usedas a record <strong>of</strong> the contents and condition <strong>of</strong> the assigned apartment. TheStudent will be financially responsible for any differences when s/he checksout <strong>of</strong> the apartment.Cleanliness standards will be enforced if the conditions in an apartment aresuch that they adversely affect pest control efforts or are deemed a healthhazard.$5,450 Small Two-Bedroom/Two-Person Furnished$4,880 Small Two-Bedroom/Two-Person Unfurnished

Apartment Entry:The <strong>College</strong>, its <strong>of</strong>ficials and agents have the right to enter and inspect thepremises at any time without notice for reasons including, but not limitedto, maintenance, health, safety and reasonable cause to believe that law or<strong>College</strong> policy is being violated.7. Cancellation:Cancellation prior to the first day <strong>of</strong> fall semester scheduled classes:Student may cancel this Contract prior to the first day <strong>of</strong> scheduled classesby giving written notice <strong>of</strong> cancellation to the <strong>College</strong>. If written notice<strong>of</strong> cancellation is received by the <strong>College</strong> prior to July 1, a full refund <strong>of</strong>the <strong>housing</strong> fee and deposit will be made to Student. If written notice <strong>of</strong>cancellation is received by the <strong>College</strong> after July 1, but prior to the firstday <strong>of</strong> fall semester scheduled classes, the deposit will not be refunded,but a refund <strong>of</strong> the <strong>housing</strong> fee will be made to the Student.Cancellation prior to the first day <strong>of</strong> spring semester scheduled classes bynew applicants not living in <strong>College</strong> Housing during fall semester: Studentmay cancel this Contract prior to the first day <strong>of</strong> scheduled classes bygiving written notice <strong>of</strong> cancellation to the <strong>College</strong>. If written notice <strong>of</strong>cancellation is received by the <strong>College</strong> prior to December 15, a full refund<strong>of</strong> the <strong>housing</strong> fee and deposit will be made to Student. If written notice<strong>of</strong> cancellation is received by the <strong>College</strong> after December 15, but morethan 10 days prior to the first day <strong>of</strong> spring semester scheduled classes, arefund <strong>of</strong> the <strong>housing</strong> fee and half <strong>of</strong> the deposit ($87.50) will be made tothe Student. If the <strong>College</strong> receives written notice <strong>of</strong> cancellation less than10 days prior to the first day <strong>of</strong> scheduled classes, but prior to the first day,no refund <strong>of</strong> the deposit will be made, but a refund <strong>of</strong> the <strong>housing</strong> fee willbe made to the Student.Cancellation for spring semester by residents living in <strong>College</strong> Housingduring fall semester: Student may cancel this Contract for the springsemester by giving written notice <strong>of</strong> cancellation to the <strong>College</strong> no laterthan November 1. If written notice <strong>of</strong> cancellation is received by the<strong>College</strong> by November 1, a full refund <strong>of</strong> the spring semester <strong>housing</strong> feewill be refunded to Student; the deposit will be refunded as provided inSection 3 above. If written notice <strong>of</strong> cancellation is received by the <strong>College</strong>after November 1, the Student shall be responsible to pay the depositand all <strong>of</strong> the contracted <strong>housing</strong> fee unless the Student or the HousingOffice finds another student who does not currently live on campus to takeover the Student’s Contract. If a student is found, the <strong>housing</strong> fee will beprorated and the amount <strong>of</strong> the replacement student’s Contract will berefunded to Student; the deposit will be refunded as provided in Section3 above.Cancellation due to immediate removal from <strong>College</strong> Housing or expulsionor dismissal from the <strong>College</strong>: If the Student is removed from <strong>College</strong>Housing pursuant to Section 8 below or is expelled or dismissed from the<strong>College</strong>, the Contract will terminate within 48 hours <strong>of</strong> the date <strong>of</strong> <strong>of</strong>ficialnotification <strong>of</strong> removal, expulsion, or dismissal. There will be no refund <strong>of</strong>deposit and the <strong>housing</strong> fee for the semester will be forfeited.8. Conduct Policies:Violation <strong>of</strong> guidelines, policies, and procedures contained in the MCADHousing Handbook or MCAD Student Handbook, or engaging in any otherbehavior which is detrimental to the <strong>College</strong> or other students, is cause forimmediate removal from <strong>College</strong> Housing. Included among those causes forimmediate removal are as follows:・Possession <strong>of</strong> real or imitation weapons, firearms, or explosives(including BB and paintball guns).・Threatening behavior to any student or <strong>College</strong> employee.・Vandalism.・Possession, use or sale <strong>of</strong> illegal drugs, which is a violation <strong>of</strong> federal,state, and local laws.・Theft <strong>of</strong> or intentional damage to other student or <strong>College</strong> property.・Violation <strong>of</strong> the <strong>College</strong> alcohol policy.・Disorderly, illegal, immoral, or other improper conduct.・Assault (including sexual assault).・Sexual harassment <strong>of</strong> any student or <strong>College</strong> employee.・Expulsion or dismissal from the <strong>College</strong>.・Failure to remove unauthorized pet after second notice.・Tampering with mail addressed to another person.BY SIGNING the Housing Application, the Student agrees to abide bythe <strong>housing</strong> policies and procedures as stated in the MCAD HousingHandbook, the on-campus <strong>information</strong> in this packet, as well as the termsand conditions herein. Retain and file this Contract with your importantrecords.Cancellation on or after the first day <strong>of</strong> scheduled classes: Student maycancel this Contract on or after the first day <strong>of</strong> scheduled classes, butStudent shall be responsible to pay the deposit and all <strong>of</strong> the contracted<strong>housing</strong> fee unless the Student or the Housing Office finds another studentwho does not currently live on campus to take over the Student’s Contract.If a student is found, the <strong>housing</strong> fee will be prorated and the amount<strong>of</strong> the replacement student’s Contract will be refunded to Student; thedeposit will be refunded as provided in Section 3 above.Cancellation due to withdrawal from the <strong>College</strong>: If the Student withdrawsfrom the <strong>College</strong>, the Contract will terminate within 48 hours <strong>of</strong> the date<strong>of</strong> withdrawal and there will be no refund <strong>of</strong> deposit. Any <strong>housing</strong> feerefund will follow the Return <strong>of</strong> Tuition Formula described in the StudentHandbook.
