Open space should be with hardstanding (PCC/RCC) leveled and without water logging and suitable for storinglubricating oil barrels along with an office block of 20 sq. meter. and two rooms withlocking arrangements admeasuring approx 20 sq meter each. The lease shall be for aperiod of 15 (fifteen ) years with effect from 01.09.2010 or from the date of LOIwhichever is later .The warehouse should be of the minimum following dimensions withproper motorable approach road to handle 18 MT ISO containerized trucks and it shouldhave proper lighting, drinking water and toilet facilities.Covered warehouse with Industrial Roofing and Flooring 1000 Sq meter and Openspace of 2000 Sq Meters. Thus the total land area required should be 3000 SqMeters. The whole area of 3000 Sq Meters should be fully covered by compoundwall of the height of minimum 7 to 8 feet with barbed wire/concertina wire fence:Parties having only land area of 3000 sq. mt can also apply provided they are readyto build industrial shed as required above within a period of six months from thedate of LOI, however preference will be given to parties offering requisitewarehouse and land together.It is mandatory that the site should be outside the Octroi/Entry Tax limits butwithin 50 KMs from Centre of the city limits and/or within the city limits whicheveris closer. General Terms & ConditionsANNEXURE Ca. It is mandatory that the site should be outside the Octroi / Entry Tax limits but within 50Kms of the city limits/lube market wherever these taxes are levied. In case there is nosuch tax in the city then the site should be within 50 Kms from the centre of the city /Lube market i.e. 50 KMs radius from Connought Circus and or within city limits andpreferably in the direction of Loni Lube Plant and closer to the plant. Site / Warehouseshould be more or less at road level, in one lot close to and freely accessible throughmotorable approach road for movement of 18 MT containerized truck and should bewithin single compound wall with suitable industrial gate. The site should be outside theOctroi or Entry point limit wherever applicable.b. The site with covered warehouse and open space should be free from overhead powertransmission or telephone lines / product / water pipeline / canals / drainage / nullahs /public road / railway line and should be a non-agricultural site.c. The site with covered warehouse and open space should be free of all encumbrance /encroachments/religious structures etc. Necessary documents to this effect duly notarizedshall be furnished along with the technical bid.d. The lessee would however beentitled to surrender the lease at any time after giving at least one month advance noticeand the lease shall expire after such notice period.3. That the said rent shall be payable on or by the ___________day of each calendar monthregularly.4. That the rent reserved herein above is all inclusive and lessee is not required to pay anyother charges or Govt. Taxes except actual electricity charges, water consumption,telephone, Internet charges. 5. That the lessee agrees and binds itself to give up peaceful possession of the demisedpremises after the expiration of the lease in the same good state and condition, reasonablewear and tear, fire and other accidents expected and the lessee being entitled to take awayall fittings and fixtures put in by it so long as the lessee restores the demised premises to itsoriginal or altered condition.6. That the lessor will at all time during the continuance of these present keep the demisedpremises in good and substantial maintenance, repair and condition so as to render it windand water tight and safe for using as warehouse and office premises. The lessor will thuscarry out all major maintenance at its own cost. The Lessee shall however carry out theminor repairs and routine maintenance during the terms of this lease.7. In the event of the demised premise being wholly destroyed by fire, tempest, hurricane,typhoon, tidal wave, flood, earthquake or by acts of god or through any other cause or inthe event of it being acquired wholly or partially by Government or any local authority orpublic body then the lease shall become determined forth with and shall cease to haveeffect.8. In the event of the demised premise being partially destroyed by above mentioned reasonsthen the Lessee shall at its option determine this lease, whereupon the lease shallcease to have effect or can elect to reduce rent prorate to the area so destroyed and/orrendered useless and continue the lease till the same is determined by efflux of time orotherwise.9. The lessee shall permit the lessor, his agents and all persons authorized by him to enterupon the demised premises at all reasonable times for the purpose of viewing the same orcarrying out repairs after receipt of at least 48 hours notice in writing of his intention to doso, provided that it shall not be possible to carry out the repairs without entering upon thedemised premises.10. The lessee shall not do or permit or suffer to be done upon the demised premises anythingwhich may cause nuisance or annoyance to the neighbors.11. That the lessor has in himself good title, full power and absolute authority to demise thepremises hereby demised and keep the lessee indemnified from all the claims in this regard.12. That the lessor covenants that the lessee paying the rent hereby reserved and observing andperforming the covenants and conditions herein contained shall and may peaceably andquietly possess and enjoy the demise premises without any interruption by the lessor or anyperson or persons claiming from, by, through, under on behalf of or in trust for the lessor.13. That the lessor shall obtain the approval and sanction if necessary of the authoritiesconcerned for granting this lease.14. That these presents shall be done in duplicate and the lessee shall keep the original leaseand the lessor shall be entitled to have the duplicate for his record.15. 16. Cost of the stamp duty and registration charges of this lease would be borne equally by theparties17.
