<strong>Indianapolis</strong> Maintenance CenterSince 2003, when United Airlines’ (UAL) bankruptcy proceedings resulted in the <strong>Indianapolis</strong> MaintenanceCenter (IMC) reverting to the <strong>Authority</strong>, the IAA has worked diligently to lease the approximately1.6 million square feet of space within that facility. Currently, the IAA has six active leasesrelated to the IMC and only about 98,000 square feet, or 6%, of warehouse space is available.An agreement with AAR Aircraft Services, Inc. (“AAR”) leases approximately 761,000 square feet ofthe building, including ten of the building’s twelve hangar bays. The lease, signed in 2004, is foran initial term of ten years, with the option to extend for an additional ten years. As of 2010, AARoccupies a segment of the office space at the IMC as well as nine of the ten hangar bays. In addition,AAR occupies and regularly utilizes the tenth bay on an “as needed” basis for their immediate,short-term maintenance needs.The other five leases are for various areas of the facility, including the remaining two hangars, officeareas, the backshops, portions of the supply building, the commons area, the office area and certainportions of land at the IMC.See Note 10 of the financial statements for more information on the IMC and its financial impact onthe <strong>Authority</strong>.
