Hi, my name is <strong>Neal</strong> <strong>Weichel</strong> and welcome to<br />
the first issue of The <strong>Realtor</strong>.<br />
This magazine is the latest version of the newsletter I have written since 1992, which keeps busy people informed about Real Estate<br />
in the Santa Clarita Valley. My listing coordinator, Nathan, liked the title because it mimicked “The Economist,” and that is what this<br />
magazine, in essence, is meant to be – a no fluff, factual analysis about trends, future growth, and insight into Santa Clarita real estate<br />
from someone who has studied it extensively for seventeen years.<br />
Because my job is to sell real estate, with each issue I will include articles that feature different communities in our valley. I’ll also give<br />
you the latest in property values (with a prediction or two), and of course all the best listings in Santa Clarita for your consideration!<br />
Thanks to everyone who has read this ever-evolving piece throughout the years. What started as a one page flyer in Saugus will now<br />
be mailed to over 35,000 homes every four months. I hope you enjoy it!<br />

SPOTLIGHT ON STEVENSON RANCH<br />
Each issue of The <strong>Realtor</strong> will highlight a community in our valley with insight from a Real Estate perspective. For<br />
our first issue, I would like to share the remarkable story of Stevenson Ranch.<br />
There was a time not too long ago when someone moving into our<br />
valley would say “I only want to live in Valencia.” Stevenson Ranch<br />
was at best a distant second place. Since the late 1990’s however the<br />
perception of Stevenson Ranch has changed and has become many<br />
home buyers’ first choice when looking for housing. Why?<br />
I remember the “grand opening” of Stevenson Ranch in the<br />
1980’s. McBean ended at the Old Road (Chuck E. Cheese) and the<br />
frenzy of the 1987-1988 real estate market combined with media<br />
hype led hundreds (thousands?) of us to wait behind a gate for the<br />
unveiling.<br />
Most of us at this opening I suspect were from<br />
Valencia and had certain expectations for a similar<br />
“master planned” community. When the gate<br />
opened we literally ran to a trailer which<br />
offered…nothing. No floor plans, models, or<br />
prices were available. No ability to capture the<br />
hundreds of potential sales that were piling up<br />
for what was to be arguably the best location in<br />
our valley! It was symbolic of what was to come.<br />
The problem was that the Dale Poe<br />
Development Company owned all of the land<br />
in Stevenson Ranch and, typical of some<br />
development companies, were OK at development,<br />
but not so much at design and building. Then<br />
they took too long delivering products. When<br />
they finally did offer homes in Summerset,<br />
Winterset and the Diamond Head condos in<br />
1989-1990 they sold more from a shortage of housing than anything<br />
else; certainly not due to a great product. And they all had that nasty<br />
“Mello Roos” bond that no one quite understood or wanted to pay.<br />
The lake that was on early drawings for the Ranch (where Spyglass<br />
is today) never materialized and the park was years away. It was a<br />
far cry from Valencia! When the market turned south, Stevenson<br />
Ranch was hit hard (foreclosures were everywhere) and when the<br />
earthquake hit in ’94 the Ranch was hit even harder. The Diamond<br />
Head condos essentially had to be rebuilt and the lots across the<br />
street (where Bellagio is today) sat vacant for years with weeds<br />

memory.<br />
three feet tall. Many people simply wouldn’t move there.<br />
So what happened? The first step was the sale of ownership to<br />
Lennar after the unexpected death of Dale Poe. Millions of dollars<br />
were invested in common areas, landscaping and development planning.<br />
Next, the market improved and instead of Dale Poe, new<br />
builders like Richmond America, Greystone and Centex were<br />
constructing the most up-to-date floor plans. Big family rooms!<br />
Larger kitchens! Bedrooms bigger than 10' x 10'! Attached baths!<br />
Houses over 2,800 square feet! Then the park opened, and perhaps<br />
more importantly, the Valencia Marketplace<br />
opened with the restaurants and shopping the<br />
area desperately needed (and, yes, it’s actually<br />
in “Valencia” – the Old Road is the dividing<br />
line, and it is very purposely named<br />
“Valencia,” too!).<br />
As the late 1990’s market took off,<br />
buyers looking for something new had nothing<br />
to choose from in Northbridge/Northpark<br />
Valencia. So instead they bought a new<br />
Belcrest, Centex Heights, or Atessa in<br />
Stevenson Ranch. Word got out that Stevenson<br />
Elementary had some of the best scores in the<br />
Valley, and the renaissance began. I began<br />
listing homes for people with growing families<br />
in Valencia moving to Stevenson Ranch. At<br />
the time I was shocked. However, by 2001 as<br />
the beautiful Torcello and Skyview homes<br />
became available, the ugly duckling perception of a Dale Poe house<br />
was a distant memory. Finally, as traffic worsened and people<br />
worked to cut commute times, “the Ranch” became the destination<br />
of choice.<br />
In a future spotlight I will analyze the Southern Oaks subdivision,<br />
as well as the planned development off Pico Canyon,<br />
which will become “Phase 5” of Stevenson Ranch. It is a few years<br />
away, but with the total transformation of Stevenson Ranch now<br />
complete, I suspect I will be eagerly waiting at the gate again to see<br />
what is new…and this time not be disappointed.

UNDERSTANDING HOW TO BUY<br />
IN TODAY’S MARKET<br />
In 2006 what I heard from buyers, probably hundreds of times,<br />
was the word “wait.” As inventory climbed and prices softened,<br />
(our valley went from 1000 homes for sale to over 2600 homes<br />
between January and August) buyers realized that waiting might<br />
mean better prices down the road. Some buyers<br />
even told me they predicted a large value<br />
adjustment. They figured prices that had<br />
already dropped 10% in many neighborhoods<br />
had another 20-30% to go until things<br />
stabilized, so they were in no hurry. The media<br />
exacerbated the situation with talk of<br />
“corrections,” “bubbles” and “crashes.”<br />
I knew it couldn’t be that bad, after all there<br />
is still technically a housing shortage in<br />
Southern California. And unlike the 1990’s<br />
there is no shortage of buyers out there, and<br />
most people have equity in their homes. On top<br />
of that people have strong job confidence;<br />
thousands of people are moving to California<br />
every month instead of away like in the ’90s.<br />
And by October, inventory started to go<br />
down. Sellers stayed firm on their prices, the<br />
media backed off, and by January the number<br />
of homes for sale in the Santa Clarita Valley<br />
dropped to 1700 – a very balanced number for a valley of over<br />
200,000 people. Buyers that were waiting re-gained confidence and<br />
sales picked up. The “experts” proclaimed the worst was over – and<br />
it likely is.<br />
Today I am occasionally seeing multiple offers on listings, homes<br />
selling for prices higher than last summer, and other encouraging<br />
signs. Still – and this is the point for buyers in Santa Clarita – there<br />
are parts of our valley that are stronger than others. Knowing what<br />
is strong and what is not is the key to buying in today’s market.<br />
• Areas where there is little inventory homes get top dollar; areas<br />
that are flooded with homes (especially Canyon Country) may<br />
still decline.<br />
• There are types of homes (single stories, view homes, custom homes,<br />
large lots) that are always desirable; and other<br />
types (condos) that are more out of favor right now.<br />
• Knowing when to be more aggressive on price<br />
and when that strategy might lose you your<br />
dream home has never been more important.<br />
• Only the best, most experienced and<br />
successful agents know what is likely to<br />
sell quickly and what won’t.<br />
To complicate things, what is hot and<br />
what is not changes; some areas of our valley<br />
that you would think would be hot – newer<br />
areas like Creekside Valencia, Plum Canyon in<br />
Saugus and Fair Oaks Ranch in Canyon<br />
Country – have higher notice of default values<br />
than others. This may lead to weaker prices in<br />
the future. Then again, it may not if inventory<br />
stays low and these homes are absorbed quickly<br />
into the market.<br />
The point is, knowing how to buy in<br />
today's market is something that requires<br />
daily tracking of new listings, price reductions, and finding out what<br />
is motivating sellers to sell. Beyond that, knowledge of where the<br />
path of progress is in our valley, the changing role of loan products,<br />
how foreclosures affect an area and a dozen other issues, is something<br />
only a good local agent can provide you with. The internet, out<br />
of area agents, national media or “experts” that make broad-based<br />
claims can only help so much. When it comes down to buying or<br />
selling your home, real estate is too specific – and important – for<br />
anything but a top-notch, real estate professional.<br />
