A MESSAGE FROM THE PRESIDENTDear Down<strong>to</strong>wn S<strong>take</strong>holder:It is my pleasure <strong>to</strong> present <strong>to</strong> you the Pittsburgh Down<strong>to</strong>wn Partnership’s <strong>2012</strong> <strong>Annual</strong> <strong>Report</strong>. The past year hasbeen an exciting and busy one for <strong>our</strong> organization, as well as for Down<strong>to</strong>wn Pittsburgh. We are enthused <strong>to</strong> sharewith you the progress, projects and initiatives that are assisting in the continued growth and development of <strong>our</strong> City’smost important neighborhood.Speaking of progress, <strong>2012</strong> saw a dramatic increase in <strong>our</strong> volunteer program, which further demonstratesPittsburghers’ love and commitment for <strong>our</strong> Down<strong>to</strong>wn. Our Paris <strong>to</strong> Pittsburgh façade program celebrated animportant miles<strong>to</strong>ne this year, approving <strong>our</strong> 40th grant. This program has made a significant impact, improvingbuildings and enlivening sidewalks, while building stronger, more vibrant business districts throughout Down<strong>to</strong>wn. Weended the year with a new holiday destination, welcoming the Peoples Gas Holiday Market TM , a European-style villagefilled with international merchants and lively entertainment, <strong>to</strong> Market Square.We continued <strong>to</strong> be strong advocates, working with a diverse group of s<strong>take</strong>holders <strong>to</strong> address challenges andcapitalize on opportunities. Retail attraction was an important <strong>to</strong>pic throughout the year and culminated with MayorRavenstahl and the Urban Redevelopment Authority’s release of the Down<strong>to</strong>wn Action Strategy, designed <strong>to</strong> improvetargeted corridors with investment and new business attraction.Research has become a keys<strong>to</strong>ne of the work the PDP is known for and providing pertinent and timely information<strong>to</strong> developers, potential businesses and the media was greatly enhanced by the publication of the first State ofDown<strong>to</strong>wn Pittsburgh report. This compendium of vital statistics, facts and research was extremely well received andcomplements <strong>our</strong> Down<strong>to</strong>wn Investment Map and other key economic tracking and research <strong>to</strong>ols.We are thrilled with the energy and vibrancy that Down<strong>to</strong>wn is experiencing and are looking forward <strong>to</strong> workingwith <strong>our</strong> local and state elected officials, business leaders and residents <strong>to</strong> create new, inventive programming, whilethinking creatively about how <strong>to</strong> address the unique issues facing Down<strong>to</strong>wn. The PDP led efforts<strong>to</strong> develop a model <strong>to</strong> solicit sponsorships and support which provided the groundwork that led the Pittsburgh Steelers, Rivers Casino, Alco Parking Corporation andthe Stadium Authority of the City of Pittsburgh <strong>to</strong> reach an agreement with the PortAuthority <strong>to</strong> provide funding that expands the free fare zone <strong>to</strong> the new AlleghenyStation on the North Shore.OUR APPROACH FOR 2013The core of <strong>our</strong> work as a Business Improvement District is <strong>to</strong> enhance theexperience offered <strong>to</strong> users of Down<strong>to</strong>wn. We are very proud of the results of <strong>our</strong>Clean and Safe program and will continue <strong>to</strong> partner with the City of Pittsburgh<strong>to</strong> ensure this success continues. GOAL 2: MARKET DOWNTOWN PITTSBURGH TOSOUTHWESTERN PENNSYLVANIA ANDTHE WORLDHOLIDAY MARKETThe Peoples Gas Holiday Market wassuccessfully introduced <strong>to</strong> Down<strong>to</strong>wnPittsburgh as a new holiday tradition in<strong>2012</strong>. Open daily from November 24 –December 23 in Market Square, themarket featured European-style chalets,each filled with merchants showcasingauthentic gift items from around theworld. For a donation <strong>to</strong> the GreaterPittsburgh Community Food Bank,children of all ages visiting the markethad the added treat of meeting Santain his gorgeous Pittsburgh home. Over$25,000 and 2,300 pounds of food werecollected <strong>to</strong> benefit the Food Bank.The PDP looks forward <strong>to</strong> continuingthis excellent new tradition in 2013 andappreciates the generous support ofthe Colcom and Laurel Foundations inestablishing this impactful initiative.LIGHT UP NIGHTLight Up Night ® <strong>2012</strong> again broughtrecord crowds <strong>to</strong> Down<strong>to</strong>wnPittsburgh for two days filled withmusic, entertainment, a parade and ofc<strong>our</strong>se – fireworks! This Pittsburghtradition celebrated its 52nd year andcontinues <strong>to</strong> capture the hearts of allPittsburghers and heralds the beginningof the holiday season.Throughout <strong>2012</strong>, the PDP worked <strong>to</strong> keep peopleinformed about the many exciting events andhappenings Down<strong>to</strong>wn. We completely transformed<strong>our</strong> website, expanding the range of informationavailable and experienced a 32% increase invisi<strong>to</strong>rship. We invested in regional advertising,highlighting the PDP’s mobile-friendly website whichprovides first-rate information about Down<strong>to</strong>wnbusinesses, parking, events and housing.In addition <strong>to</strong> marketing Down<strong>to</strong>wn, we continue <strong>to</strong> produce a wide varietyof events designed <strong>to</strong> enliven Down<strong>to</strong>wn. From Light Up Night ® , <strong>to</strong> weeklyFarmers Markets and the brand new Peoples Gas Holiday Market TM , <strong>our</strong> goalis <strong>to</strong> provide unique programming that enc<strong>our</strong>ages visi<strong>to</strong>rs from near and farin<strong>to</strong> Down<strong>to</strong>wn Pittsburgh, supporting a vibrant Down<strong>to</strong>wn throughoutthe year.OUR APPROACH FOR 2013As the voice of Down<strong>to</strong>wn, the PDP will focus Marketing efforts onhighlighting Down<strong>to</strong>wn as a place <strong>to</strong> do business, as a visi<strong>to</strong>r destination andas the essential Down<strong>to</strong>wn of the region. Leveraging <strong>our</strong> strong network oflocal partners, we will amplify these messages across all available channels ofcommunication. MARKET SQUAREIn <strong>2012</strong>, Market Square continued<strong>to</strong> be the vibrant <strong>to</strong>wn square ofDown<strong>to</strong>wn Pittsburgh and thePDP was pleased <strong>to</strong> provide a widevariety of programming. Throughoutthe summer, we collaborated withthe Carnegie Library Down<strong>to</strong>wnand Business Branch on the <strong>Read</strong>ingRoom and Kid’s Play programs onTuesdays and we coordinated theweekly Market Square FarmersMarket each Thursday. GOAL 3: Foster Sustainable Economic andPhysical Life within the GoldenTriangleCreating an environment that promotes a successfulretail and restaurant climate is vital <strong>to</strong> the health ofDown<strong>to</strong>wn Pittsburgh. Throughout <strong>2012</strong>, we continuedwork on initiatives that support new business growthand development Down<strong>to</strong>wn, from large scale specialevents <strong>to</strong> enhancing the built environment.Our approach <strong>to</strong> generating a vibrant Down<strong>to</strong>wn, one that is essential <strong>to</strong> thehealth of the entire region, is <strong>to</strong> develop unique and innovative programs andinitiatives. These are opportunities for entrepreneurs <strong>to</strong> test new business models,occasions for artists <strong>to</strong> explore inventive and original concepts and incentives forlong-time business owners <strong>to</strong> engage new audiences and solidify their role in thistransforming economy.PARIS TO PITTSBURGHIn <strong>2012</strong>, the Paris <strong>to</strong> Pittsburghprogram assisted in completing its40th façade improvement project.The Paris <strong>to</strong> Pittsburgh program,initiated with the support andleadership of Colcom Foundation,started in 2007 with a SidewalkActivation grant program, enc<strong>our</strong>agingowners <strong>to</strong> add outdoor diningelements throughout Down<strong>to</strong>wn.In 2011, the program expanded,introducing the Façade Grant <strong>to</strong>incent retail and service businesses<strong>to</strong> under<strong>take</strong> exterior improvementswith a matching grant of up <strong>to</strong>$30,000.> In <strong>2012</strong>, seven SidewalkActivation projects wereapproved representing $341,441in <strong>to</strong>tal new investment and sixFaçade Improvement Projectswere approved, <strong>to</strong>taling $400,484in new investment.OUR APPROACH FOR 2013As the only organization focused exclusively on the success of Down<strong>to</strong>wn, we willengage the public and private sec<strong>to</strong>rs <strong>to</strong> determine additional ways <strong>to</strong> supportbusinesses while working <strong>to</strong> attract new investments. PROJECT POP UPProject Pop Up Down<strong>to</strong>wn is a programof Mayor Luke Ravenstahl in conjunctionwith the Urban Redevelopment Authority,the Department of City Planning and thePDP. Through this program 11 artistsand entrepreneurs were able <strong>to</strong> activateotherwise vacant spaces through uniqueretail ventures (an ice cream shop, a craftcollective and a book s<strong>to</strong>re) as well asthrough creative installations (a frequentlyevolving Robot Repair Shop, a conceptpaying tribute <strong>to</strong> the Steel Curtain-eraSteelers and miniature puppet shows <strong>to</strong>name a few). In addition <strong>to</strong> these originalvenues, Project Pop Up included otheriterations including two Pop Up NightMarkets, an installation of an Urban Forestand even a Pop Up Bocce c<strong>our</strong>t.DOWNTOWN HERE + NOWThe Down<strong>to</strong>wn Action Strategy,more than a year in the planning,was unveiled <strong>to</strong> the public inNovember. Mayor Luke Ravenstahland the Urban RedevelopmentAuthority convened Down<strong>to</strong>wns<strong>take</strong>holders <strong>to</strong> develop a fivepronged plan <strong>to</strong> improve thephysical appearance of Down<strong>to</strong>wn,attract new and retain current retail,market available retail properties,support Down<strong>to</strong>wn merchantsand market Down<strong>to</strong>wn <strong>to</strong> newbusinesses. GOAL 5: ASSURE LONG-TERM ORGANIZATIONALCAPACITY AND CAPABILITYAt the PDP, we believe that in order <strong>to</strong> continue andbuild upon the work we are undertaking, a stable andhealthy organization is necessary.In <strong>2012</strong>, we worked <strong>to</strong> add new members <strong>to</strong> <strong>our</strong> organization and we developednew relationships with funders – enabling us <strong>to</strong> under<strong>take</strong> much of the workahead. Additionally, the Board of Direc<strong>to</strong>rs welcomed new members who willprovide a voice <strong>to</strong> the needs of <strong>our</strong> diverse and passionate community.OUR APPROACH FOR 2013A strong and fl<strong>our</strong>ishing Down<strong>to</strong>wn needs a strong organization <strong>to</strong> supportgrowth and development initiatives. This year we will work <strong>to</strong>:• Structure a funding strategy that supports the key initiatives of <strong>our</strong> five-yearstrategic plan.• Build stronger corporate and foundation relationships that sustain the enhancedprogramming we provide.• Restructure <strong>our</strong> membership program <strong>to</strong> enhance services <strong>to</strong> specific sec<strong>to</strong>rs of<strong>our</strong> business community.• Enhance <strong>our</strong> MIS infrastructure and determine ways in which we can improve<strong>our</strong> client relationship management systems.• Continue <strong>to</strong> attract and retain the best talent on <strong>our</strong> staff.• Increase the engagement of <strong>our</strong> board <strong>to</strong> effectively fulfill the mission of thePDP in 2013 and beyond.MEMBERSHIPThroughout <strong>2012</strong>, the PDP worked <strong>to</strong>bring extra value <strong>to</strong> <strong>our</strong> members andtheir employees. FUNDINGThe PDP has five main funding s<strong>our</strong>ces <strong>to</strong> supportits initiatives.First, as the management entity for Down<strong>to</strong>wn’s Business Improvement District(BID), the PDP receives funding from assessments paid by Down<strong>to</strong>wn propertyowners and operates in agreement with the City of Pittsburgh <strong>to</strong> manage BIDactivities.
