Statement of Environmental Effects – Lot 3 DP 270105 along Thompsons Road to the west, make the appropriate turn in a safe fashion, wait within the designated carparking areas and then return to collect passengers. This is similar to the current system that operates for the conference facility and other buses that enter the Cypress Lakes site (ie they utilise this parking/waiting area). Given the nature of the use there is expected to be a large percentage of cross-over usage with many of the customers for the wine tasting facility also relying on other aspects of the Cypress Lakes Resort (including accommodation, conferences, golf course etc). The proposal aims to target existing guests and those utilising the golf course and other aspects of the Cypress Lakes Resort. As such, there is expected to be a considerable amount of shared patronage. Under the provisions of the Cessnock DCP, wine tasting facilities would normally require 1 space per 7 m 2 of floor area. The wine tasting areas are broken up into 2 primary components having a total floor area of approximately 175 m 2 . This equates to a requirement for 25 parking spaces. The existing parking area is rectangular in size, having dimensions of approximately 40 metres by 19 metres (700 m 2 ). Even a simple parking layout with spaces 3 metres wide will accommodate around 30 vehicles. In addition, there is some over-spill and short term parking available right near the door of the proposed cellar door facility, as well as the bus waiting/parking area.
