The Auction Season Is Upon Us - Look At Our Auction Package<br />

In the last edition of the Property Review<br />
we mentioned our long term client who was<br />
auctioning his fully leased North Sydney strata<br />
office. It eventually sold on a 9% return. It is a<br />
rather complex property to fully analyse the return<br />
as it had a car space and store room on title, all<br />
leased to different parties. Overall the purchaser<br />
ended up with a very handsome 9% net return on<br />
his investment (excluding acquisition costs).<br />
In this edition I would like to focus on one of<br />
Milsons Point’s popular lunchtime eating spots<br />
– Milsons Village Food Court and some exciting<br />
changes of tenancies that have taken place<br />
recently.<br />
I am very proud to announce that we have leased<br />
Shop 5 to Tony Morgan, one of Sydney’s great<br />
artisan bakers. Tony hand makes each loaf of<br />
bread and has an amazing sour dough culture<br />
which produces some of the best tasting bread<br />
I have ever tried. Tony is going to expand his<br />
range to include pies and sweet things in the near<br />
future. It’s really worth a visit to see him in action.<br />
The old pasta bar has been leased to Aman Puri<br />
who is investing a considerable sum in a new fit<br />
out to showcase his North Indian cuisine. Aman<br />

will also provide a home delivery service. We<br />
are all looking forward to seeing these 2 new<br />
operators succeed and grow their businesses.<br />

It’s that time of the year again when we<br />
look towards the Christmas break and<br />
the auction season. A lot of commercial<br />
