EBOTSE SECURITY UPDATE
ESTATE MANAGER
n a large estate like Ebotse where there are so many types of
visitors (ie. golfing, contractors, and normal visitors), it is vital that each
visitor is administered and controlled especially from a security
perspective. The app lends itself to various functions where the platform
can be utilised as visitor booking platform, a panic system for armed
O
or
medical assistance and media platform on which we send out estaterelated
notices and social event alerts. We have received huge positive
appraisal from the Ebotse community since the implementation of the
app.
Are you on the Ebotse app? Or are you one of the few residents who are
not? This is our most effective way of communicating with you so, if you
are not yet using the app, please contact the HOA (Shelly: 087-285-3562)
urgently so that we can assist you in getting the app and keep you up to
date on all things Ebotse.
ARE YOU ON THE EBOTSE APP?
OR ARE YOU ONE OF THE
FEW RESIDENTS WHO ARE
NOT?
e will shortly commence with the long-awaited transition
W
from tag access control to biometric access control for residents. This
is a huge improvement from a security perspective as tags are
difficult to control as it is complicated to monitor whether they are
being handed over to non-residents.
EBOTSE SPECIAL PROJECTS
ESTATE MANAGER
AESTHETICS COMMITTEE
by Stephan Vorster | Estate Manager
ngineer’s Proposal The engineer conveyed that the estate’s storm water internal piped system has been correctly designed and is
E
Storm Water System Upgrade, Phase 2 & 3
capable of managing the internal flooding; due to the fact that it had to cater for water entering the estate from the adjacent Rynfield
residential areas and office park and the council storm water systems being blocked, the estate did flood. The full capacity of the system
has also been hindered by changes on some levels of the golf course, walling by home owners and tee boxes being built across access
to dams and ponds. We have also noticed storm water grids that are not sufficient in some places, with debris blocking storm water flow
into piped systems. The 17th December flood translates to a 1:200 flood, no storm water system could have managed this as such
systems on estates are simply not designed for this type of water capacity. Nonetheless, the following upgrades are essential in order to
avoid such flooding in the future:
UPGRADES
LANDSCAPING
Simon & Sarel Cilliers Streets’ pavement landscaping upgrade:
200mm grass berm from water inlet adjacent to Robinson
street, all the way around office park to pre-determined area
down Sarel Cilliers Street. Office Park landscaping – meet with
Nelen Gounder to discuss.
STORM WATER CHANNELS
REVISIT
Below Office Park, back of Stands 3678 – 3680 in Rand Water
servitude. • South of 4th Tee-boxes in storm water channel,
directly below estate boundary wall.
WATER PIPE & ROAD CROSSING (VITAL)
STORM
Establish a storm water pipe across northern boundary
stand 3642 with associated road crossing over Tawny Eagle
into kerb inlet. This system will assist with the
management of storm water from the 3rd golf hole
surface area.
SECURITY 24 HOURS
WATER STORM GULLY CHAMFERING
Chamfering of various 087 storm 285 3548 water gullies, with
specific reference to the direction change of
gully opposite Hilda house (between stands
3637-3638)
3RD GOLF HOLE
SECURITY 24 HOURS
Revisit storm water 087 channel 285 levels 3548on eastern
side of 3rd golf hole running in a north, north
eastern direction towards the wetland dams on
southern side of 2nd golf hole.
GOLF HOLE MAIN STORM WATER CHANNELLING
4TH
Revisit and maintain levels across the 4th golf hole directly
below green area. This is from the storm water field inlet
directly in front of stand 3704 towards field inlet at stand
3637.
TEE-BOX UPGRADE (VITAL)
7TH
Split back pro tee-box by installing major drainage pipe into
wetland dam area right below paved storm water gully
between stands 3569 & 3570. • Revisit storm water gully
levels adjacent houses along this stretch on western side of
7th golf hole as the current set-up causes a snowballing
effect backwards which stems and slows storm water flow
downstream.
